This project questions the need for excessive space and challenges occupants to be efficient. Two shipping containers saddlebag a taller common space that connects local rock outcroppings to the expansive mountain ridge views. The containers house sleeping and work functions while the center space provides entry, dining, living and a loft above. The loft deck invites easy camping as the platform bed rolls between interior and exterior. The project is planned to be off-the-grid using solar orientation, passive cooling, green roofs, pellet stove heating and photovoltaics to create electricity.

When this investor purchased the land that is now Turtle Creek, it was surrounded by multi-family house-like dwellings with great curb appeal. A large city park was adjacent as well. Simplicity was able to maximize the use of the land by building the single family dwellings in our signature “cottage community” style, creating a cozy space for renters that also made best use of the land available for the investor. The result was a 20-home subdivision with tiny homes ranging from 400-880sf that rented at 100% occupancy with a waiting list.

Full gut renovation and facade restoration of an historic 1850s wood-frame townhouse. The current owners found the building as a decaying, vacant SRO (single room occupancy) dwelling with approximately 9 rooming units. The building has been converted to a two-family house with an owner’s triplex over a garden-level rental. Due to the fact that the very little of the existing structure was serviceable and the change of occupancy necessitated major layout changes, nC2 was able to propose an especially creative and unconventional design for the triplex. This design centers around a continuous 2-run stair which connects the main living space on the parlor level to a family room on the second floor and, finally, to a studio space on the third, thus linking all of the public and semi-public spaces with a single architectural element. This scheme is further enhanced through the use of a wood-slat screen wall which functions as a guardrail for the stair as well as a light-filtering element tying all of the floors together, as well its culmination in a 5’ x 25’ skylight.

This beautiful home for a family of four got a refreshing new design, making it a true reflection of the homeowners' personalities. The living room was designed to look bright and spacious with a stunning custom white oak coffee table, stylish swivel chairs, and a comfortable pale peach sofa. An antique bejeweled snake light creates an attractive focal point encouraging fun conversations in the living room. In the kitchen, we upgraded the countertops and added a beautiful backsplash, and the dining area was painted a soothing sage green adding color and character to the space. One of the kids' bedrooms got a unique platform bed with a study and storage area below it. The second bedroom was designed with a custom day bed with stylish tassels and a beautiful bulletin board wall with a custom neon light for the young occupant to decorate at will. The guest room, with its earthy tones and textures, has a lovely "California casual" appeal, while the primary bedroom was designed like a haven for relaxation with black-out curtains, a statement chain link chandelier, and a beautiful custom bed. In the primary bath, we added a huge mirror, custom white oak cabinetry, and brass fixtures, creating a luxurious retreat! ---Project designed by Sara Barney’s Austin interior design studio BANDD DESIGN. The custom glass shower and mosaic tile enclosure helps both separate and unify the space depending on the mood of its occupants. The space was planned so the husband and wife would have adequate privacy but could meet romantically in the middle. The banks of windows does not interfere and allows in as much natural morning light as possible keeping with the overhang of the roof. Truly a master bath where body and soul can relax.
