The two dwelling requirement and contextual fit make the building unique, shaped and functioning as follows: Design Subtly distinguished separate dwellings — while still appearing as a single residence. Contemporary but synergistic with heritage setting — contemporary detailing with a scale (height, setbacks) in keeping with the historic “Flower’s Building” and materials/colour selections (face brick, boarded cladding, stone) that complements, not competes with, its heritage, seaside setting. Streetscape and contextual fit: The Ewing Avenue frontage and northern neighbour are addressed by a darker, quieter core element, clad in metal and light coloured, boarded features that extend from the ground to its flat parapeted roof. The darker, northern side anchors the lighter and more open, glazed southern side that overlooks Bob A Day Park and sits beneath a flat planar roof. External walls are layered horizontally with boarded cladding to the first floor, flat rendered wall at the ground floor and a face brick basement. Balconies, views and privacy — generous floor to ceiling horizontal louvred windows fill rooms with sunlight and views to the park and ocean. The linear effect is further accentuated by both dwellings having projected outdoor balconies with the southern balcony having a continuum of louvres to either open or close for sunlight, stargazing or privacy. Façade finishes and an entry of stone, copper and wood — texture and colour, accentuated by a copper panelled front door, timber louvres above and a feature stone blade wall, clearly defines the entry. Slender metal awnings and sliding panels also provide further articulation to the facades as well as privacy. A handcrafted bespoke artisan sandstone wall with fireplace — is a centrepiece dividing the main living room from the eating and kitchen areas. An unusual partially sunken roof terrace — which provides an entertainment area of spectacular district and ocean views while remaining relatively private, quiet and sheltered. An exterior ‘living green wall’ — which is also viewable from the living room. A sunny, north east plunge pool — which is overlooked by two semi enclosed entertainment balconies. Large water tanks totalling 7000 litres — which services toilets, laundry and gardens. An extensive solar panel system — totalling over 10 KWs. Client brief Dual occupancy required for accommodating two separate dwellings, the primary dwelling for parents long term and the secondary dwelling for extended family. 1. Quantitative requirements Each dwelling with: 2 residential levels + roof terrace + basement carpark main external balcony off the main living area private garden setting full ducted air conditioning separation by a vertical, fire and acoustically rated, common wall. Primary dwelling (southside) — for main family: 3 bedrooms, 2.5 bathrooms, laundry, open planned living, kitchen and dining areas, a separate TV room, roof terrace and serviced by a lift (basement to level 1) 5,000 litre rainwater tank servicing the toilets and laundry 5.4 KW solar panel system 2 car basement car park. Secondary dwelling (northside) — for extended family: 3 bedrooms, 2 bathrooms, laundry, open planned living, kitchen, dining, a separate TV room Plunge pool 2,000 litre rainwater tank servicing the toilets and laundry 4.8 kW solar panel system 1 car basement car park + 1 car hardstand. 2. Qualitative requirements: Generally: Maximise sun, light and outlook to all rooms. Extensive glazing and use of skylights. Rooms to be designed as contemporary spaces with seamless, clean lines. Colour selections to be light, non jarring, using colours from whites to neutrals. Use of natural materials such as timber and stone. Open planned living areas — kitchen, dining and living with a strong spatial connection to encourage family together time. Main dwelling to have a separate TV room so that living areas remain unaffected by media intrusions. Bedrooms grouped together on the ground floor to ensure district and ocean views are prioritised for the living areas. Maximise louvred glazing to southern side of primary residence to overlook Bob A Day Park. Ocean views maximised where possible, most likely achieved across to the north east. Multi-layered complex approval process From the outset, there were numerous multi-layered approval stages through which to navigate. This ensured a vigorous, disciplined design approach. Stages included: The Prince Henry Design Review Panel (PHDRP) — appointed by Landcom to monitor the historic Prince Henry development site Randwick City Council — Development Application NSW State Heritage Department — approval required given the project’s proximity to the historic “Flowers” building. Randwick Council — the Construction Certificate was particularly involved with difficulties around strict adherence to; setbacks, height and floor space ratios and alignments with the southern setback of the “Flowers” Building, a flat roof geometry and guides around the use of external colour and materials. With the nearest major town almost 45 minutes away, it was essential this vacation home offered all the amenities for entertainment and relaxation. Spire worked with the client to create the perfect lake house retreat with comfort and convenience during any season or weather. The living room with an attached game room is a versatile space that offers endless entertainment. A 65” TV was installed over the fireplace in the custom stone wall. The adjustable mount allows the TV to lower for comfortable viewing from either the couch or pool table. A pair of Meridian Audio DSP7200 custom color matched speakers equipped with a Meridian Audio 218 digital controller were strategically installed on each side of the fireplace. The floor-standing speakers compliment the natural stone while providing astonishingly life-like sound, perfect for streaming live concerts. The powerful audio extends to the upper level of the home. Spire installed B&W 700 series bookshelf speakers in the executive office and a Triad custom speaker bar in the master bedroom. These speakers are ideal for smaller rooms, while elevating the TV experience. The large living room windows offer beautiful lake views and ample lighting. Lutron Palladiom shades were installed to easily control the natural light in the living room, master bedroom and bathroom. They are custom designed and fully automated to let in the morning sun or achieve partial shading or complete privacy. Whether set on a schedule or controlled from an iPad, the shades operate quietly and seamlessly. The technology was designed to be enjoyed just as much indoors as outdoors. With the whole home audio system, high-quality sound can flow throughout the indoor rooms as well as the outdoor patio. While the location may be remote, Spire ensured the WiFi and network connection is strong both throughout the yard and inside the home. A Lutron HomeWorks QS system integrates the control of all the interior and exterior lighting including motion sensing for the exterior pathway. Since this is not a permanent residence, a control and security system was very important. A personalized Savant system was integrated for full home control of lighting, climate, entertainment and security from anywhere with a smart device . This includes the ability to control the multiple landscape light zones with timed scenes. The Doorbird cameras and chimes with the integration of camera feeds into the Savant Control provides remote communication with visitors at any of the exterior doors. Remote access also allows rebooting of all essential systems from any location.

