This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room. This bathroom is well suited for either a quick morning shower or a night in for ultimate relaxation with a champagne toast and a long soak in the freestanding tub.

A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. This unique process lead to a successful result and a beautifully balanced living environment.

Our approach was grounded in respect for Oakland’s original design intent, while thoughtfully incorporating essential upgrades to meet modern building codes and today’s lifestyle expectations. Eichler homes were originally built using modest, cost-effective materials to make modern architecture accessible to the growing mid-century middle class. While iconic, elements like laminate countertops, particle board cabinetry, and vinyl composition tile flooring haven’t stood the test of time. We carefully replaced these with more durable, high-quality alternatives—granite countertops, maple-ply cabinets, and luxury vinyl tile—ensuring the home remains true to its spirit while standing strong for decades to come. transFORM had the honor of designing, manufacturing and installing a crisp new walk-in closet at The Chatsworth - a historic Beaux Art building located in the heart of Manhattan's charming Upper West Side. Built in 1904, The Chatsworth was reintroduced in 2015 with expanded floor plans, incredible amenities and a private club-like atmosphere. transFORM’s Senior Design Manager Rozalia Kiss, worked with the HFZ Capital Group to create a striking bedroom sized walk-in closet, which was recently featured in the New York Times article : Closets as Big as Some Apartments. The article identifies spacious closets as the latest must-have in some of the city’s most expensive condominiums. Quickly becoming an essential part of the modern home, a walk-in closet adds style and convenience to your daily routine. Designed in a clean white finish and tastefully accented with complementing polished chrome hardware, this custom walk-in closet delivers tons of functional and accessible space. All-white cabinetry offers a crisp look that allows your clothing to steal the spotlight. The high-contrast shaker style doors, create an elegant backdrop for your clothing. Light also pours through the big windows, drawing your eye to the iconic views of the Hudson River. It creates a feeling of brightness and positivity that energizes and enlivens. It’s a walk-in closet where you can look and feel your best as you begin your day. For added visual appeal, the unit was accented with crown and base molding. The elegant detailing was inspired by the pre-war era building’s architectural features. The moldings add a retro geometric touch that matches the apartments beamed ceilings and traditional herringbone floors that were all the rage during the period and make a striking comeback in this beautiful renovation. You can also arrange your clothing so that the colors compliment each other and appear as the favorable options they really are. For the shoe enthusiast, we included numerous sets of shoe shelves and cubbies that attractively organize and showcase your finest footwear. This type of system allows you to identify and grab your favorite pair as you mix and match the perfect ensemble. Shelving provides many of the same storage functions as drawers or baskets, but at a more economical price point. Items on open shelves are easier to recognize as a match for an outfit than items inside drawers. This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. Gold Medal Design Award Winner at the 2015 Southwest Region Pool and Spa Show! This job is of a very rare scale for a residential pool and was under construction for nearly three years. This project actually began on a vacant lot, because once the house slab was in place there would have been no access. It was necessary to build a 300 foot long retaining wall then backfill behind it. Sixty truckloads of fill were compacted into place to provide the suitable base for this pool. This massive pool begins with an elevated fountain built adjacent to the windows on the back of the home. The water spills into a mid-level fountain, which surrounds a zero edge spa capped with 3” by 3” travertine tile and also features a travertine arm rest under the water. Travertine capped stepping stones in the middle fountain give access to the spa. From both the mid-level fountain and the spa, the water finally returns to the main pool. The longest part of the pool is a 75 foot by 10 foot lap lane that is 6 feet deep. A diamond pattern lane maker made of glass tiles runs the length of the of the lap lane. The pool then steps up to 4 feet to provide a large play area then finally terminates with a 450 square foot sun shelf. The pool elevation is 4 feet below the house. This accommodates the two levels of fountains dropping to the pool level. Numerous bullnose travertine capped steps and planter walls help to soften the transitions in elevation. The pool coping is 2 inch thick bullnose travertine. The matching travertine on the 3,500 sq. ft. patio is accented by a contrasting pattern. The entire pool has a tile interior. There were four different tiles used on the project totaling over 5,100 square feet. The tile was a custom blend, ordered in advance and was warehoused for over two years while the home was being constructed. As expected on a job of this magnitude, the pool features everything one might expect including cutting edge automation and equipment, 13 LED lights, and in-floor cleaning system. This magnificent swimming pool has an equally spectacular elevated lake view as a backdrop. Over 80 feet from the back of the house where the pool started is a fire pit area positioned perfectly to take full advantage of that view.

Stuart Wade, Envision Virtual Tours Lake Lanier Custom Homes Envision Web Nestled in the foothills of the Georgia Blue Ridge Mountains and nurtured by the Chattahoochee and Chestatee Rivers, Lake Sidney Lanier is named for the poet Sidney Clopton Lanier, whose admiration of the area's scenic beauty inspired him to compose his famous "Song of the Chattahoochee". Lake Lanier is one of America's favorite lakes. With several million visitors annually enjoying its recreational facilities, it has been the most visited Corp of Engineers project in the nation. One reason for the lake's popularity is its proximity to metropolitan Atlanta, Georgia. A well-developed road network surrounds Lake Lanier, with several highways crossing the main body. Visitors can enjoy the city of Atlanta and, in the space of a short drive, can lose themselves in the tranquility at Lake Lanier. Lake Lanier, impounded by Buford Dam, encompasses 38,000 surface acres of water with 540 miles of shorelines. The U.S. Army Corps of Engineers has developed and operates numerous public parks around the lake for camping and day-use activities. Lake Lanier Islands, a development by the State of Georgia and the Corps of Engineers, is the major resort area on the lake. The Islands complex provides picnicking, camping, beach areas, a water theme park, tennis courts, golf courses, rental boats, and hotel accommodations. Numerous other recreation areas operated by county and city agencies also offer recreational opportunities around the lake. Lake Lanier was host to the 1996 Centennial Olympic Rowing and Sprint/Canoe/Kayak Events, as well as the 1996 Paralympic Yachting events. These honors have helped make Lanier a world class lake.

Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens.
