Marble tiles can be tumbled in large drums to achieve an aged and softened effect, and this can look very nice providing that the stone is adequately maintained. In the case of this floor at a property in Twickenham South West London, the Marble tiles that had been laid over five years ago, and in that time the sealer had worn down offering the floor little protection. Dirt had now become ingrained in the pores of the stone and grout, and a deep clean and fresh seal were required to restore the stone’s original colour and lustre. The property owner asked me to complete the job and I was more than happy to oblige. To begin the restoration, I applied both Tile Doctor Pro-Clean, which is a high alkaline cleaner, and Tile Doctor Remove and Go, which a heavy-duty stripper and remover, to the floor and scrubbed the products in using a scrubbing pad fitted to a professional rotary machine. The chemical solvents in the Remove and Go helped to break down any old sealer that remained inside the stone, allowing the Pro Clean to then work its magic on the stubborn ingrained dirt the customer had struggled to remove previously. Some of the deeper veins and grout lines I chose to scrub by hand to ensure the fullest and most meticulous clean possible. The resulting soiled cleaning solution was then pressure rinsed with water and the soil extracted with a wet-vacuum, leaving a completely clean floor that was now ready to be sealed using a new sealant. I returned to the property the following day after allowing the Marble tiles to dry fully. Drying the tiles is a crucial part of the restoration process, since even a small quantity of excess moisture can cloud the sealer and prevent it from working to its fullest capabilities. I applied two coats of our solvent-based impregnating sealer known as Tile Doctor Colour Grow. As the name of the product suggests, Colour Grow not only protects the tiles against ingrained soil, it also thoroughly lifts and enhances the natural colours in the stone. The new seal will make it easy for our customer to maintain the floor, making daily cleaning easier. It will also protect the stone against the nasty spillages that are common in kitchens and living rooms. Shower and bathroom mould and soap scum growth are probably the most common, annoying and frustrating tile-related problems. Wet and high humidity areas with poor ventilation provide the perfect breeding ground for mould and stains. Soap residue and body oils also create a food source for soap scum, mould to grow. My customer in Dane Bank had the exact problem with dirty and mouldy grout lines in her shower cubicle. She had tried scrubbing the grout lines herself with a toothbrush and standard supermarket cleaners but never got the result she wanted. Fortunately she was lucky to find Tile Doctor from the internet and I was asked to pop over and take a look to see what could be done. I was confident we could make a big difference so I went through the options with her and give her price for the job. She was happy with the price and we agreed a date for me to return and complete the work. For grout lines cleaning I used Tile Doctor Grout Colorant Pre-Treat Cleaner, which successfully removes dirt, soil, soap scum and hard water deposits from grout joints. The product was sprayed on to the grout and left to dwell and seep into the pores for approximately five minutes to break down the soap scum and dirt before being scrubbed in using a stiff grout brush. The cleaning was successful but there were still few mouldy spots left. On these spots I used Tile Doctor Mould Away Spray that is meant for quick removal of mould from grout and silicone. One again product got sprayed on grout lines and left to dwell for five minutes and then scrubbed with stiff grout brush and then rinsed with clean water. After I had finished cleaning I express dried the tile and grout using high power heat gun. With the area nice and dry, I had to choose the matching colour for the existing grout. There are ten colours to choose from the Tile Doctor range of Grout Colourant and on this occasion we chose Limestone as the best colour to match the tile. The colourant is easily applied directly to the grout and in this case I applied two coats. The product is epoxy based and completely seals and rejuvenates the appearance of the grout, which not only drastically improves appearance it also makes it much easier to clean in the future. After applying the re-colourant I buffed all grout colorant excess off the tiles and the shower cubicle was ready. Recently, I was asked to do some Tile Doctoring at Palmeira Square, in the seaside city of Brighton and Hove, to restore the Victorian tiled floor of one of the downstairs offices. Palmeira Square is a residential area which was first developed in the mid-19th century during the reign of Queen Victoria, so many of the buildings feature some fantastic original Victorian tile floors. Although there are many large terraced houses and even mansions in the area, some of the buildings have been converted into offices for commercial use. My client, who leased the downstairs office, managed to persuade the other tenants to employ professional help to restore the tiles, and so I was asked to come in to clean and seal the floor to get it back to looking its best. With Palmeira Square being quite a lively area, I made sure to fence off the front door area from the wandering public. My first job was to apply Tile Doctor Remove & Go to the floor, a heavy duty stripper, multi-purpose stripper that was able to remove the stubborn marks, stains and ingrained dirt on and between the tiles. In particular, Remove & Go helped to remove some rust stains I found near the door hinges. I left the product to sit and work its magic for twenty minutes, and during this time I began cleaning the floor using a buffing pad, which is suitable for use on all types of floor (except polished stone), and a solution of Tile Doctor Pro-Clean diluted with water. The combination of a buffing pad and Pro-Clean helped to remove the general dirt and grime that had built up over time in this high traffic area of the office. After the cleaning was complete, the black tiles appeared grey because any remaining sealer had been removed. However, the colour would return after resealing the tiles, which was my next job. I returned to the office after two days to seal the Victorian tile floor. To do this, I needed to use Tile Doctor Seal & Go, which meant I had to ask the office workers to keep off the floor for most of the day. This is because I needed to apply six coats of Seal & Go to the floor, and each coat takes roughly fourty minutes to dry. Seal & Go provides a stain-resistant surface seal and a durable low-sheen finish, which will help keep this floor looking great for a long time, even with a high traffic of workers coming in and out of the office. Luckily, it was a warm day outside, and the floor dried quickly, leaving a shiny, deep black surface. Both my client and I were very happy with the result. The client was also pleasantly surprised to see that I had been able to remove the rust stains near the door.

