Bridgwater is known to be one of Somerset’s liveliest towns. With a history dating back over 1000 years, it has many traditions, including a carnival which happens every November, and is hailed as the world’s largest illumination procession. What wasn’t looking lively, however, was this Limestone tiled kitchen floor at a house in the town. It had been laid five years previously but at the time of laying hadn’t been sealed with adequate amounts of sealer. As a result, the Limestone had absorbed a lot of wet footprints and other dirty stains. The sealer simply broke down after a while, leaving the homeowner with a floor that never looked clean no matter how much they cleaned it – using all kinds of products. In fact, the tiles looked blackened and mouldy, as you can see in the photos below. It was time for the homeowner to seek out professional assistance, so she decided to contact her local Tile Doctor. I was asked to completely restore the look of the floor – something the homeowner had deemed impossible at this point. In practice, I knew the floor could be restored using the right products and methods including a really deep clean and resealing with the right type of sealer for these tiles. I scrubbed in Tile Doctor Remove and Go, which is a powerful coatings remover which draws out ingrained stains and strips away any old sealer remaining on the tiles. The floor was then rinsed thoroughly with plain water to neutralise it, and the resulting soiled solution was extracted using a wet vacuum. I repeated the process on stubborn areas, eventually transforming the floor back to its natural and clean state. I allowed the Limestone to dry out completely overnight before returning to the property to seal the tiles. This is important as the slightest amount of excess moisture can damage the performance of the sealer, and we would’ve been back to square one! After checking with a damp meter, I could see everything was fine, so I proceeded to seal the floor with Tile Doctor Colour Grow, which is not only a robust impregnating sealer that will protect the floor going forward but also enhancing the natural colours in the stone at the same time. In the space of two days, the Limestone tiles had been completely transformed. Now it had been properly sealed, the floor will be much easier to clean and therefore should stay looking great for a long time to come. What does a roof deck look like when every part of the roof, even areas deemed uninhabitable and structurally weak, is utilized and optimized? This large midcentury home on the edge of Presidio National Park in San Francisco had an incredible location and views. But the original roof deck suffered from poor design detailing that had rendered it a leaking, deteriorating mess. Even worse, the previous owner had covered three roof areas surrounding the deck with river stones, structurally overloading the building and endangering its occupants. We removed the river stones and everything else down to the framing. An expertly detailed drainage and waterproofing system underlies everything above. The deck and access stairs are surfaced with durable and refined porcelain pavers. The guardrail is made from custom stainless steel supports with clear, low-iron, laminated glass spanning between for an unobstructed view. Heated seats make watching the chilly fog roll in through the gate comfy. Planting and greenery surround the deck. The type varies depending on structural conditions- a deep planter sits on top of a structural wall, sedums in shallow soil occupy the strong edges of the surrounding rooftops, and faux grass turf fills out the middle in areas that can’t support the weight of wet soil.

Victorian black and white tiles in the hallway of a house in Wanstead (E11), laid in what is often referred to as the York Pattern with a Kingsley Border, however sadly neglected for many years after being covered with a heavy underlay and carpet. First we cleaned the tiles with a dilution of Tile Doctor Pro-clean which releases the dirt stuck in the pores of the tiles; the solution was scrubbed into the floor with a buffer machine fitted with a black scrubbing pad and then the released soil extracted with a wet vacuum. The floor was then rinsed with water and extracted again with the wet vacuum. It was left to dry for thirty minutes and the floor inspected which revealed a few stubborn areas that were then treated using Nano-Tech Heavy Build-up remover (HBU) which was left to dwell for forty minutes and then scrubbed and then extracted again with water. To Slow down or stop the possibility of an issue we sometimes have with older floors such as Victorian Tiles we often use a product developed by Tile Doctor called Acid Gel, this is left on the surface for 5 minutes and then removed with light agitation and water and a wet vac machine, the floor is then rinsed with water again just to make sure there is no Acid Gel left in the Tile or on the surface. The Acid Gel not only Keeps mineral salts (efflorescence) at bay but also helps as a bonding agent for the sealer to make sealing theses type of tiles a lot easier. After leaving the floor to dry overnight I came back the next day to seal the floor using four coats of Tile Doctor Seal and Go which is ideal for Victorian tiled floors as it leaves a low sheen finish whilst providing excellent stain protection. This Victorian tiled hallway was one of the most beautiful Victorian floors I have ever had the pleasure to work on. With the wide range of patterns and colours they are available in, it seems no two Victorian tiled floors are exactly the same, and this uniqueness is part of what makes them so appealing to property owners. Unfortunately, this floor had been poorly maintained over the years, even suffering from a few loose and missing tiles. There was a thick coating of dust and dirt soiling its appearance, and the property owner was understandably keen to remedy the situation. Having realised that everyday household cleaners are not likely to