This Bellevue private residence showcases a contemporary Northwest design, blending clean architectural lines with warm natural materials and modern finishes throughout. The home features an open-concept layout designed for functionality and everyday living, with a focus on natural light, efficient space planning, and seamless transitions between living areas. Interior finishes include light wood cabinetry, quartz countertops, and matte black fixtures, creating a balanced, modern aesthetic that feels both refined and livable. Key spaces such as the kitchen and bathrooms were designed with both durability and style in mind, incorporating high-quality materials, clean detailing, and thoughtful layouts to support long-term performance and ease of use. From exterior presentation to interior execution, this project reflects a commitment to quality craftsmanship, modern design standards, and efficient construction practices.

Conceived of as a C-shaped house with a small private courtyard and a large private rear yard, this new house maximizes the floor area available to build on this smaller Palo Alto lot. An Accessory Dwelling Unit (ADU) integrated into the main structure gave a floor area bonus. For now, it will be used for visiting relatives. One challenge of this design was keeping a low profile and proportional design while still meeting the FEMA flood plain requirement that the finished floor start about 3′ above grade. The new house has four bedrooms (including the attached ADU), a separate family room with a window seat, a music room, a prayer room, and a large living space that opens to the private small courtyard as well as a large covered patio at the rear. Mature trees around the perimeter of the lot were preserved, and new ones planted, for private indoor-outdoor living. Miles off the highway, nearly to the end of a one way road, David Arkin and Anni Tilt’s design for this sustainable private residence combines Watershed Block, straw bale, and reclaimed redwood. The weight of the Watershed Block base, in some locations serving as retaining walls, creates both a structural and visual anchor to the lighter straw and wood components.
