Along with many of our clients, we find that older (early 20th c.) homes have a lot of character and a comfortable scale, but are leaky, damp (especially in the basement), have fair to poor air quality, and use unconscionable amounts of fossil fuels to heat. The owners of this bungalow were ready to change that, and wanted to do so with minimal upfront carbon emissions as well. The gut renovation included replacing the basement slab and providing capillary breaks and insulation continuously below grade. The brick structure was treated with a fluid-applied air and water barrier from the interior and insulated entirely with cellulose, a carbon-storing insulation. The roof used HFO-blown spray foam to provide sufficient insulation while allowing headroom for bedrooms, bathrooms, and laundry. One great benefit of a full renovation is the possibility of reconfiguring spaces to suit the family’s lifestyle, and to make the best of indoor-outdoor connections. We opened up the main rooms on the first floor, creating a family gathering spot with a view to the back yard, and a spacious kitchen that supports the family’s commitment to cooking for healthy eating. The stair uses a north-facing skylight to bring light from above into the middle of the home, where it was previously dark. As a decarbonization retrofit, the inefficient furnace was replaced with two small ducted heat pump systems, water heating and clothes drying are powered by air-source heat pumps, and cooking uses an induction cooktop plus electric ovens. Energy recovery ventilation provides filtered fresh air continuous exhaust from the kitchen, baths, and laundry, and supplies fresh, highly filtered air to bedrooms and living spaces. The Better Bungalow now makes sense for the 21st century–it now fits the owners’ life-patterns, is super comfortable, has great air quality, and uses a fraction of the energy it did before, greatly lowering the demand on the utility grid. In the near future, when solar PV is installed, it can achieve net zero or near net zero emissions, and with battery backup, can provide great resilience in the event of power outages.

The Solid Oak Advantage
Quality materials are important to the longevity of your bathroom vanity. Cheap vanities made with particle board or MDF tend to sag, warp, split, discolor, and expand over time. This is especially true in humid climates, such as the environment found in a normal bathroom. Since bathroom humidity is so common, bathroom vanities need to be extremely durable. They also need to be strong enough to endure lots of usage-based wear and tear. Vanities are typically made of MDF, birch, rubberwood, or natural oak. Generally, MDF is approximately 30 % the quality of oak, birch is 50% the quality of oak, and rubberwood is typically 90% the quality of oak, where "quality" is defined as the strength, integrity, and durability of the material. This growing family of six was struggling with a dysfunctional kitchen design. The center island had been installed at an odd angle that limited accessibility and traffic flow. Additionally, storage space was limited by poor cabinet design. Finally, doorways in and out of the kitchen were narrow and poorly located, especially for children dashing in and out. Other design challenges included how to better use a 10’ x 12’ room for children’s jackets and toys and how to add a professional-quality gas range in a neighborhood were natural gas wasn’t available. The new design would address all of these issues. DESIGN SOLUTIONS The new kitchen design revolves around a more proportional island. Carefully placed in the center of the new space with seating for four, it includes a prep sink, a second dishwasher and a beverage center. The distressed ebony-stained island and hutch provides a brilliant contrast between the white color cabinetry. White Carrera marble countertops and backsplash top both island and perimeter cabinets. Tall, double stacked cabinetry lines two walls to maximize storage space. Across the room there was an unused wall that now contains a 36” tower fridge and freezer, both covered with matching panels, and a tall cabinet that contains a microwave, steam unit and warming drawer. A propane tank was buried in the back yard to provide gas to a new 60” professional range and cooktop. A custom-made wood mantel hood blends perfectly with the cabinet style. The old laundry room was reconfigured to have lots of locker space for all kids and added cabinetry for storage. A double entry door separated the new mudroom from the rest of the back hall. In the back hall the back windows were replaced with a set of French door and added decking to create a direct access to deck and backyard. The end result is an open floor plan, high-end appliances, great traffic flow and pleasing colors. The homeowner calls it the “kitchen of her dreams.”

Failing appliances, poor quality cabinetry, poor lighting and less than ergonomic storage is what precipitated the remodel of this kitchen for a petite chef. The appliances were selected based on the features that would provide maximum accessibility, safety and ergonomics, with a focus on health and wellness. This includes an induction cooktop, electric grill/griddle, side hinged wall oven, side hinged steam oven, warming drawer and counter depth refrigeration. The cabinetry layout with internal convenience hardware (mixer lift, pull-out knife block, pull-out cutting board storage, tray dividers, roll-outs, tandem trash and recycling, and pull-out base pantry) along with a dropped counter on the end of the island with an electrical power strip ensures that the chef can cook and bake with ease with a minimum of bending or need of a step stool, especially when the kids and grandchildren are helping in the kitchen. The new coffee station, tall pantries and relocated island sink allow non-cooks to be in the kitchen without being underfoot. Extending the open shelf soffits provides additional illuminated space to showcase the chef’s extensive collection of M.A. Hadley pottery as well as much needed targeted down lighting over the perimeter countertops. Under cabinet lights provide much needed task lighting. The remodeled kitchen checks a lot of boxes for the chef. There is no doubt who will be hosting family holiday gatherings!