achieve great results, she asked me to carry out a full professional restoration, including making some repairs where necessary. I was pleasantly surprised to find out that this property was situated in the town of Wyken, which is a few miles outside of Coventry city centre and in fact just down the road from where I live myself! Before making a start on the cleaning process, it was first necessary to re-fix the small number of loose tiles and replace a single missing tile by the radiator. Fortunately, I’ve been working on these types of floors for some time and have built up a good collection of replacement Victorian tiles so I was able to find one that matched in nicely with the rest of the floor without too much problem. To clean the tiles, I began by applying a layer of Tile Doctor Oxy-Gel directly into the floor with a small brush. This product is very similar to the popular Tile Doctor Pro Clean: both are strong alkaline cleaners, strippers and degreasers, with the main difference being that Oxy-Clean comes in a gel form, making it easier to control and therefore ideal for precise cleaning, or for application to vertical surfaces. Like Pro Clean and being an alkaline base it is suitable for use on all types of natural stone and tile. The Oxy-Gel was left to soak into the tiles for around ten minutes before being scrubbed in and then rinsed off carefully with water, I then used a wet vacuum to extract the now soiled cleaning solution off the floor. The next step was to acid wash the floor using Tile Doctor Acid Gel; this served to break down alkaline mineral deposits inherent in the grout along with some excess grout that had been left on the untidily left on tile from installation. It is recommended not to use this product on acid-sensitive soon such as Marble and Limestone as it can cause irreparable etching but its fine on Victorian tiles as long as you don’t leave it on too long. Finally, the floor was given a rinse with clean water to remove any trace of chemicals from the cleaning and to neutralise the area in preparation for sealing. I left the floor for 48 hours to dry before returning to the property to seal the tiles. This allowed plenty of time for the floor to dry completely, which is important as any excess moisture can damage the ability of the sealer to protect against dirt and stains. My choice of sealer for this floor was Tile Doctor High Shine; three coats in total were applied, providing – as the product name suggests – the high shine finish that the customer had requested. The sealer will provide durable surface protection going forward preventing dirt from becoming ingrained into the pores of the tile and ensuring it remains easy to clean and keeping its appearance for some time to come. As a big fan of Victorian tiles, it was a great pleasure to restore this floor, and my customer was certainly pleased too. I recently visited a customer living in the village of Ravensthorpe, just outside Northampton to rejuvenate a 15-year-old multi coloured Chinese riven slate floor that needed a deep professional clean. Slate is a hard-wearing tile used for flooring high traffic areas but does need sealing to bring out its best features. In this case the sealer had long since worn off and dirt had become ingrained in the stone making it difficult to clean effectively. We discussed the client’s requirements and the cleaning process I planned to follow to rejuvenate the floor. I had to check on availability, so I e-mailed over a quote and some dates later that day. They were happy with my proposal and agreed for the work to be done whilst the customers were on holiday. My first task was to test a small area to determine which products would give the best results. In this case, I decided to start with a strong dilution of Tile Doctor Remove and Go which is a strong alkaline cleaner/coatings remover that’s safe to use on Tile and Stone. I spread this solution across a section of the floor and left it to seep into the pores of the stone and lift out the ingrained dirt. After allowing the solution adequate time to dwell, I scrubbed the slate with a carbon brush fitted to a rotary machine to gradually reveal the fantastic natural colours of the Slate hidden beneath the dirt. Happy with my choice of cleaning product I repeated this process in sections until it had been carried out throughout the entire area. Following this, I rinsed the entire floor several times with clean water, before soaking up the resulting soiled residue with a wet vacuum. The next part of the cleaning process entailed paying attention to the grout lines which were scrubbed using Tile Doctor Grout Clean-Up. The resulting residue was promptly extracted with the wet vacuum and I finished by giving the whole floor a rinse with Tile Doctor pH Neutral Tile Cleaner. This is a day to day tile cleaning product which is recommended for stone floors, many supermarket tile cleaning products are only suitable for ceramic tiles due to their acidic formula and can damage a floor over years of use so you should always read the label. However, I always leave my clients with a complimentary bottle of a suitable Tile Doctor product to maintain their floors. The floor was left to dry off overnight and I returned on the second day to seal the floor. Before starting I checked the floor was dry using a damp meter which confirmed the Slate was dry and ready to seal. The floor must be completely dry before sealing as any excess moisture has the potential to the damage the performance of the sealer. Since my client had specifically requested a silk finish, I opted to use Tile Doctor Seal and Go which dries to leave a lovely subtle sheen that really enhances the look of the stone. Five coats were applied to ensure a good hard-wearing protection. My client was very pleased with the results, particularly as they hadn’t realised how much colour it had lost over the years and left the following feedback on our website. ”I despaired of having a clean-looking floor again.