A professional couple (I'll call them Jon and Anna) with two elementary school-aged sons, Anna and Jon approached us with the task of furnishing the main floor living spaces and the basement of their family home. Anna is a busy lawyer who is now working almost full time from home, and Jon works in the film industry. With full careers, two active boys, and a love of gathering, they craved a home that could support their everyday lifestyle. Design and Lifestyle Goals: Our central goal for this project was simple: to uncover the hidden potential in their home and create a family-friendly space that functioned well and flowed seamlessly. On the main floor, our clients tasked us with creating an area for the family to relax and entertain, along with crafting a work and play space for the boys. They also dreamed of a more functional and bright basement, which they envisioned as a dual purpose family room and home office for Anna. Reveal: Comfortable and Welcoming Entryway & Living Room: Imagine you are coming home, and you walk through a bright, sunny front door like this one. You are met by this entryway of calming earth and sea tones, paired with warm, natural wood flooring. You feel instantly welcomed and eager to venture further inside... The same is now true for our clients! The simple details in their entryway are thoughtfully arranged with clean lines and colourful art as the focal point, achieving a timeless and friendly aesthetic. Dried wheat brings movement into the space and plays up the beauty of nature, while the vibrant yet warm colours and textures evoke feelings of comfort and homecoming. The entry flows seamlessly into this connected living area, which is adorned with ample seating strategically arranged to host and accommodate joyful conversations. With the fireplace and wood mantel as the focal point, these natural elements and hues warm up the room to make it feel beautifully lived-in (not like an untouchable museum). Another colourful work of art graces the space above Jon’s and Anna’s sofa, and we used decorative pillows and a throw blanket to tempt those colours into the rest of the room. A simply styled coffee table keeps the space feeling open and engaged. Reading material, anyone? Just beyond this living area, you get a glimpse of the second space our clients requested on their main floor... A Collected Space for Children to Work + Play: When Jon and Anna realised that their formal dining area wasn’t being used to its full potential, they imagined creating a work and play space for their boys instead. We came up with a plan to create a shared desk area with plentiful storage. This timeless natural wood desk was the perfect way to maximise surface area and give the boys plenty of space to do homework during the school year, or spend time crafting or building LEGOs during the summers. The drawers provide storage for all the wonderful items that fuel their productivity or creativity. Or both. I also love how the white floating shelves display a collection of nostalgic toys, providing just the right amount of childhood endearment to this sophisticated and functional space. This workspace now has endless possibilities for the boys, and it helps Jon and Anna keep their minds and spaces clear, too. Which brings us to... Basement Family Room & Home Office: In general, we knew we had to maximise surface area in this ‘50s home, and this was especially true for our clients’ basement. I’m happy to say that we designed an effortlessly comfortable space that focuses on family and makes it simple to settle in and work… or leave the workday behind. Welcome to this dual-function office and family room. Toward the back of the room, we strategically positioned Anna’s wraparound desk facing out into the room and gave her a wallpaper-and-art backdrop for stunning Zoom calls (she has already received glowing compliments). There is plenty of storage for easy organization including a space to store the family’s shared printer near the door… so they don’t have to interrupt “Mom” to get to it. Anna also wanted the freedom to be able to relax in this space with her family and turn her back on the work day — quite literally! The sofa is perfectly positioned backing onto the desk allowing her to do just that. We relocated an existing mustard yellow chair and used pops of the same colour to integrate it into the overall scheme. The wood armrests on this modular sectional provide surfaces for snacks and drinks where there was no room for an end table. The walnut finish carries the theme of natural comfort from the upstairs spaces down into the family room. The view from the sectional is less business and more pleasure, featuring cosy seating and throw pillows in cheerful colours and patterns. The highlight of this space? A wallpapered accent wall where we were able to achieve the high-end feel of custom built-in shelving with a simple IKEA hack. The shelves and cabinetry around the television offer plenty of much needed storage space to house family games and movies at a budget price point. This fun room is the perfect balance of work and play, accommodating and supporting our clients’ daily family adventures. What Our Clients Had to Say... I was