Zen design philosophy was the launching inspiration for this comprehensive landscape makeover in central Boulder. Locally sourced moss-rock boulders set the structure for the terraced back yard, with rustic slabs of buff sandstone for steps, and black granite accent boulders, gives the impression this landscape is has been here a long while. By hollowing out a boulder that is part of the terrace, the gas-line fire pit harmonizes with its' surroundings.

Dakin has been working with the owners of this site realize their dream of cultivating a rich and meaningful landscape around their home. Because of their deep engagement with their land and garden, the landscape has guided the entire design process, from architecture to civil engineering to landscape design.
All architecture on site is oriented toward the garden, a park-like, multi-use environment that includes a walking labyrinth, restored prairie, a Japanese garden, an orchard, vegetable beds, berry brambles, a croquet lawn and a charred wood outdoor shower. Dakin pays special attention to materials at every turn, selecting an antique sugar bowl for the outdoor fire pit, antique Japanese roof tiles to create blue edging, and stepping stones imported from India. In addition to its diversity of garden types, this permacultural paradise is home to chickens, ducks, and bees. A complex irrigation system was designed to draw alternately from wells and cisterns.

Dakin has also had the privilege of creating an arboretum of diverse and rare trees that she based on Olmsted’s design for Central Park. Trees were selected to display a variety of seasonally shifting delights: spring blooms, fall berries, winter branch structure. Mature trees onsite were preserved and sometimes moved to new locations.

There is centralized lighting control both indoors and outdoors, an enterprise Wi-Fi network, HD surveillance, and a state of the art Crestron control system utilizing iPads and in-wall touch panels. Some of the special features of the facility is a powerful and sophisticated QSC Line Array audio system in the Great Hall, Sony and Crestron 4k Video throughout, a large outdoor audio system featuring in ground hidden subwoofers by Sonance surrounding the pool, and smart LED lighting inside the gorgeous infinity pool.

Inspired by the owners' travels in the Mediterranean region yet rooted firmly in Texas soil, this single family residence is designed to provide a secluded, comfortable environment for observing nature, relaxing, entertaining, living, and working. The oddly shaped site determined a house that is removed from the street, resulting in a long drive through a wooded area that leads to the gently sloping house site. The house is designed around a large, central public living area. The basic "H" shaped plan reaches out to define the entry court as well as the rear yard area. The building can only be seen in small vignettes as one moves around and through it, and is finally understood from inside the main room. The public space is central to the plan, where rooms overlay and flow through and into one another. Private rooms are tucked away in more remote parts of the site. The guest bedrooms are located at a slightly lower level, and a remote study, reached by a ship's ladder, overlooks the main living area and enjoys its own roof terrace. The central part of the house is designed as a solid, strong, "original" building to which other wings are added as if built over time. The client desired that the house appear to be of no discernible style or period, and seem older rather than newer.

After significant fire damage left this West Philadelphia duplex in need of complete rehabilitation, Rocks + Cornerstones managed the property’s transformation from planning and permitting through construction and final occupancy.
The two-unit property was completely gutted and rebuilt, with each unit featuring two bedrooms, one bathroom, a spacious living area, and an open-concept kitchen. We developed the construction floor plans, coordinated zoning and building permit submissions with Philadelphia L&I, and managed the project through the City's required inspections and final Use & Occupancy approval.
Construction included new plumbing, electrical and HVAC systems with central air; new windows and doors; new kitchens with soft-close cabinetry and quartz countertops; new bathrooms; flooring; lighting; and paint throughout. Where possible, original architectural details—including the fireplaces—were retained to preserve some of the character of the existing property.
The completed duplex passed its required inspections, received its Use & Occupancy approval, and returned to productive use as an occupied rental property.
