Set amongst a splendid display of forty-one oaks, the design for this family residence demanded an intimate knowledge and respectful acceptance of the trees as the indigenous inhabitants of the space. Crafted from this symbiotic relationship, the architecture found natural placement in the beautiful spaces between the forty-one, acknowledging their presence and pedagogy. Conceived as a series of interconnected pavilions, the home hovers slightly above the native grasslands as it settles down amongst the oaks. Broad overhanging flat plate roofs cantilever out, connecting indoor living space to the nature beyond. Large windows are strategically placed to capture views of particularly well-sculptured trees, and enhance the connection of the grove and the home to the valley surround.

As written in Northern Home & Cottage by Elizabeth Edwards Sara and Paul Matthews call their head-turning home, located in a sweet neighborhood just up the hill from downtown Petoskey, “a very human story.” Indeed it is. Sara and her husband, Paul, have a special-needs son as well as an energetic middle-school daughter. This home has an answer for everyone. Located down the street from the school, it is ideally situated for their daughter and a self-contained apartment off the great room accommodates all their son’s needs while giving his caretakers privacy—and the family theirs. The Matthews began the building process by taking their thoughts and needs to Stephanie Baldwin and her team at Edgewater Design Group. Beyond the above considerations, they wanted their new home to be low maintenance and to stand out architecturally, “But not so much that anyone would complain that it didn’t work in our neighborhood,” says Sara. “We were thrilled that Edgewater listened to us and were able to give us a unique-looking house that is meeting all our needs.” Lombardy LLC built this handsome home with Paul working alongside the construction crew throughout the project. The low maintenance exterior is a cutting-edge blend of stacked stone, black corrugated steel, black framed windows and Douglas fir soffits—elements that add up to an organic contemporary look. The use of black steel, including interior beams and the staircase system, lend an industrial vibe that is courtesy of the Matthews’ friend Dan Mello of Trimet Industries in Traverse City. The couple first met Dan, a metal fabricator, a number of years ago, right around the time they found out that their then two-year-old son would never be able to walk. After the couple explained to Dan that they couldn’t find a solution for a child who wasn’t big enough for a wheelchair, he designed a comfortable, rolling chair that was just perfect. They still use it. The couple’s gratitude for the chair resulted in a trusting relationship with Dan, so it was natural for them to welcome his talents into their home-building process. A maple floor finished to bring out all of its color-tones envelops the room in warmth. Alder doors and trim and a Doug fir ceiling reflect that warmth. Clearstory windows and floor-to-ceiling window banks fill the space with light—and with views of the spacious grounds that will become a canvas for Paul, a retired landscaper. The couple’s vibrant art pieces play off against modernist furniture and lighting that is due to an inspired collaboration between Sara and interior designer Kelly Paulsen. “She was absolutely instrumental to the project,” Sara says. “I went through two designers before I finally found Kelly.” The open clean-lined kitchen, butler’s pantry outfitted with a beverage center and Miele coffee machine (that allows guests to wait on themselves when Sara is cooking), and an outdoor room that centers around a wood-burning fireplace, all make for easy, fabulous entertaining. A den just off the great room houses the big-screen television and Sara’s loom— making for relaxing evenings of weaving, game watching and togetherness. Tourgoers will leave understanding that this house is everything great design should be. Form following function—and solving very human issues with soul-soothing style.

Cottage exterior home idea in Los Angeles

With a wry smile and a penchant for artisanal quality, she asked, "Can you mix Egyptian Art Deco, Funky Modern, and Western Lodge styles in my historic 1910 Prairie Style home?" Yes, ma'am. Yes I can. ...I'll freely admit, and so will Nancy, the pair of vintage couches we redressed flanking the fireplace are simply hilarious. Our clients, a couple with four children, wanted to update their 1952 home with a mid-century feel, focusing on the main floor. The renovation emphasized enhancing finishes, optimizing storage, and maximizing seating in the dining and living areas. The entryway was designed to be inviting and practical, while the living room featured a statement sectional and a stunning terrazzo fireplace. The kitchen and dining area were transformed to be both functional and elegant, with playful touches like “Drunk Monkeys” wallpaper in the powder room.

Complete renovation of a colonial home in Villanova. We installed custom millwork, moulding and coffered ceilings throughout the house. The stunning two-story foyer features custom millwork and moulding with raised panels, and mahogany stair rail and front door. The brand-new kitchen has a clean look with black granite counters and a European, crackled blue subway tile back splash. The large island has seating and storage. Inspiration for a transitional galley marble floor and white floor utility room remodel in Tampa with an undermount sink, shaker cabinets, dark wood cabinets, a side-by-side washer/dryer and white walls

This bright and serene bathroom gets a modern twist from a floating vanity and shelves, a step-up soaking tub, a large clerestory window, and floor-to-ceiling mosaic wall tile.

After many years of careful consideration and planning, these clients came to us with the goal of restoring this home’s original Victorian charm while also increasing its livability and efficiency. From preserving the original built-in cabinetry and fir flooring, to adding a new dormer for the contemporary master bathroom, careful measures were taken to strike this balance between historic preservation and modern upgrading. Behind the home’s new exterior claddings, meticulously designed to preserve its Victorian aesthetic, the shell was air sealed and fitted with a vented rainscreen to increase energy efficiency and durability. With careful attention paid to the relationship between natural light and finished surfaces, the once dark kitchen was re-imagined into a cheerful space that welcomes morning conversation shared over pots of coffee. Every inch of this historical home was thoughtfully considered, prompting countless shared discussions between the home owners and ourselves. The challenge for contemporary tower living is the relationship between the view and apartment. When a view is this spectacular, construction details have to be incredible to measure up to the vistas. The stone clad walls, custom wine room, and millwork from Switzerland hold their own here. Entering the back yard is like entering an English garden. To ensure a seamless look between the original new parts of the house, we built the covered patio using the same German schist stone and timber framed stucco. Further, the stone’s pointing matches the original historic stone, and we used a gray grout for a weathered, aged look. The space is finished off with spiraled lattice iron works and all slate roof. At the end of the roof is an open truss timber frame in a cathedral design. Copper flashing at the joints protects the wood from water sitting in the spaces and eventually rotting the joints. The patio itself features a flagstone floor, built in gas grill, and the other side of the Rumford fireplace found in the family room. In this transitional farmhouse in West Chester, PA, we renovated the kitchen and family room, and installed new flooring and custom millwork throughout the entire first floor. This chic tuxedo kitchen has white cabinetry, white quartz counters, a black island, soft gold/honed gold pulls and a French door wall oven. The family room’s built in shelving provides extra storage. The shiplap accent wall creates a focal point around the white Carrera marble surround fireplace. The first floor features 8-in reclaimed white oak flooring (which matches the open shelving in the kitchen!) that ties the main living areas together. Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home.
