Design ideas for a huge contemporary formal garden in New York.

This mixed-income housing development on six acres in town is adjacent to national forest. Conservation concerns restricted building south of the creek and budgets led to efficient layouts. All of the units have decks and primary spaces facing south for sun and mountain views; an orientation reflected in the building forms. The seven detached market-rate duplexes along the creek subsidized the deed restricted two- and three-story attached duplexes along the street and west boundary which can be entered through covered access from street and courtyard. This arrangement of the units forms a courtyard and thus unifies them into a single community. The use of corrugated, galvanized metal and fiber cement board – requiring limited maintenance – references ranch and agricultural buildings. These vernacular references, combined with the arrangement of units, integrate the housing development into the fabric of the region. A.I.A. This Westlake site posed several challenges that included managing a sloping lot and capturing the views of downtown Austin in specific locations on the lot, while staying within the height restrictions. The service and garages split in two, buffering the less private areas of the lot creating an inner courtyard. The ancillary rooms are organized around this court leading up to the entertaining areas. The main living areas serve as a transition to a private natural vegetative bluff on the North side. Breezeways and terraces connect the various outdoor living spaces feeding off the great room and dining, balancing natural light and summer breezes to the interior spaces. The private areas are located on the upper level, organized in an inverted “u”, maximizing the best views on the lot. The residence represents a programmatic collaboration of the clients’ needs and subdivision restrictions while engaging the unique features of the lot. The clients desired an intimate, yet dynamic family residence that reflected the beauty of the site and the lifestyle of the San Juan Islands. The house was built to be both a place to gather for large dinners with friends and family as well as a cozy home for the couple when they are there alone. The project is located on a stunning, but cripplingly-restricted site overlooking Griffin Bay on San Juan Island. The most practical area to build was exactly where three beautiful old growth trees had already chosen to live. A prior architect, in a prior design, had proposed chopping them down and building right in the middle of the site. From our perspective, the trees were an important essence of the site and respectfully had to be preserved. As a result we squeezed the programmatic requirements, kept the clients on a square foot restriction and pressed tight against property setbacks. The delineate concept is a stone wall that sweeps from the parking to the entry, through the house and out the other side, terminating in a hook that nestles the master shower. This is the symbolic and functional shield between the public road and the private living spaces of the home owners. All the primary living spaces and the master suite are on the water side, the remaining rooms are tucked into the hill on the road side of the wall. Off-setting the solid massing of the stone walls is a pavilion which grabs the views and the light to the south, east and west. Built in a position to be hammered by the winter storms the pavilion, while light and airy in appearance and feeling, is constructed of glass, steel, stout wood timbers and doors with a stone roof and a slate floor. The glass pavilion is anchored by two concrete panel chimneys; the windows are steel framed and the exterior skin is of powder coated steel sheathing.

Interior design by others Our architecture team was proud to design this traditional, cottage inspired home that is tucked within a developed residential location in St. Louis County. The main levels account for 6097 Sq Ft and an additional 1300 Sq Ft was reserved for the lower level. The homeowner requested a unique design that would provide backyard privacy from the street and an open floor plan in public spaces, but privacy in the master suite. Challenges of this home design included a narrow corner lot build site, building height restrictions and corner lot setback restrictions. The floorplan design was tailored to this corner lot and oriented to take full advantage of southern sun in the rear courtyard and pool terrace area. There are many notable spaces and visual design elements of this custom 5 bedroom, 5 bathroom brick cottage home. A mostly brick exterior with cut stone entry surround and entry terrace gardens helps create a cozy feel even before entering the home. Special spaces like a covered outdoor lanai, private southern terrace and second floor study nook create a pleasurable every-day living environment. For indoor entertainment, a lower level rec room, gallery, bar, lounge, and media room were also planned.

This bright and light shaker style kitchen is painted in bespoke Tom Howley paint colour; Chicory, the light Ivory Spice granite worktops and Mazzano Tumbled marble flooring create a heightened sense of space.
