I was contacted by a homeowner who had moved into a property in the small Yorkshire market town of Masham and discovered a Victorian tiled floor under the hallway carpet. Realising this was a valuable period feature he was keen to see if it could be restored. As you can imagine he was delighted when I told him that it should be possible, and he was keen to get it uncovered and back on show. After discussing the floor on the phone, I visited the property and removed the carpet so we could take a long look at the Victorian tile’s underneath. The carpet had protected the floor well and it was in good physical order, (i.e. no cracks etc.) it was just very dirty but was also marked with paint splashes from some untidy decorating work from the past. I confirmed none of these issues should present a problem and got the go ahead for the work to start. There was no sealer on the floor, so I started the cleaning process using a medium dilution of Tile Doctor Pro-Clean which was worked into the tiles using a coarse 200-grit pad fitted to a rotary floor buffer. I then used a 400-grit hand-held diamond block to clean the edges which couldn’t be reached by the machine. This also removed the paint splashes which should have been on the skirting boards and not the floor! The floor was then rinsed with water and the soil extracted with a wet vacuum. I was able to inspect the floor at this stage and spot treat areas that needed more work as they were a little stubborn. It wasn’t a large hallway and except for the paint it only needed a light clean. The result was I was able to complete the cleaning process by lunch time. I dried the floor as much as possible and left an air blower in the space for a couple of hours. I returned later that afternoon and checked the floor for moisture using a damp meter. The floor was mostly dry, but some areas needed some more help with a heat gun. It was late summer and so still warm and so there was no need on this occasion to leave the floor overnight. Once I was happy the floor was dry, I started sealing the tiles with the first of four coats of Tile Doctor Seal and Go. This is a specially formulated water-based blend of acrylic polymers that provides both a stain resistant surface seal and a durable low-sheen finish. It is perfect for a floor of this age as it allows moisture vapour to pass through, this is an important feature when considering a sealer for old floors which will not have a damp-proof membrane installed. If you were to apply a non-breathable sealer moisture can get trapped under the floor causing it to spread out to the walls resulting in rising damp. The combination of the cleaning and new sealer brought the floor back to life and it now looked in keeping with the rest of the property which had numerous other period features. It’s not just major restoration work we do at Tile Doctor, sometimes a simple clean and seal is all that is required and that was the case at this property in Evesham. This medieval market town lies within the Vale of Evesham and is encompassed by the River Avon. It is located between the larger towns of Worcester, Cheltenham and Stratford-upon-Avon. I was contacted by the owner and I arranged a visit to view their Victorian Hallway. The floor was in very good condition, but the previous sealer was now in-effective and the floor was dull and needed a good clean and seal. The colours were starting to fade, and it was due some attention. Sealers do wear off over time so if you have a similar floor to this it’s worth bearing that in mind. We discussed the work required and the cost involved, my quote was accepted, and the work scheduled. On arrival I set up my equipment and covered any areas of carpet to protect from splashing during cleaning. I then used Tile Doctor Remove and Go spraying the product onto the floor allowing it to dwell for 10 minutes thus breaking down any sealers. This product is a non-flammable, multi-purpose stripper which works best when left to soak in for some time before scrubbing. This product is also great for drawing out ingrained stains and removing heavy grease build up. The floor was then pasted with Tile Doctor Acid Gel which works to neutralise any alkaline salts in the tiles that can cause efflorescence later. This is a common issue with old floors which often do not have a damp proof membrane in place. I then went to work with my scrubbing machine and a black pad and worked the products into the tile. The resulting slurry was then rinsed off with water and removed with a wet vacuum. I then went over the floor with microfibres and water to remove any remaining marks before leaving it to dry off overnight and ready for sealing. I returned the following day and started by checking the floor was dry using a moisture meter. To seal the floor, I chose Tile Doctor Seal and Go Extra which is a fully breathable semi- gloss sealer which made a huge difference to the floor. Choosing a fully breathable sealer is important for floors that don’t have a damp proof membrane as you want to encourage any dampness to rise through the tile and not get trapped underneath where it might spread into the walls. The deep clean and new seal brought out the vibrant colours in the tiles which were now shining through enhances by the lovely sheen which customer was very pleased with. For aftercare I left the customer with a bottle of Tile Doctor Neutral Tile Cleaner which being concentrated goes a long way. Once diluted with water the product becomes completely pH neutral which unlike most household cleaners and washing up liquids which contain bleaches won’t prematurely degrade the sealer with use. Inspiration for a timeless bathroom remodel in Orange County

