LEED Certification Level: Platinum. Builder: R & S Engineering & Construction. The Cavanaugh Residence is a contemporary split level with a split personality. Totally designed from the ground up to minimize impact and maximize energy and water efficiency, its beautiful facade belies its hard-working, high-producing systems, earning it a LEED Platinum score of 116.5, and a HERS rating of minus 22. The 2774 square foot home produces over 100 per cent of its power with a 10.8 kw pv system, and captures 100 per cent of its freshwater needs from the curved metal roofs through an engineered collection and purification system, stored in an integrated concrete cistern. Constructed of locally made SIP panels on an infill waterfront lot, the home is oriented to maximize the production of the pv panels. Six inch SIP panels work together with a highly reflective, highly emmisive cool standing seam roof, icynene insulation in ceiling and floors, and carefully placed high efficiency windows and doors to create a tightly sealed environment. The 17-seer Trane heat pump variable speed compressors and TAM 7 air handlers, along with a whole house dehumidifier and fresh air intake provide a comfortable, clean indoor environment while using little energy. In the shoulder seasons, natural ventilation cools the home with fresh breezes drawn from lower windows in each room flowing through the curved ceilings to clerestory windows at the top of the house. Natural daylighting, with windows placed in corners and high clerestories, bounce the abundant natural light so that the owners use the interior LED lighting primarily at night. Windows were sited to frame views of the neighboring park and water, and capture the light, but represent a very low percentage of glazing to wall to conserve energy. Primarily native, xeriscaped turfless landscaping sips reclaimed water from its drip and bubbler irrigiation system, and requires little trimming or chemicals. Established trees, protected during construction, shade the home, FSC certified decks, and yard, providing a cool place to enjoy the outdoors at any time of the day, even in Florida's summer heat. Rainwater is diverted from the bay through the engineered collection and filtration system to an integrated concrete cistern hidden beneath the decks. Abundant Florida rainwater supplies 100 per cent of the home's needs, including drinking, bathing, and cleaning. Naturally soft, the highly filtered and UV purified water requires no chemical treatment or water softener. Coupled with minimal hardscape and permeable drive and walkways, almost all ground water remains on the lot, and out of storm sewers and bay runoffs. Designed as a forever home for this active retired couple, an open floor plan provides diagonal interior views along with great circulation space. Wide hallways and doors, curbless showers, an elevator, and extra blocking in the walls for grab rails insures the couple of being able to use their home even if physical disabilities arise. The home's footprint is minimized by building over the conditioned crawlspace and over-sized garage, and the finished floor height, at least two feet above flood code requirements, significantly reduces insurance costs while maximizing storage space for camping and water sports equipment. Materials, fixtures and appliances were carefully selected for energy and water efficiency, local production where possible, recycled content/recyclability, durability, and cost-effectiveness. The owners were very involved in vetting and materials selections, and assisted in just-in-time purchasing to minimize waste. Scrap materials were sorted daily for re-use elsewhere in the project (blocking, concrete forms, drywall scraps as acoustical insulation in interior walls, etc.), resulting in a tiny waste pile at the end of a dumpster-free project. Concrete waste was hauled to a local recycler to become road base, and extra useable materials were returned to the vendor or donated to Habitat Restore. Cost-effective choices, and careful planning, saved significant dollars in construction cost as well as landfill space. One of the biggest challenges was finding qualified subcontractors who would work within the guidelines. With the help of our LEED consultant and meetings and explanations, most subcontractors not only bought into the ideas readily, but offered up new ideas. Highly skilled and professional, the team of subs, LEED consultant, and contractor proved that LEED construction is excellent construction. The team, the owners, and I also found that LEED construction makes great economic sense. Most materials (other than increased insulation and photovoltaic panels) cost no more, and sometimes less, than those employed in construction of a lesser standard. The owners have been living in the home for a year now, and are thrilled with the results. No power bill. No water bill. Extremely low insurance bill. Minimal ground maintenance. No fabric softener. Reduced use of soap, detergents, and shampoos and cleaning supplies. Less time cleaning with spot-free rainwater. Careful planning and materials selection brought the project in under budget, and the home operates at an extremely low cost, both to the homeowners, and the environment. Who wouldn't be thrilled?

