ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Casually luxurious describes this patio design of ours. We created an outdoor dining area for when family and guests want to spend quality time in the gorgeous California outdoors as well as an outdoor seating area. Equipped with soft textiles, chandelier lighting, and plenty of table space, this outdoor design is functional, beautiful, comfortable, and aesthetically pleasing.

Patio - large farmhouse backyard stone patio idea in San Diego with a fireplace and a pergola

Located in the heart of DUMBO Brooklyn at a former industrial site, this historic building was converted into luxury loft condominiums in 2000. The owners of this 2,500 square foot loft wanted a clean, and uncomplicated space which would showcase the incredible views to the west of Manhattan, and the Brooklyn and Manhattan Bridges. By utilizing a bright palette of white lacquered cabinets, Danby marble countertops, custom painted built-in millwork, and contrasting refinished original dark oak factory floors, we were able to achieve a truly special residential Brooklyn backdrop. A new open contemporary kitchen and dining area, entry and master closets, custom lighting and hardware were all part of the loft renovation and interior design.

The focus for this project was to add outdoor living areas to this modern craftsman house. The steel pergola structure doubles to provide cover for the built in sunken seating and dining areas of the floating ipe deck. The conversation pit includes bright red outdoor cushions for a pop of color and comfort. The 14' fire and water feature starts at the center stone structure and continues along the perimeter of the outdoor living area. The stone structure contains a TV within a sealed steel box with a custom hinged steel door to provide protection to the TV. We also designed and built the outdoor dining table, dining stools and coffee table. A small grilling nook right outside the back door provides a great space for the BBQ grill with easy access to the indoor kitchen. photo by angela valek

The sloped backyard was regraded to create a rare level lawn and outdoor dining area. With the panels open, it reads as an extension of the main-level interiors.

Design work started with a modest design focused on improving the kitchen, living, dining and outdoor living areas. However, a feasibility study determined that a better option was to fully remodel the existing dwelling, resulting in reclaiming some of the front veranda to increase the size of the living and dining areas. The remaining section created an alcove to the main bedroom, increasing privacy and creating a dedicated outdoor area. A large awning, cantilevered so as not to impose on the existing septic, created a separate outdoor living area. A teak facade, that will weather to grey in the salty sea air over time, was added to extend high above the box gutter, conceal the solar panels and cap the ends of the separation walls. The roof was repitched and the internal ceilings raked upwards from the teak facade, thereby increasing the internal volume and allowing for the addition of high-light windows in rooms on the ridge side of the dwelling to capture the vista, increase natural light, ventilation and sense of space. A skillion roof outside the back kitchen area was strategically positioned out of sight from the inside of the home and created a second outdoor area in the rear courtyard, serving as the main entry point. A gate house was incorporated in the rear fence to enhance the entry. The rear courtyard reclaimed an existing parking bay to create space for the cellar/music room.

Stepping stones in a minimal gravel paved area lead past two lounge chairs to the intimate dining area. The herringbone-patterned limestone patio dissipates into a lush planting bed filled with loose swaths of shade-loving perennials and seasonal bulbs. Beech hedging, and formal clipped evergreens, surround the space and provide privacy, structure and winter interest to the garden. On axis to the main interior living space of the home, the fountain, is the focal point of the garden. A limestone water wall featuring an engraved pattern of fallen Honey Locust leaves nods to the centrally located mature Honey Locust tree that anchors the garden. Water, flowing down the wall, falls a short distance into a pool with a submerged limestone panel. The light noise of the falling water helps soften the sounds of the bustling downtown neighbourhood, creating a tranquil back drop for living and entertaining.