The pictures below detail the renovation of a Porcelain Tiled Floor I completed at a property in Ipswich. Installed throughout the Kitchen and into the adjacent WC the porcelain tile and grout were in a very dirty state and the client was desperate to get them clean. The situation wasn’t helped by their two dogs with grubby paws. She had tried all the usual household cleaners she could find, and nothing seemed to work. Unfortunately, household cleaners can make the problem worse due the strong chemicals they contain. I visited the property to survey the floor and was able to reassure the client that although the grout was heavily stained it could be renovated by recolouring it with a Tile Doctor Grout Colourant. I was confident we would soon be able to get the floor looking great again and demonstrated the process I would use on a small part of the floor. The demonstration went well and happy with the result we agreed a date for my return the following week to complete the work which should be completed in a single day. Returning on the agreed date we started by protecting the by applying a clear silicone sealant to the MDF skirting boards and kitchen base units. We left this to dry for an hour before proceeding with the cleaning. The Porcelain tile and grout was cleaned with a strong dilution of Tile Doctor Pro-Clean using 3 parts cleaner to 5 parts water. The solution was applied to the tile and grout and then left to soak in for ten minutes before being worked in using a rotary machine fitted with a Black Scrubbing Pad. Tile Doctor Pro-Clean is a concentrated, multi-purpose high-alkaline cleaner which is designed for deep cleaning tile, stone and grout of dirt and grease and can also remove sealers. Pads can struggle to reach into the recesses of the grout line so once I was finished with the tile, I hand scrubbed the grout with a wire brush. The floor was then rinsed with water and the resultant slurry extracted off the floor with wet vacuum. The floor took about three hours to deep clean which was just the right timing for us to have lunch whilst the floor dried. The grout was much improved by the cleaning process but as suspected there were too many deep-seated stains to be able to guarantee a consistent finish. So as previously agreed with the client we set about colouring the grout using a light grey colourant. This took most of the afternoon as there was a lot of grout. The Porcelain tiles were the non-porous type that won’t take a sealer and the colourant acts as a barrier over the grout protecting it and making it easy to clean so once I was done colouring there was no need to apply a sealer. My client was relieved to have the floor looking clean and presentable again. For aftercare I recommended that moving forward it would be best to use Tile Doctor Neutral Tile Cleaner which is a pH neutral cleaner. This will ensure that with regular cleaning the floor will keep clean and the grout won’t be compromised by overly strong products. Bruce Copping Suffolk Tile Doctor

Earlier this year I was invited over to a property in the village of Silfield near Wymondham in Norfolk to inspect a Limestone tiled floor. Now I don’t usually quote my clients, but this is how the owner of the property had described the floor in the enquiry I received from Tile Doctor. “Grout Black, where tiles have divots, dirt is encased, plus no shine to floor, sealant non-existent.” The problems listed were quite comprehensive and having had chance to survey the floor we found them to be quite accurate and really could not disagree with her comments! The Limestone tiles had been laid throughout the Kitchen diner and it was clear the sealer had worn off completely allowing dirt to become ingrained in the Limestone tiles and especially the grout which had turned black. I understood from the owner that the grout lines should have been a pale cream colour rather than the black it was now, additionally the natural pitting in the Limestone was full of the same black contaminants. I ran a quick water test on the tiles to see if there was a seal present and it confirmed that if there had ever been one it was now completely compromised. The lack of sealer had allowed all liquid spills and dirt to soak straight into the tile making it dirty and exceedingly difficult to clean. A large birthday celebration party had been planned and our client was desperate for the floor to be brought back to life beforehand. Although I couldn’t start immediately due to other commitments, it was able to return in time to get the floor clean for the party. Our first job was to tackle the severe soiling trapped in the pits and grout lines. To do this a very strong dilution (2:1 ratio) of Tile Doctor Pro-Clean was applied to the floor and left to soak into the tile and grout for about 10 minutes. Then is was scrubbed into the tiles with help from a rotary buffer fitted with a soft/medium long-bristled nylon brush. The resulting slurry was then power rinsed with 60-degree hot water and extracted with our 400psi machine which jetted out all the black, oily contaminants from the grout and pits. The floor was speed dried with the assistance of a large air mover. Once dry to the touch our attention was turned to filling the now exposed pitts in the Limestone tiles and two cracks with an appropriately coloured fast cure epoxy compound. Having allowed the filler time to reach full hardness, we ground down the excess material with 100 and 200 grit hand burnishing blocks in preparation for the next stage. We find the best way to renovate the appearance of stone is to use a