This beautiful Limestone kitchen tiled floor at a property in Peel Green was only a year old and, while it wasn’t in too bad of a state, the customer told me the floor had not been sealed properly due to issues with retaining moisture. The lack of an adequate sealer had allowed the Limestone to become duller over time after exposure to dirt and muck. It also had some more obvious marks and stains in some place and needed some grouting to be done around the corners and edges of the room. I travelled to the property in Peel Green, which is within the Greater City of Salford in Greater Manchester, to see what could be done to restore the condition of the tiles. Upon closer inspection of the tiles, I recommended to the customer that we proceed with the process known as burnishing, which we use primarily on Limestone, Marble, and Travertine. Burnishing, which involves the application of diamond encrusted burnishing pads, breaks down old sealers, gets rid of marks, stains and ingrained dirt, and gradually builds and evens out the polish on the tiles. I started burnishing the Limestone kitchen tiles straight away when I arrived at the property as it was a big area and would require lots of hard work to achieve the desired results within the space of a day. Our burnishing system consists of four diamond encrusted pads: Coarse, Medium, a Fine and Very Fine. Each pad was applied to the Limestone in sequence in tandem with a small amount of water to act as lubrication, gradually smoothing and polishing the surface of the tiles. After every pad, I also used my wet vac machine to remove any dirty water left on the floor and, after the Fine pad I rinsed the floor thoroughly to remove any dirt left on floor. I then left it to dry. When I was satisfied that the floor was completely dry, it was time to seal the Limestone tiles. However, I first went over the floor with Very Fine grit pad to provide a final polish before sealing. My choice of sealer was the impregnating Tile Doctor Colour Grow, a product which enhances the natural colours in the stone whilst also offering robust protection against dirt and stains. Remembering that the tiles had never been properly sealed, I applied plenty of sealer and left it to dry for 10 minutes. Following this, I carefully removed any excess sealer left on the surface with a dry cotton cloth. After sealing I went over the floor once final time with the Very Fine pad, just to smoothen things down and leave an exceptionally neat finish. When the job was finished, I gave the owner some tips and recommendations on the cleaning of the floor going forward and a complimentary bottle of neutral cleaner to get them started. The customer was very pleased with the finish, so much so that she opted and take up the Tile Doctor Maintenance Plan to keep the floor looking good for years to come! However, the new addition was designed in such a way that it created one opportunity to integrate an outdoor kitchen and living area into the design. With the pool already in place and the location of the house against a mountain side, after the addition was built it would cut off all access to add out living space in the future. So with careful thought and planning we set out to make sure that nothing was forgotten, from a kitchen area for congregating and preparing meals, to creating adequate patio space for entertaining, to assuring that the area was drained properly. The materials for the project were staged 6 months in advance of them being installed while the addition was being constructed and drainage work and base preparation for paving happened before the construction for the addition started. The homeowners’ goal was to add an outdoor living space that had an updated feel, while still feeling as if it fit behind this mountainside home. The blending of the refined look of the Unilock Umbriano paver with the border of natural river stone was our way of meeting their request. Gravel-lock was applied to the gravel border so that it could act as spill over patio space when entertaining large groups. Boulders where used to retain grade where needed and keep with the natural feel. Accent boulders were added to the slope to blend existing with the new. Natural slab step where used as the transition between the upper patio space and pool surround. LED low voltage lighting was used to accent the plant material and structures as well as make the space usable for the evening hours. The lighting was installed up the mountainside to stretch out the landscape at night and give the landscape depth. The result is a custom designed space that blends life on the farm with an industrial sensibility. The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property. The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other. The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun. The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks. The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape. The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame. We were asked to restore a beautiful geometric Victorian tiled floor. The property had been used as a letting house and the floor had been used and abused for many years, just given an occasional mop over from time to time. The new owners wanted to revive the colours and deal with the neglect. Step one was to put down the tile doctor pro clean alkaline cleaning solution and to let it dwell for a period of around twenty minutes. We gave the solution plenty of dwell time before setting up our low speed rotary machine, underneath it we used a black pad to agitate and help loosen the ingrained dirt. Once completed we set up our powerful rinsing tool which is attached to a machine fixed into our van, by doing this we do not need to dispose of any dirty water on your property but instead we take it away with us and dispose of it in the proper manner in an appropriate disposal point. After rinsing the floor came up very well but we still felt it could be better, we used a steamer coupled with HBU Nanotech and a scraper to remove various deposits of paint and other sticky residue which had set over time. After thoroughly rinsing the floor again we left the floor to dry for 4 days, Victorian tiles along with other earth based tiles are very absorbent and need to dry thoroughly and fully. On our return we tested for damp ensuring the floor was dry enough to seal. To seal the floor we used two coats of colour grow impregnating sealer, once the sealer had dried we then began sealing the floor using seal and go. After applying several thin coats of seal and go, the floor reached the desired appearance. A combination of Pro clean, hbu nanotech, colour grow and seal and go with a little bit of care from your local tile doctor restored this old uncared for floor back to the prime of its life.

However, the new addition was designed in such a way that it created one opportunity to integrate an outdoor kitchen and living area into the design. With the pool already in place and the location of the house against a mountain side, after the addition was built it would cut off all access to add out living space in the future. So with careful thought and planning we set out to make sure that nothing was forgotten, from a kitchen area for congregating and preparing meals, to creating adequate patio space for entertaining, to assuring that the area was drained properly. The materials for the project were staged 6 months in advance of them being installed while the addition was being constructed and drainage work and base preparation for paving happened before the construction for the addition started. The homeowners’ goal was to add an outdoor living space that had an updated feel, while still feeling as if it fit behind this mountainside home. The blending of the refined look of the Unilock Umbriano paver with the border of natural river stone was our way of meeting their request. Gravel-lock was applied to the gravel border so that it could act as spill over patio space when entertaining large groups. Boulders where used to retain grade where needed and keep with the natural feel. Accent boulders were added to the slope to blend existing with the new. Natural slab step where used as the transition between the upper patio space and pool surround. LED low voltage lighting was used to accent the plant material and structures as well as make the space usable for the evening hours. The lighting was installed up the mountainside to stretch out the landscape at night and give the landscape depth.
