Located on a lake, this wonderful home had an interesting layout and contemporary vibe. However, the main level hadn't been updated. The clients removed the tile floors, demolished the existing cabinets and replaced all of the trim. We proposed removing a small wall and provided them with a new kitchen layout that allowed for seating, organization and improved function. We selected matte quartz countertops and full height backsplash to reduce glare and add a bit of visual softness in the contrasting kitchen.

The homeowners chose to install perimeter cabinets using Dynasty by Omega. They chose the Madrid door style, Cherry wood, and a truffle stain. As for the island cabinets, they wanted the Madrid door style and Maple wood and then opted for the Pearl paint. The countertops are quartz and the island is granite.
Before the renovation started, the homeowners selected Jenn-Air appliances, including an induction cooktop and built-in microwave oven with speed cook. Once the construction was underway, we removed the bulkheads to allow new cabinets that extended to the ceiling with two PC crown molding. This provided a cleaner, more modern look along with added storage for items that are occasionally used.
We also swapped the pantry and refrigerator location to open up space as you enter the kitchen from the garage. The redesign also gave the refrigerator a built-in look. Then, we moved the cooktop to the corner and installed stainless steel Zephyr range hood and beveled subway tile in a herringbone pattern. The backsplash and new cooktop turned the most used area of the kitchen into a design feature.
The addition of an enlarged island allows extra seating for up to four people. Moreover, island cabinets include two full-sized waste baskets for recycling and standard waste. The new farmhouse sink from Kohler not only looks and functions well but the drain is positioned at the rear corner. The plumbing in the cabinet below is consolidated to the back corner providing much more storage. Last, the built-in TV not only looks great but also reduces counter clutter. Plus, the drawer below the TV contains USB outlet for small personal device charging.

Our client planned to spend more time in this home and wanted to increase its livability. The project was complicated by the strata-specified deadline for exterior work, the logistics of working in an occupied strata complex, and the need to minimize the impact on surrounding neighbours.
By reducing the deck space, removing the hot tub, and moving out the dining room wall, we were able to add important livable space inside. Our homeowners were thrilled to have a larger kitchen. The additional 500 square feet of living space integrated seamlessly into the existing architecture.

Located in the heart of the Glebe, when the homeowners initially moved into the home, they sought to make full use of every inch of their property. Reclaiming the roof of an existing single-story addition, we created stunning new three-season room and open deck for an "urban cottage" in the Glebe.
A finely detailed roof gives the space a cottage-feel, while also providing shelter during inclement weather and allowing multi-season use of the space. Composite decking was used to improve durability and reduce upkeep, while the glass panels and white guardrails improve views of their beautiful backyard. The room also makes use of new technologies with Weather Wall and NanaWall systems to further enhance their comfort and use of the space.
Cozy sitting room or a sun-drenched deck, the homeowners can now make use of all their outdoor space.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington.
Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio.
Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater.
Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass.
Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck.
Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space.
Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.

The Mazama house is located in the Methow Valley of Washington State, a secluded mountain valley on the eastern edge of the North Cascades, about 200 miles northeast of Seattle.
The house has been carefully placed in a copse of trees at the easterly end of a large meadow. Two major building volumes indicate the house organization. A grounded 2-story bedroom wing anchors a raised living pavilion that is lifted off the ground by a series of exposed steel columns. Seen from the access road, the large meadow in front of the house continues right under the main living space, making the living pavilion into a kind of bridge structure spanning over the meadow grass, with the house touching the ground lightly on six steel columns. The raised floor level provides enhanced views as well as keeping the main living level well above the 3-4 feet of winter snow accumulation that is typical for the upper Methow Valley.
To further emphasize the idea of lightness, the exposed wood structure of the living pavilion roof changes pitch along its length, so the roof warps upward at each end. The interior exposed wood beams appear like an unfolding fan as the roof pitch changes. The main interior bearing columns are steel with a tapered “V”-shape, recalling the lightness of a dancer.
The house reflects the continuing FINNE investigation into the idea of crafted modernism, with cast bronze inserts at the front door, variegated laser-cut steel railing panels, a curvilinear cast-glass kitchen counter, waterjet-cut aluminum light fixtures, and many custom furniture pieces. The house interior has been designed to be completely integral with the exterior. The living pavilion contains more than twelve pieces of custom furniture and lighting, creating a totality of the designed environment that recalls the idea of Gesamtkunstverk, as seen in the work of Josef Hoffman and the Viennese Secessionist movement in the early 20th century.
The house has been designed from the start as a sustainable structure, with 40% higher insulation values than required by code, radiant concrete slab heating, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, and locally sourced materials. Windows have high-performance LowE insulated glazing and are equipped with concealed shades. A radiant hydronic heat system with exposed concrete floors allows lower operating temperatures and higher occupant comfort levels. The concrete slabs conserve heat and provide great warmth and comfort for the feet.
Deep roof overhangs, built-in shades and high operating clerestory windows are used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into living spaces and passively warm the exposed concrete floor. Low VOC paints and stains have been used throughout the house. The high level of craft evident in the house reflects another key principle of sustainable design: build it well and make it last for many years!

This shows the surface of 3 thermally modified Ash deck boards after being in full southern exposure for 8 months. The clear Cutek Extreme slowed down the silvering process and dramatically reduced the amount of surface checking and cracking. Note the transition above the 6" line where the Extreme penetrated beyond and didn't allow black mold to grow.

This pool gives you the feeling of swimming into the landscape. The broad, straight line of the horizon and the long, slender vertical lines of the pool underscore the expansiveness of the property, whose size unquestionably contributes to the impact of its natural beauty. The design is rather understated, creating the impression of having been copied directly from the pool’s natural setting. The landscape and the garden have retained their prominent role despite the addition of the natural pool. The pool blends in unassumingly with its surroundings and is sizeable enough to allow for the swimming of long laps.
A natural pool is the obvious choice for locations such as this. Natural materials and plant filters are without a doubt the ideal option for gardens like these. The beautiful property certainly contributes a great deal to the overall visual impression, but the pool - as close to nature as possible and reduced to essentials - has the look and feel of a body of water that was created here quite naturally.
The addition of the wooden planks and the long, slender shape of the pool are visually very appealing. The water’s edge of the regeneration area blends harmoniously into the landscape and appears as if it had grown there naturally over several years.

This solarium has a wall of windows with sloped glass above, which brings in plenty of natural light, but creates too much heat and glare during the day. The homeowners wanted to reduce the heat and glare while letting light through.
We installed motorized Hunter Douglas solar roller shades on the vertical windows. The solar fabric filters strong sunlight, reduces glare and UV exposure, and still allows daylight into the room.
Because the shades sit directly below the sloped skylights, the placement had to be planned carefully around the transition from the vertical windows to the angled glass. Motorization also makes it easy to raise or lower several large shades at once.
The result is a cleaner, more functional dining space with better control over sunlight, heat and glare.

For the ‘Hers’ vanity, we filled in the sit-down vanity area with additional storage drawers, complete with electrical outlets inside – perfect for the hairdryer and styling tools. At the far end of the vanity, we installed a glass-front cabinet tower for more added storage. Reducing the size of the mirror and installing a matching frame allowed ample space for decorative sconces on each end.
