Over a span of two years we completed several projects at this Tokoma Park, Maryland property. We cleaned up the backyard, renovated an existing swale, and installed water loving plants. The following year, we replaced the old pea gravel driveway with a permeable paver driveway. While doing the driveway we encountered spongey clay that was saturated from a leaking water line. We had to install concrete piers down to virgin soil to bear the weight of the walkway. The driveway excavation had to take into account the root zones of large trees. To avoid the surface roots we used a minimal excavation design.
Our ultimate goal with this project was to ensure that the new walkways provided a safe and comfortable path for the homeowners and guest to get from their cars to porch whether parked along the street or in the driveway. To provide an extra layer of security, we added low-voltage lighting to accent trees and light the walkway, which were programmed to come on at dusk and turn off automatically at dawn.
The new plantings are native species including River Birch, Swamp Hibiscus, Blue Flag Iris, and Common Rush, that are adapted to growing in wet soils. The permeable paver driveway will reduce runoff by storing rain in gravel base while allowing it to be absorbed into the soil below. The paver surface eliminates the tracking of pea gravel into the house while allowing heels to walk on it without sinking in. The swale handles runoff from all the uphill properties and the gravel keeps it from becoming a soggy mess.
During seasonal months, snow and leaf removal are greatly eased by having a hard surface to shovel or rake. The permeable pavers used are Techo-Bloc Villagio in Shale Grey and we installed a granite Belgian block border. We replaced existing broken concrete walkway with new curving flagstone walkway and connected the front steps to the driveway and side steps. All projects were consulted with the City of Takoma Park’s Urban Forest Manager, and the Montgomery County Historical Preservation Commission.

Timber frame homes offer unique challenges during a remodel. What often makes them beautiful and attractive to most homeowners, also makes them challenging for space requirements.
Context: The lovely couple that owned this home were struggling with some interesting floor plan challenges that just didn't work for their family. The loved the beautiful timbers and woodwork of their home, but the dramatically sloping ceilings on the second floor, particularly in the bathroom, just didn't work for this 1 1/2 bath home. Needing to use the skylight to approach the toilet was a less then ideal scenario. Although the bathroom footprint was more then adequate, the sloped ceiling only made half of the space useable. The wood ceiling made everything inside the house darker, even with a fantastic array of south facing windows, there were spaces in the home that felt dark and small. When they contacted us they wanted to know how could they make their brighter and more inviting, were there solutions to the 2nd floor sloped ceiling issues, and if they were going to do all of this work, how could they make their home more comfortable and efficient. A nagging water leak in the upstairs bathroom spurred them into action and here is how we solved their dilemma.
Conclusion: First, we added a little dormer to the rear of the house so we could get full headroom in nearly all of the upstairs bathroom! Then we decided to extend that dormer one more timber bay over to create a walk in closet with natural light and plenty of space. Since we were contemplating energy efficiency, we resolved a nagging issue that is present in a lot of timber frame construction, air tightness. Commonly found in timber frame construction, fiberglass insulation is installed in the rafter bays and board ceilings are installed over top. Unfortunately, board ceilings are anything but air tight, and fiberglass insulation needs to be in an airtight cavity for maximum effectiveness. So we were able to solve two issues at the same time for this homeowner. We removed the board ceiling and fiberglass insulation, we dense packed the rafter bays with cellulose insulation, and installed sheetrock in place of the boards. The boards were salvaged for re-use by the homeowner, and the space and light quality was dramatically improved. Some may think that losing the board ceiling took something away from the space, but what you'll see in the pictures is that it highly accentuates the heavy timbers and really makes them stand out in a beautiful way. Now with this added airtightness, better insulation, and brighter space, the homeowner hardly runs their wood stove, and it's so quiet in the space, an added bonus from changing the insulation. It became necessary to also add a sheetrock ceiling to the living room to hide the plumbing from the new bathroom layout above. Changing this ceiling gave the homeowner some real quality lighting that was lacking in the living room before. The brighter ceiling and new lighting layout completely transforms the living room into a space you want to hang out, even though the layout didn't change at all. When the homeowner saw the finished spaces she said "I can't believe this is my house, I want to live in this house"

Timber frame construction with board ceilings and fiberglass insulation are notoriously leaky! By installing cellulose insulation and covering it with sheetrock we were able to greatly reduce the heat flowing out of this home. It not only improves cashflow it improves the comfort level in the space. Who wants to sit in their living room and feel a draft? Let us remind you, we are not saying cellulose insulation is an air barrier, we use the sheetrock to help with that, but it does significantly reduce the air flow over fiberglass insulation. And when we reduce the airflow, we reduce the heat flow. And when we reduce the heat flow, we reduce the need to re-heat that drafty air from outside. When it comes to energy efficiency the first and best place to start is air infiltration. We greatly reduced the air infiltration with the new insulation, but we also added a hat and warm boots. What I mean by that is, we improved the insulation in the roof, and we installed insulation in the basement. Maybe it's a silly analogy, but when you think about keeping warm, we always start with the hat and boots! With sustainability in mind, the next project will be to add a deck to the front of this house with rain catchment barrels from the metal roof. They are planning to plant a garden in the spring and the rain catchment system will help to irrigate the new garden.

During seasonal months, snow and leaf removal are greatly eased by having a hard surface to shovel or rake. The permeable pavers used are Techo-Bloc Villagio in Shale Grey and we installed a granite Belgian block border. We replaced existing broken concrete walkway with new curving flagstone walkway and connected the front steps to the driveway and side steps. They are typically in very desirable locations within their larger communities, and remodeling them with modern amenities, increasing the performance and efficiency of them, and having them Green Certified (independent third-party verified) makes them extremely attractive to buyers, and helps to raise other property values within the neighborhood.
Green Certified Remodeled Homes offer significant value and advantage in the marketplace over similar homes in their area, which is especially important as a new, younger era of home buyers enter the market. Current trends suggest that younger (as well as many “seasoned”) homeowners are interested in smaller, more efficient (and thus affordable) homes situated closer to shopping, their work, entertainment opportunities, and access to the economic and environmental benefits of mass transit.
These older homes also offer an additional value that is continuing to gain visibility and appreciation in the market place. They were built from lumber from slower-growth trees (denser and harder wood), and as such offer superior structural support compared to the same home built using lumber from today’s faster-growing (softer and less-dense wood) trees.
Robin and Kent had lived in their 2-story Gambrel Roof home in Heritage Hills since 1994. The house was structurally sound, due in large part to the old-growth (and denser) yellow pine that was used in its framing. They loved the quiet neighborhood, its sense of community and amenities, and their home. It suited their life-style and needs; and they had decided that they would remain in the home. It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership.
Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality.
The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months.
The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Its original architecture had been altered over the years in ways that presented ongoing maintenance and durability issues, as well as disrupting the elegance of the original design.
Kent has worked for over 30 years in the Environmental Sciences field, and is considered to be a national expert in understanding the sources of, and human exposure to pollutants in indoor environments. He had always been very conscious and cautious about the effects on indoor air quality that the construction, furnishings, and products used in home had on him and his family.
