The pictures below detail the renovation of Ceramic Tiled Shower Cubicleat a property in Bolton Upon Dearne South Yorkshire. I was called in as the homeowners dreaded using the shower due to the state of the tiles, grout and cubicle in general. As you can see from the photograph the grout was filthy, the silicone was mouldy, and the shower frame was caked in mouldy dirt. Over the years there had been a build-up of hard water and staining from products which leave a residue. They had used everyday cleaning products, but these had not been able to touch the problem as it had been left for too long. I discussed with the clients how Tile Doctor could help, and how we would be able to deep clean the shower area and replace the mouldy silicone. I was confident we could get the renovate the cubicle and get it looking like new again. They were happy to accept my price and we arranged a time to complete the job. It would certainly be far cheaper than ripping out the shower cubicle and replacing with new. Bolton Upon Dearne is a small village in the very middle of South Yorkshire, it is almost the same distance away from the centres of Barnsley, Rotherham and Doncaster. It has a rich history of coal mining but like many pit villages it has suffered since the pit closures of the 80’s and 90’s. To start the shower was treated with Tile Doctor Oxy Gel, being a gel this product sticks well to the vertical surfaces giving it time to break down grease and grime, you’ll see from the picture just how much dirt was released. This was followed with a strong dilution of Tile Doctor Duo Clean which is great for restoring lighter coloured grout back to its original state as well as removing mould. After scrubbing the soiled water was easily drained away using the shower hose. The transformation was amazing, the area already looked so much more inviting! Next the old silicone that had gone mouldy was removed with a sharp knife, this is a slow work as you have avoid damaging the tile or the shower tray. Additionally, a clean and dry surface is required for the new silicone to adhere well. The tiles were Ceramic which are given a glazed surface during manufacture, so they don’t need a specialist sealant like natural stone. However, the surface of grout is cementous and attracts dirt easily so the whole shower wall was sealed using a can of Tile Doctor Wall and Grout Sealer. This gives a layer which will protect the tiles and grout and will ensure the tiles are easier to keep clean. For everyday cleaning I recommended they use Tile Doctor Aqua-Pro which is an effective, yet pH neutral tile and grout cleaner designed for everyday use in Bathrooms and Kitchens. The formula eliminates soap scum build-up and hard water deposits and its neutral formula won’t prematurely degrade the sealer. Used regularly this will prevent the build-up they had previously experienced and will keep the tiles looking good for some time to come. Located in the heart of Downtown St. Petersburg, the Vinoy Renaissance Resort & Golf Club is one of the city's most iconic hotels. This downtown gem can easily be distinguished by its salmon color and Mediterranean Revival style architecture. Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater. The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property. Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business. As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years. To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing. The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. When the owners of this Sea Ranch property approached David Moulton AIA and Empire Construction they were seeking our help to answer a couple of design challenges. The first challenge was to create a weather proof walkway between the main house, a separate building that served as a study, and an adjacent bedroom over the garage. Between these buildings there was a beautiful collection of towering Redwood trees and a glade of ferns. Over the years the owners had observed that a wonderful array of wildlife made their way across the property through these tress and ferns. It was not unusual to glance out their window and see Deer, Jackrabbits, Fox and the occasional Bobcat between the trees. Longtime lovers of the forest and native landscape, as well as avid dog and cat owners, they felt very strongly that the design include the preservation of each and every tree, the glade of ferns and the wildlife thoroughfare. From the start then, the design required something suspended above the landscape.

The award-winning Urbane Accent Tables feature a simple design that draws from deconstructivism yet still presents a refined, and highly functional piece of furniture. The unique design element of these uncomplex tables is the legs. They jut far above the tabletop itself, creating a dramatic look that’s the first thing you notice. Although the legs are proportionally large, they don’t detract from the table’s functionality or take up too much of the useable space. Made from solid American Ash, the legs are dimensionally stout but have a substantial taper that lightens their look and adds elegance to the otherwise blocky design. To produce the desired look, the legs were torch burned leaving a deeply charred surface, like the ancient Japanese technique of Shou Sugi Ban. The surface of the legs was then aggressively scrubbed with metal brushes to remove the softer wood and accentuate the open grain patterns that Ash is known for. All six legs were built from a single slab of Ash, and they are attached to the tabletops using a large dado joint that’s very strong, requiring only glue and no mechanical fasteners. The solid tabletops were crafted from a single slab of Argentine Mesquite that provide a beautiful contrast to the dark, chunky legs. The tables were designed and built in 2023 but the Mesquite slab was responsibly sourced in mid-Arizona in 2016.

Challenge: Our clients wanted to modernize the look of their 1997 home, and update all electrical and plumbing infrastructure. Structural issues were apparent at the onset of the project with missing bearing points and beams that should have been incorporated into the original build. Solution: The work started with a complete strip out of the interior. Existing finishes, appliances, kitchen, bathrooms, flooring, electrical, plumbing, doors and frames, heating systems, all trim, drywall, insulation and vapour barrier we all removed. This left a bare wood frame shell which required some tricky structural changes to open up the interior necessitating load transfer modifications and additional foundations. The main stair was widened to create a luxurious ascent to the master bedroom overlooking the golf course. All bathrooms were fully replaced with a new kitchen designed to be open to the dining room and living room. The new interior finishes, and the essential design thereof, came together smoothly with all trades meeting agreed time frames and prices. We had a great time working with the client throughout the project. Communication was strong during the course of construction which resulted in a renovation that exceeded the client’s criteria and that also met our exacting level of quality.

Set in a quiet neighborhood and framed by mature trees, this residence presented a unique opportunity: to thoughtfully evolve a custom mid-century modern home into a space that supports the everyday rhythms of a growing family. With a deep respect for the home’s original architecture, Klopf Architecture reimagined the house to better meet the needs of its owners—introducing functional improvements while preserving the spirit and character of its mid-century roots. The clients approached Klopf Architecture with a clear vision: refresh their home while seamlessly integrating new programmatic elements. Key goals included clarifying and enhancing the entry sequence; connecting the detached garage to the main house with a practical yet architecturally intentional intervention; adding functional spaces such as a mudroom and laundry room; expanding and remodeling the primary suite’s bathroom and closet; and creating a more engaging outdoor space that capitalized on the site’s impressive views, featuring a fire pit and outdoor kitchen. As a couple with distinct yet complementary perspectives—one focused on modern functionality and technology, and the other dedicated to preserving the home’s architectural integrity—their collaboration with Klopf Architecture resulted in a solution that harmonized both ideals. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. Working through multiple design iterations, Klopf Architecture crafted a solution that preserved the architectural language of the original home while supporting the functional needs of modern life. The garage-to-house connection became more than a passage—it evolved into an architectural moment of transition. A new mudroom and laundry space enhanced convenience without compromising the clean lines of the design. The primary suite was expanded to create a private, serene retreat. The reimagined backyard, complete with fire pit and kitchen, now plays a vital role in the family’s daily routine and social life.
