We rose to the challenge, researching the best options for sustainable, green and chemical free furnishings. The upholstery pieces are made from sustainable and chemical free materials, the dining table is made of sustainable wood with a chemical free finish. The rugs are from a fair-trade company that supports education for women in India. The client had hired a Feng Shui expert to provide her with a report which we used to design the space. The wallpaper behind the living room sofa is custom designed and custom-made. It is a map made up of hundred of small photos that the homeowner provided to us. It represents the area in her home that will bring travel and connect her to the people she loves. The large, colorful art piece in the dining area is hung in the area of the home that will bring joy around family and children. The hearts and pink/red colored wallpaper in the den will evoke love and relationships. The client has a colorful, fun personality and we wanted to infuse the design with it. A white backdrop allows all of the pinks, reds, navy blues and turquoises to pop, creating a lively, modern feeling. The textures in the floor and wall coverings and in the fabrics create a lived in, collected feeling and add a touch of bohemian chic style. The new modern cable and walnut stair banister is in keeping with the original modern feel of the row house and keeps the narrow staircase from feeling tight and closed in. This was a fun, creative and unique project for us. This particular client was one of Olamar's first clients eight years ago when we first opened our doors. At that time the house was nothing but a condemned shell that the client renovated, with our assistance. These photographs below are of a Slate Tiled Kitchen floor taken at a customer’s house in Henley-on-Thames which, as its name suggests, sits alongside the River Thames in Oxfordshire. My client’s Slate kitchen floor had recently been cleaned with unsuitable cleaning products which I suspect impacted the sealer leaving it looking dull. Sealers really to improve the look of a stone floor so unsurprisingly once the sealer had been damaged my client had been unable to find a cleaning product that could have any kind of positive effect on the tiles. It’s fairly well known that many supermarket quality cleaners are only really designed for use on Ceramic or Porcelain tiled floors as they contain acids which strip away at sealers and acid sensitive stone floors, leaving the stone beneath vulnerable. So your select a cleaning product for your floor always read the small print on the back of the label and make sure you avoid anything that mentions not for use on acid sensitive stone; belter still Tile Doctor have a number of products for cleaning tiled floors including Neutral Cleaner and Stone Soap. To clean the floor and remove any remaining sealer I first made a strong dilution of Tile Doctor Pro Clean which is a strong alkaline cleaner and then spread this over the floor, leaving it to dwell. This allows the cleaner to seep into the slate and get underneath, breakdown sealers and start to lift out ingrained dirt. Following a dwelling period of roughly ten minutes, I agitated the floor periodically with a rotary machine fitted with a black scrubbing pad and scrubbed along the grout lines with a stiff grout brush. I then used a wet vacuum to extract the resultant slurry away and then followed up by rinsing the floor with clean water, and once again vacuumed up the residue. Any stubborn areas were retreated until I was happy with the floor and then I left the floor to dry off completely overnight, in preparation for sealing the following day. Upon my return to the house the following day, I ran some damp tests on different parts of the floor to check for any excess moisture which could potentially damage the performance of the sealer. Once I was satisfied that the floor was completely dry, I proceeded to seal the tiles using Tile Doctor Seal & Go. This will provide a robust surface seal for the future, along with an aesthetically pleasing low-sheen finish. This sealer works particularly well on Slate tiles and, being a water-based sealant, additionally Seal & Go does not emit an unpleasant smell as it dries. Slate is quite a porous stone so I applied six coats of seal to provide long-lasting protection. Barry Woodward Oxfordshire Tile Doctor

Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. As a passionate cook, she now relishes spending time in her beautiful and functional kitchen. The pavilion, which stands for modernity, is one of the larger lots of Expo Milano 2015, and benefits from a privileged location, right in the center of the exhibition, alongside the main axis Decumanus. The FOSTER+PARTNERS architectural office , who designed it, was able to reflect the country's cultural heritage and in particular its focus on sustainable development. The amazing shape is shaped by a series of rippled walls, with a height over 12 meters, evoking both the shaded streets of country’s historic settlements , and the magnificent sand dunes of its deserts. There is also a charming green space dedicated to the native vegetation. At the end of the World Fair The lot will be dismantled and reassembled in Masdar City. THE CONTRIBUTION OF GRASSI PIETRE Grassi Pietre also participated in the creation of this wonderful project by FOSTER+PARTNERS. In particular (on behalf of Tecton, Reggio Emilia - Italy) the company from Nanto (Vicenza - Italy) provided 500 square meters of flooring in Trani Biancone - slabs 120x70x2 cm in honed finish - used for the Emir apartment (located inside the pavilion) and the lower level flooring adjacent to the auditorium. The Grassi Pietre marble was also used to clad the interior stairs leading to the apartment: Grassi Pietre provided the Trani Biancone for the shaped stairs, 3 cm thick honed surface. Moreover, Grassi Pietre also supplied 40 square meters of floor in marble Trani Biancone, in sandblasted finish (4 cm thick), for the outside terraces. The external staircase was built instead in Trani Bronzetto. All the outside surface have a non slippery bushhammered surface. THEME The overall theme for this space is a functional, family friendly escape where time spent together or alone is comfortable and exciting. The integration of the work space, clubhouse and family entertainment area creates an environment that brings the whole family together in projects, recreation and relaxation. Each element works harmoniously together blending the creative and functional into the perfect family escape. FOCUS The two-story clubhouse is the focal point of the large space and physically separates but blends the two distinct rooms. The clubhouse has an upper level loft overlooking the main room and a lower enclosed space with windows looking out into the playroom and work room. There was a financial focus for this creative space and the use of many Ikea products helped to keep the fabrication and build costs within budget. STORAGE Storage is abundant for this family on the walls, in the cabinets and even in the floor. The massive built in cabinets are home to the television and gaming consoles and the custom designed peg walls create additional shelving that can be continually transformed to accommodate new or shifting passions. The raised floor is the base for the clubhouse and fort but when pulled up, the flush mounted floor pieces reveal large open storage perfect for toys to be brushed into hiding. GROWTH The entire space is designed to be fun and you never outgrow fun. The clubhouse and loft will be a focus for these boys for years and the media area will draw the family to this space whether they are watching their favorite animated movie or newest adventure series. The adjoining workroom provides the perfect arts and crafts area with moving storage table and will be well suited for homework and science fair projects. SAFETY The desire to climb, jump, run, and swing is encouraged in this great space and the attention to detail ensures that they will be safe. From the strong cargo netting enclosing the upper level of the clubhouse to the added care taken with the lumber to ensure a soft clean feel without splintering and the extra wide borders in the flush mounted floor storage, this space is designed to provide this family with a fun and safe space.