process called burnishing which hones the stone and beings up the polish. For this you need a set of 17-inch diamond encrusted burnishing pads. The pads fit the rotary buffer and are applied to the floor in sequence from 400, 800 and then 1500 grit using water to lubricate the process. The waster turns into a slurry as you work, and this is then rinsed off the floor with water after each pad and extracted using a wet vacuum. The floor was then left to dry thoroughly overnight with the assistance of our large capacity dehumidifier. Returning the following day, we thoroughly vacuumed the floor to remove any remaining powder and grit left from the previous day’s wet work before spray burnishing the surface with a Tile Doctor 3000-grit diamond pad. This last pad really beings up the polished appearance of the Limestone and gave the tiles a deep and rich shine. This last pad is applied without water and so leaves the floor dry and ready to for a new sealer to be applied. Our sealer of choice was Tile Doctor Ultra Seal, it’s a premium penetrating sealer that soaks into the pores of the stone protecting it from within. Ultra-Seal doesn’t alter the natural appearance of the stone giving it undetectable protection from staining. Having allowed the sealed floor to dry with the assistance of our air mover, the whole area was buffed using a white buffing pad and a small amount of finely sprayed water to remove any light smearing before vacuuming once again to finish. My client was delighted with the result and left the following feedback for us: “Totally renewed two flooring areas in our house to what looks like a recently laid floor. I have already had so many compliments without even telling people it had been professionally cleaned! Nick and Sue are always very easy to have about, inconspicuous and hard working. Absolutely delighted with the outcome and would recommend without hesitation. Thank you so much!” For aftercare cleaning I recommended Tile Doctor Stone Soap, its designed for cleaning polished stone floors and will help build-up the patina. It’s a neutral pH product so won’t prematurely erode the sealer like many tile cleaning products you find in supermarkets which are really sold for cleaning glazed ceramic tiles not sealed natural stone. This job was carried out in a terraced property in Llanelli which had a Victorian Tiled Hallway laid in a diamond pattern that looking worse for wear and in need of some attention. The clients were a young couple who had moved in two years previously and had only recently decided they wanted the floor renovated. This was earlier in the year, so I was able to pop over to the property and take a detailed look at the floor before recommending a course of action to renovate the tiles. Upon arrival the first thing we noticed was that the border had been laid with an inconsistent pattern, non- matching tiles had been patched in essentially filling voids as you can see in the images. The floor wasn’t terribly dirty however it wasn’t very clean either. I discussed with the client replacing the non-matching tiles, so the floor pattern was uniform however they decided against it and were happy to just to have it cleaned and sealed. We can usually source either reclaimed original tiles or some great reproduction ones, so most floors can be restored if needed. I worked out a quote for the work and they were happy to go ahead. If you have never been you should know that Llanelli is the largest town in the county of Carmarthenshire and famous for Rugby and the production of Tin. It is located on the Loughor Estuary, some 10 miles from Swansea and 12 miles from Carmarthen. With no tiling to do the first job was to protect the woodwork such as skirting and staircase with tape. Once done the process of cleaning began with the application of a 400-grit burnishing pad fitted to a buffing machine. The process is lubricated with water and the pad run over the whole floor two to three times to remove dirt and refine the appearance of the tile. Even after the first application of the pad we could see a massive improvement to the appearance of the tiles. To get right into the edges of the tiled floor we use a 400-grit handheld diamond block, this proved especially useful under the stairs where our buffer machine could not reach. During this process, the water turns into a fine slurry which is rinsed off with more water and extracted with a wet vacuum. On this occasion the floor was not dirty enough to require any chemicals, the use of water and the machine was enough to get the floor cleaned up. This job was very straight forward, and we did not run into any problems at all. After allowing the floor to dry out for 24 hours we returned to seal the tiles checking first that the floor was sufficiently dry first using a damp meter. Fortunately, the burnishing method uses a lot less water than a chemical clean, so I was able to get straight on with sealing. The client wanted a satin sheen finish, so I applied four coats of Tile Doctors Seal and Go which works well on Victorian tiles. The sealer really put the life back into the tiles and will protect them from staining going forward. It will also make the floor much easier to maintain and keep it looking good for much longer. I’m pleased to say the owners were very happy with the floor and recommended us to one of their friends who we also did some work for. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner. This is an everyday tile cleaning product that is sealer friendly and not prematurely reduce the life of the sealer which can happen with many household cleaning products which are simply too strong.
