The landscape around this Mediterranean style home was transformed from barren and unusable to a warm and inviting outdoor space, cohesive with the existing architecture and aesthetic of the property. The front yard renovation included the construction of stucco landscape walls to create a front courtyard, with a dimensional cut flagstone patio with ground cover joints, a stucco fire pit, a "floating" composite bench, an urn converted into a recirculating water feature, landscape lighting, drought-tolerant planting, and Palomino gravel. Another stucco wall with a powder-coated steel gate was built at the entry to the backyard, connecting to a stucco column and steel fence along the property line. The backyard was developed into an outdoor living space with custom concrete flat work, dimensional cut flagstone pavers, a bocce ball court, horizontal board screening panels, and Mediterranean-style tile and stucco water feature, a second gas fire pit, capped seat walls, an outdoor shower screen, raised garden beds, a trash can enclosure, trellis, climate-appropriate plantings, low voltage lighting, mulch, and more!

Douglas Fir flooring’s durability and straight grain have made it popular for everything from flooring and furniture, to trim in mission style homes. Typically, reclaimed antique douglas fir has a tight straight grain pattern however some boards may feature a wavy or spiral grain. If the salvaged pieces are virgin-forest douglas fir it could also have very tight growth rings. Our Reclaimed Antique Douglas Fir comes from old factories and warehouses where it was usually used as structural beams, timbers or joists. Douglas fir is a staple in American lumber production. Tall and straight, it has many varied applications from log cabins to railroad ties and of course Christmas trees! An average douglas fir, if left to develop, can grow to a height of 300 feet with a 6 foot trunk diameter. It was said that the lumber from a douglas fir was as strong as concrete. Although the Kids Bathroom was reduced in size by a few feet to add additional space in the Master Bathroom, you would never suspect it! Because of the new layout and design selections, it now feels even larger than before. We chose light colors for the walls, flooring, cabinetry, and tiles, as well as a large mirror to reflect more light. A custom linen closet with pull-out drawers and frosted glass elevates the design while remaining functional for this family. For a space created to work for a teenage boy, teen girl, and pre-teen girl, we showcase that you don’t need to sacrifice great design for functionality!

This small bathroom remodel was completed in Northern Virginia in Alexandria. To maximize the space in the existing small bathroom, MOSS moved a linen closet further into an adjacent room to make the bathroom feel more open. The result made a world of difference once a top of the line shower/tub combo was installed, along with a brand new bathroom vanity and pocket door to eliminate door swing into their upstairs hallway.

This gorgeous wide plank antique Oak is our most requested floor! With dramatic widths ranging from 6 to 12 inches (14 inches in some cases), you can easily bring an old-world charm into your home. This product comes to you completely pre-finished and ready to install. We start by hand sanding the surface, beveling the edges ever so slightly, and being careful to preserve the historical integrity of the planks. Typically, about 80% of your flooring will be "Smooth" with the remaining 20% having a slight texture from the original saw kerfs. This material will also have nail holes, knots, and checks which only adds to the unique character. Next, we apply Waterlox, a tung oil based sealant with or without stain added. Finally, 3 coats of Vermont Polywhey finish are added with a hand buffing between coats. The result is a luxurious satiny finish that you can only get from Historic Flooring! Photos by Steven Dolinsky
