Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs.
Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life.
The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes.
Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction.
Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior.
Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations.
Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches.
Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal.
Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction.

When Mike and Joan Walters purchased a penthouse in The Luxe, a 23-story luxury condominium near Piedmont Park in Atlanta, they called on Margaret Barnett, Barnett & Co., and her associate Walter Kennedy to design the interiors and consult on furniture selections.
For sourcing most of their furnishings, the Walters looked to another designer they’d known and worked with, Atlanta Cantoni’s Mercedes Williams.
The Walters ProjectThe finished product demonstrates that this turned out to be a brilliantly creative collaboration among client, designers and Cantoni.
With each room framed by the wraparound balcony and spectacular views, the 3,200-square foot penthouse is washed in natural light, the team’s basic design element.
The beautiful wood floors and custom cabinetry and stone flooring and fireplace anchor a palette of warm neutral colors––from black to white, from dark chocolates to buttery yellows–– that blend into a harmonious unity throughout. Subtle accents are delivered by lighting, antique carpets, accessories and art.
The Walters ProjectThe collaboration was clockwork. Says Mercedes, “I’d meet with the client and designers in our showroom to discuss the project and tour our collections. The designers and I fine-tuned the options, then again with the client to finalize their selections. On a project like this, you really appreciate Cantoni’s huge selection and in-stock inventory.”

The design goal was to produce a corporate or family retreat that could best utilize the uniqueness and seclusion as the only private residence, deep-water hammock directly assessable via concrete bridge in the Southeastern United States.
Little Hawkins Island was seven years in the making from design and permitting through construction and punch out.
The multiple award winning design was inspired by Spanish Colonial architecture with California Mission influences and developed for the corporation or family who entertains. With 5 custom fireplaces, 75+ palm trees, fountain, courtyards, and extensive use of covered outdoor spaces; Little Hawkins Island is truly a Resort Residence that will easily accommodate parties of 250 or more people.
The concept of a “village” was used to promote movement among 4 independent buildings for residents and guests alike to enjoy the year round natural beauty and climate of the Golden Isles.
The architectural scale and attention to detail throughout the campus is exemplary.
From the heavy mud set Spanish barrel tile roof to the monolithic solid concrete portico with its’ custom carved cartouche at the entrance, every opportunity was seized to match the style and grace of the best properties built in a bygone era.

The intention behind the canyon is to create community - a place for people to walk, hang out, and visit with neighbors. The canyon, separating the 7 homes, ranges from 10 to nearly 18 feet wide, and is oriented north south, with a spur to the west. This orientation permits people to walk in from either 19th Avenue or E. Pine Street, or in from their car, which is discreetly tucked at the edge of the site. Here, the auto knows its place, and neighbors have a chance to interact in an informal setting.
The canyon's orientation allows for southern light and air to reach all of the units and penetrate the site. Entries are accessed from the pedestrian canyon. The massing allows roof decks with views back into the canyon and to the Cascade Mountains to the east for all homes. Parking is covered under a trellis.
Urban Canyon was selected as a Future Shack Award Winner by AIA Seattle in 2010 and a Project of the Month by AIA Seattle in 2009.