In early 2022, Mitchell & Best was contacted by a homeowner residing in a brick end-unit townhome that was originally built in 1979. The client was a friend of the company through prior business dealings and had originally considered a new custom single-family home through Mitchell & Best Next Door. After months of consideration and realization that they loved their current location and neighborhood, this couple – both attorneys and parents of a young child and a beloved elderly pet – decided to stay put and figure out how to make the floorplan better fit their family’s needs. The project’s Scope of Work included: Main Level - The plan re-organized the main floor, giving significantly more cooking, entertainment, and functional working space to the kitchen. All-new appliances, cabinetry, countertops, and extensive tile work were installed. The original oversized den was opened to the kitchen to create a generous dining space in the front of the house where natural light comes in. At the rear of the house, adjacent to the kitchen, a walk-up butler’s pantry/bar was created, and a new space was carved out for a private office accessed by a glass-front French pocket door. The office cabinetry was customized for the client’s needs with a built-in desk, bookshelves and sliding printer shelf. The Powder Room was also re-worked and with new plumbing and vanity is unrecognizable from its former self. Upper Level – In the Owner’s Bedroom, a deep closet was added with two sets of double doors. Most significantly on the upper level, the Owner’s Bathroom was completely re-worked to provide a wet room for the shower and free-standing tub. Spacious double vanity and a private water closet with pocket door completed the room. The Hall Bath was also gutted and re-worked to eliminate a tub and create a spacious shower. The two secondary bedrooms were re-worked slightly, including the elimination of a window seat that created a niche for a large desk. Lower Level – Original plans did not call for this area to be touched, as work had been done in the basement a few years before. However, as other work was underway, the homeowner decided they wanted the laundry room to rise to the quality level of the rest of the home’s renovations. This resulted in a beautiful and functional new mudroom with built-in cubbies and storage, laundry sink and stacked washer/dryer. Whole House – Mitchell & Best installed brand-new hardwood flooring, including a custom herringbone pattern in the foyer. New stair treads, handrails, carpet runner, light fixtures, interior two-panel doors, and interior hardware gave the entire house the look and feel of a brand-new home! In early 2022, Mitchell & Best was contacted by a homeowner residing in a brick end-unit townhome that was originally built in 1979. The client was a friend of the company through prior business dealings and had originally considered a new custom single-family home through Mitchell & Best Next Door. After months of consideration and realization that they loved their current location and neighborhood, this couple – both attorneys and parents of a young child and a beloved elderly pet – decided to stay put and figure out how to make the floorplan better fit their family’s needs. The project’s Scope of Work included: Main Level - The plan re-organized the main floor, giving significantly more cooking, entertainment, and functional working space to the kitchen. All-new appliances, cabinetry, countertops, and extensive tile work were installed. The original oversized den was opened to the kitchen to create a generous dining space in the front of the house where natural light comes in. At the rear of the house, adjacent to the kitchen, a walk-up butler’s pantry/bar was created, and a new space was carved out for a private office accessed by a glass-front French pocket door. The office cabinetry was customized for the client’s needs with a built-in desk, bookshelves and sliding printer shelf. The Powder Room was also re-worked and with new plumbing and vanity is unrecognizable from its former self. Upper Level – In the Owner’s Bedroom, a deep closet was added with two sets of double doors. Most significantly on the upper level, the Owner’s Bathroom was completely re-worked to provide a wet room for the shower and free-standing tub. Spacious double vanity and a private water closet with pocket door completed the room. The Hall Bath was also gutted and re-worked to eliminate a tub and create a spacious shower. The two secondary bedrooms were re-worked slightly, including the elimination of a window seat that created a niche for a large desk. Lower Level – Original plans did not call for this area to be touched, as work had been done in the basement a few years before. However, as other work was underway, the homeowner decided they wanted the laundry room to rise to the quality level of the rest of the home’s renovations. This resulted in a beautiful and functional new mudroom with built-in cubbies and storage, laundry sink and stacked washer/dryer. Whole House – Mitchell & Best installed brand-new hardwood flooring, including a custom herringbone pattern in the foyer. New stair treads, handrails, carpet runner, light fixtures, interior two-panel doors, and interior hardware gave the entire house the look and feel of a brand-new home!