Santa Monica Modern is a stunning single family residence perched atop a hill overlooking Santa Monica Bay. Featuring All Weather custom aluminum windows and doors throughout, this gorgeous project was a recipient of a 2024 AIA Los Angeles Residential Architecture Award, which exemplifies the highest standards of design excellence, creative execution, and transformative impact on urban landscapes. Designed by Dimster Architecture, the 3 bedroom, 5 bath, 3,550 sq. ft. Santa Monica Modern residence sits on a 7,200 sq. ft. corner lot and stands out for its meticulous attention to detail and elegant curvature of its designs. An L-shaped scheme maximizes privacy towards the streets while exposing the interior to the garden and afternoon sun, encouraging indoor/outdoor living. The building mass is divided between two separate structures and is both articulated and accentuated with curved carvings. The sunken living room features 10-foot tall All Weather Series 8100 multi slide doors in stacking and pocketing configurations on two sides for a pavilion feeling and serves as both passive cooling and a direct connection to the yard and pool. By combining the kitchen, dining room and den, the home offers flexible spaces for entertaining, meditation, work and hobbies and the potential for future multi-generational living. A simple stair, concealed behind an open screen, leads to the second floor. The master suite spans the building’s width, while other bedrooms enjoy unique treetop views and expansive daylighting with All Weather Series 6000 operable and fixed windows. Throughout the house, a cohesive and calming palette of materials and textures, the natural wood siding, and the beige concrete block wall adds an unconventional element and completes the concept.

BEFORE transformation: THE SETUP This project was a natural extension of a nearby kitchen remodel, emphasizing seamless integration and enhanced functionality. By removing the wall between the kitchen and dining room, we transformed a previously underutilized space into a central hub for both daily living and vibrant social gatherings. This transformation capitalized on the dining room’s potential, turning it from a cluttered storage area to a key entertaining space. Design Objectives: Foster an open-air design that harmonizes with the adjacent kitchen, enhancing the flow of both spaces. Infuse the dining room with design elements that reflect the client’s dynamic personality and make it ideal for large gatherings. Integrate a multifunctional wet bar to elevate the room’s utility and entertainment capacity. Design Challenges: Rerouting necessary HVAC ductwork due to the removal of the wall shared with the kitchen. Relocating essential appliances such as a fridge/freezer and double oven without compromising the room’s aesthetic. Incorporating bar-specific appliances in a way that avoids a commercial appearance. Retaining the client’s large, marble dining table while maintaining a cohesive design that aligns with the new kitchen aesthetics. Introducing plumbing into a space previously devoid of such infrastructure. THE RENEWED SPACE Design Solutions: Added a secondary HVAC unit on the upper floor and adjusted the ductwork to accommodate the open layout. Strategically relocated the fridge/freezer to a more functional location in the kitchen and substituted the double oven with an oven/steam oven combination, placed near the kitchen for accessibility yet distanced from heavy traffic areas. Employed wood paneling extensively along the new bar/appliance wall, concealing most appliances while tastefully displaying essential ones. The wall now features a sophisticated ensemble of a wine dispenser, wine fridge, ice maker, refrigerator drawers, and the new oven duo. Meticulously designed the bar/appliance wall to parallel the large marble dining table, ensuring it complemented the table’s grandeur while enhancing functionality. The wall is not only aesthetically aligned with the kitchen’s new look but also offers ample counter space to support dining and social activities at the table. Installed new plumbing lines to support the wet bar and sink installation, ensuring all new fixtures were fully operational and aesthetically integrated into the design without disrupting the room’s overall style. The new dining room/wet bar has quickly become the centerpiece of the home, captivating guests upon entry and drawing them into its stylish and inviting ambiance. Designed for versatility, it excels in hosting both intimate dinners and large-scale gatherings. RWH Architects designed a modern post-and-beam home with a carefully integrated addition that expands the livable footprint while maintaining a modest, single-story profile. The home’s form follows the contours of the land, appearing grounded and intentional—almost as if it has always existed within the wooded setting. Inside, exposed timber beams and tongue-and-groove ceilings bring warmth and craftsmanship to the open living spaces. Expansive floor-to-ceiling windows and clerestory glazing flood the interior with natural light while framing views of the ever-changing New England foliage. A dramatic stone fireplace anchors the great room, creating a sense of permanence and balance between natural materials and modern design. The home is thoughtfully arranged for both comfort and flexibility, featuring a primary suite, guest suite, and two additional bedrooms. A sunroom serves as a transitional space between indoors and out, seamlessly connecting the living areas to the surrounding landscape. The custom kitchen introduces a darker wood palette, offering a rich contrast to the lighter finishes used throughout the home. Sustainability was a core consideration in the design. This surround room in the Vaquero community in Westlake was built with young teens in mind. The homeowners wanted a gathering place for their children to entertain their friends. This was a perfect collaboration between our clients, their designer, and UltraMedia. With a clear understanding of the end goal, we added just enough technology to make this space the chosen place for the kids to hang out on weekends. This theater lounge was acoustically treated to create an ideal balance of function and visual appeal. The wavy walls add a distinct touch of contemporary design, while providing perfect sound diffusion. The Wolf Cinema video projector displays a brilliant image onto a Screen Innovations Black Diamond screen. The Triad 7.1 in-wall speaker system delivers excellent sound detail and visceral "oomph."
