Inspiration for a mid-sized modern master carpeted bedroom remodel in Seattle with beige walls and no fireplace

Architect: Michelle Penn, AIA This is remodel & addition project of an Arts & Crafts two-story home. It included the Kitchen & Dining remodel and an addition of an Office, Dining, Mudroom & 1/2 Bath. This very compact bathroom utilizes a pocket door to reduce door conflict. The farmhouse sink is directly opposite the toilet. There are high upper windows to allow light to come in, but keep the privacy! Notice the doors to the left of the opening...every nook and cranny was used for storage! Even this small space carved between studs! Photo Credit: Jackson Studios

Custom rooftop skylight built with passive solar design principles. In the Summer , direct summer sun is blocked thus reducing heat inside the home BUT it accepts reflected light thus increasing interior light.....the result is great light without the overwhelming heat. In the wintertime, the skylight receives direct sun which increases light and radiant energy within the home.

The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment.
With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion.
The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Easily constructed and linear, the home harkens back to mid century modern pavilions with present day environmental sensitivities and harmony with the site.

Even tho the space is limited having a reduced depth cabinet as a small island, gives them a drop zone directly in front of the fridge and stove.

The central lanai outside the great room includes four swivel chairs for views in multiple directions and a bed swing, perfect for lazy afternoon naps. To the far right, the lanai outside the master completes the trio of al fresco spaces. The covered lanais significantly reduce solar gain before it penetrates the home, and screens, when deployed, serve as additional buffers against heat.

Smokey turquoise glass tiles cover this luxury bath with an interplay of stacked and gridded tile patterns that enhances the sophistication of the monochromatic palette.
Floor to ceiling glass panes define a breathtaking steam shower. Every detail takes the homeowner’s needs into account, including an in-wall waterfall element above the shower bench. Griffin Designs measured not only the space but also the seated homeowner to ensure a soothing stream of water that cascades onto the shoulders, hits just the right places, and melts away the stresses of the day.
Space conserving features such as the wall-hung toilet allowed for more flexibility in the layout. With more possibilities came more storage. Replacing the original pedestal sink, a bureau-style vanity spans four feet and offers six generously sized drawers. One drawer comes complete with outlets to discretely hide away accessories, like a hair dryer, while maximizing function. An additional recessed medicine cabinet measures almost six feet in height.
The comforts of this primary bath continue with radiant floor heating, a built-in towel warmer, and thoughtfully placed niches to hold all the bits and bobs in style.

An extraordinary opportunity taken, applying a client driven design concept into a residence surpassing all expectations. Client collaboration and pursuant work combine to satisfy requirements of modernism, respect of streetscape, family privacy, and applications of art and function. Interior Furnishings by Client.
