Inspiration for a transitional concrete floor dining room remodel in Los Angeles with white walls and no fireplace

We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

A great room for a GREAT family! Many of the furnishings were moved from their former residence- What is new was quickly added by some to the trade resources - I like to custom make pieces but sometimes you just don't have the time to do so- We can quickly outfit your home as well as add the one of a kind pieces we are known for! Notice the walls and ceilings- all gently faux washed with a subtle glaze- it makes a HUGE difference over static flat paint! and Window Treatments really compliment this space- they add that sense of completion

Its modest size makes it the coziest area of the house, and because of that it is the couple's favorite wintertime spot. "It's so comfortable to just lay around in," Jennifer says. "You sit down and all of a sudden you're falling asleep." The Milo Baughman settee is currently Jennifer's favorite piece. A recent birthday gift from Raymond, Jennifer found the tufted leather sofa on Etsy and drove 10 hours across Pennsylvania to pick it up. This 1300 square foot home built in the 60's got a new lease on life after this full remodel took it from dark and dated to bright, fresh and functional. Hallways were widened and used as storage corridors and looked at as a continuation of the space, in order to give each room a more spacious feel. The homeowners love of blue was used tastefully, to inspire the concept of the kitchen. Standard euro-style cabinetry was given a custom inset look with the application of recessed crown and light rail. 3 different styles of cabinet pulls were mixed beautifully, to style up the cabinets even more. This remodel was packed with functional details, the dining table even doubles as a game table for boys night!

Living room - traditional living room idea in Houston with beige walls and a standard fireplace

The project was divided into three phases over the course of seven years. We were originally hired to re-design the master bath. Phase two was more significant; the garden and parlor levels of the house would be reconfigured to work more efficiently with their lifestyle. The kitchen would double in size and would include a back staircase leading to a cozy den/office and back garden for dining al fresco. The last, most recent phase would include an update to the guest room and a larger, more functional teenage suite. When you work with great clients, it is a pleasure to keep coming back! A quietly orchestrated symphony of grayed blues unites this home, from Soucie Horner Collections custom furniture and rugs, to objects, accessories, and decorative exclamationpoints that punctuate the carefully synthesized interiors. A discerning demonstration of family-friendly living at its finest.

This is the perfect game room for a family, the concrete stamped stone fireplace offers personalized details and adds visual interest to this warm space.

This laundry room was tight and non-functional. The door opened in and was quickly replaced with a pocket door. Space was taken from the attic behind this space to create the niche for the laundry sorter and a countertop for folding. The tree wallpaper is Thibaut T35110 Russell Square in Green. The countertop is Silestone by Cosentino - Yukon Leather. The overhead light is from Shades of Light. The green geometric indoor/outdoor rug is from Loloi Rugs. The laundry sorter is from The Container Store.

The Watermill House is a beautiful example of a classic Hamptons wood shingle style home. The design and renovation would maintain the character of the exterior while transforming the interiors to create an open and airy getaway for a busy and active family. The house comfortably sits within its one acre lot surrounded by tall hedges, old growth trees, and beautiful hydrangeas. The landscape influenced the design approach of the main floor interiors. Walls were removed and the kitchen was relocated to the front of the house to create an open plan for better flow and views to both the front and rear yards. The kitchen was designed to be both practical and beautiful. The u-shape design features modern appliances, white cabinetry and Corian countertops, and is anchored by a beautiful island with a knife-edge marble countertop. The island and the dining room table create a strong axis to the living room at the rear of the house. To further strengthen the connection to the outdoor decks and pool area of the rear yard, a full height sliding glass window system was installed. The clean lines and modern profiles of the window frames create unobstructed views and virtually remove the barrier between the interior and exterior spaces. The open plan allowed a new sitting area to be created between the dining room and stair. A screen, comprised of vertical fins, allows for a degree of openness, while creating enough separation to make the sitting area feel comfortable and nestled in its own area. The stair at the entry of the house was redesigned to match the new elegant and sophisticated spaces connected to it. New treads were installed to articulate and contrast the soft palette of finishes of the floors, walls, and ceilings. This blue and white dining room, adjacent to a sitting area, occupies a large enclosed porch. The home was newly constructed to feel like it had stood for centuries. The dining porch, which is fully enclosed was built to look like a once open porch area, complete with clapboard walls to mimic the exterior. The 19th Century English farm table is from Ralf's antiques. The Swedish inspired Louis arm chairs, also 19th Century, are French. The solid brass chandelier is an 18th Century piece, once meant for candles, which was hard wired. Motorized grass shades, sisal rugs and limstone floors keep the space fresh and casual despite the pedigree of the pieces. All fabrics are by Schumacher.
