Contrasting color paver bands artfully define the driveway and courtyard. The use of the same pavers in the walkway and courtyard created design continuity and flow. Paver color and texture enhance and seamlessly integrate with an adjacent natural stone retaining wall. Expert workmanship is showcased via smooth pavement elevation transitions and precise paver trim cuts. This quality Eco-Panorama Demi paver install ensured the homeowner’s stormwater drainage issues were addressed in a manner that enhanced the beauty of their home. The existing storm drain inlets were retained and work in conjunction with installed Eco-Panorama Demi permeable pavers. The pavers also achieve visual harmonization with the adjacent natural stone wall, which was a project requirement. This home is positioned at the lower end of a 200ft long drive that drops sixteen feet in elevation from the street entrance. Impervious concrete was replaced with PICP to manage 80,700 gallons of rainwater the pavement receives annually. The PICP improvement eliminated concerns over flooding in the home and garage. The 3500 SF pavement includes a courtyard and vehicle turnaround. Despite thirty-seven inches of annual rainfall, these homeowners will rest assured their property is protected from rainwater runoff. Keystone Hardscapes’ Eco-Panorama permeable pavers provide improved stormwater management and elevated property value. Stormwater controls critical to the project were achieved and aesthetic beauty was significantly enhanced.

Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. The Peony Street kitchen remodel is the perfect blend of trending and timeless. The homeowners wanted a space that felt lively but comforting and fresh but classic. They also wanted a remodel that would rejuvenate the kitchen but still coordinate with the rest of their Corvallis home. The outcome is a light-filled and airy space that’s bright and welcoming. The traditional Shaker cabinets were in great shape, but needed an update. To ensure the look would remain stylish for many years, we chose paint colors that exude timelessness: Sherwin Williams Alabaster on the uppers and Indigo Batik on the lowers and island. Indigo Batik is a rich but subtle medium blue that’s reminiscent of old ticking stripe fabric but still feels very fresh and current. The elegant hardware design from the Top Knobs Regent’s Park Cumberland collection in honey bronze elevates the playfulness of the color palette. Along the countertops, backsplash, and even the window sill is Silestone Pietra. The homeowners wanted a stylish material that’s low maintenance, but meets the elevated design of their new space. The unique blue veining in the countertops and slab backsplash is brought out by the paint color but it’s subtle enough that it doesn’t draw too much attention. The blend of minerals, quartz, and recycled materials make their new countertops stain, heat, and scratch resistant, unlike natural stone surfaces. It’s also finished with a quarter bevel edge, which is a fine angular detail that works with the overall transitional aesthetic of their Corvallis kitchen. Their island also received a few updates that leave the kitchen with a standout focal point. The carved tapered island posts provide support and a style that’s slightly traditional without being overly decorated. We also added panels that continue the transitional Shaker style throughout the space.

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home. The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

In this bedroom, there was no conventional closet space to be remodeled, so the key was to creatively appropriate an unused area of the room. Along one wall, 24 unused inches received a higher calling. It begged to serve as a two foot deep, built-in custom closet system. The doors and the drawers sport a comforting cocoa bean finish. Raised panel fronts enrich the look and are accented by Oil Rub Bronze handles. The closet is framed with crown molding and base, with shoe, which enrich an already opulent look. While it is great to have a fabulous looking exterior, the real payoff comes with what is delivered by the functionality of the closet. This closet spins up a jackpot. The hardware inside the closet echoes the Oil Rub Bronze on the outside. Open the doors to reveal ample area for hanging. Several open shelves provide convenient storage for sweaters and pants. The Peony Street kitchen remodel is the perfect blend of trending and timeless. The homeowners wanted a space that felt lively but comforting and fresh but classic. They also wanted a remodel that would rejuvenate the kitchen but still coordinate with the rest of their Corvallis home. The outcome is a light-filled and airy space that’s bright and welcoming. The traditional Shaker cabinets were in great shape, but needed an update. To ensure the look would remain stylish for many years, we chose paint colors that exude timelessness: Sherwin Williams Alabaster on the uppers and Indigo Batik on the lowers and island. Indigo Batik is a rich but subtle medium blue that’s reminiscent of old ticking stripe fabric but still feels very fresh and current. The elegant hardware design from the Top Knobs Regent’s Park Cumberland collection in honey bronze elevates the playfulness of the color palette. Along the countertops, backsplash, and even the window sill is Silestone Pietra. The homeowners wanted a stylish material that’s low maintenance, but meets the elevated design of their new space. The unique blue veining in the countertops and slab backsplash is brought out by the paint color but it’s subtle enough that it doesn’t draw too much attention. The blend of minerals, quartz, and recycled materials make their new countertops stain, heat, and scratch resistant, unlike natural stone surfaces. It’s also finished with a quarter bevel edge, which is a fine angular detail that works with the overall transitional aesthetic of their Corvallis kitchen. Their island also received a few updates that leave the kitchen with a standout focal point. The carved tapered island posts provide support and a style that’s slightly traditional without being overly decorated. We also added panels that continue the transitional Shaker style throughout the space.