recently asked to survey an unusual stone floor at a house in in Harrogate comprising of Slate inlaid with Granite. The client advised that it had not been cleaned properly for 20 years and wanted it renovating! It was now definitely overdue a deep clean and professional attention. Fortunately, having worked on these floors for many years I knew I could make a substantial impact and transform its appearance. Fossilized slate is a beautiful stone when cleaned and sealed correctly. The owner confessed they had actually been sealing the floor every two years but without a deep clean first, so they were effectively sealing in the dirt each time. I discussed with them the process I would use to clean and re-seal the floor and we agreed a price to carry to out the work. To remove the layers of old sealer and dirt used a set of Tile Doctor Diamond Burnishing pads. The pads are attached to a rotary floor machine starting with the coarse 400-grit pad which was lubricated with a dilution of Tile Doctor Remove and Go to help strip the floor of dirt and layers of sealer. After rinsing and extracting the soil I worked through the different grades of pads in sequence finishing with the 1500-grit and this time using just water for lubrication. A set of diamond handheld burnishing blocks were then used to clean up the edges and corners where the large 17” pads struggle to reach. This ensures all areas are treated and free of dirt and old sealer. The floor was then rinsed and extracted again to remove the remaining soil. I find a wet vacuum is an invaluable tool for this. The floor was then left to dry out overnight ready for sealing the next day. I returned the next day to seal the floor, first checking with a damp meter that the floor was dry, and the moisture reading was below the acceptable level. These results were fine, so I had a green light to continue and seal the stone. The customer wanted a shine on the floor so rather than apply a satin sealer which I felt wouldn’t adhere to the stone properly I decided to polish the floor further with a the last of the four burnishing pads which is a very fine 3000-grit pad. You don’t need to use a lot of water with this last pad just a small amount sprayed onto the floor using a technique we refer to as a ‘Spray Burnish’. To seal the floor, two coats of Tile Doctor Colour Grow were applied. This is an impregnating matt sealer which intensifies the natural colours of this beautiful stone and provides long lasting durable protection. Even I was impressed with the finished result but more importantly the client was over the moon. To keep the floor looking its best I recommended they use Tile Doctor Stone Soap which is pH neutral. You should always read the label in detail when choosing a floor cleaning product as many are too strong and not recommended for sealed stone surfaces as they will prematurely erode the sealer. This black and red Victorian tiled hallway at a property in Newport, the third largest city in Wales, had a timeless charm about it, and a classic diamond pattern. Unfortunately, the tiles had lost their colour, leaving them looking dull and lifeless. It was clear to me, upon further inspection, that the existing sealer had failed, allowing dirt to become trapped in the pores of tile. This can be a very difficult problem to rectify without the right professional assistance; everyday household cleaners are rarely suitable for sealed floors and acidic cleaners can actually male the problem worse. The tiles needed a deep clean with strong products, followed by a fresh, robust surface seal to prevent dirt from becoming trapped again in the future. I started cleaning the tiles with a strong dilution of Tile Doctor Pro Clean, worked in to the stone as per usual by using a rotary machine fitted with a black scrubbing pad. Pro Clean is a reliable alkaline cleaner that works well on most kinds of natural stone, and while I could see it made a difference here, it was clear something stronger was required to remove what was left of the old sealer. To remove this, I applied a dilution of Tile Doctor Remove and Go, which is a dedicated stripper that is safe to use on tile and stone for the purposes of breaking down old sealers, waxes, paints, and adhesives, and this proved effective in getting rid of all the old sealer. Once the cleaning was complete, I rinsed the floor thoroughly to remove any trace of chemicals left over from the cleaning products, before leaving it to dry overnight. I came back to the property the next day and, after checking the floor was completely dry, I proceeded to seal the floor using eight coats of Tile Doctor Seal and Go. This types of sealer is known as ‘topical’, which means that it builds up a solid layer of protection on the surface of the tile. Topical sealers tend to be more suitable to Victorian and Quarry tiles as they typically require a lot of sealer due to their porosity and these types of sealer are less costly. Seal and Go also adds a nice aesthetically pleasing low sheen finish. As you can see from the second photo, this did wonders to the tiles and really brought this classic Victorian pattern back to life. Another satisfied client for the Monmouthshire Tile Doctor.
