Brutalist Townhouse is a renovation of a 1962 cast concrete and brick townhouse in Southwest Washington DC. The project is a study in efficiency, color theory, eclecticism, and art curation. Their home is a space in constant evolution- for a growing family that enjoys art, avid reading, restoring furniture, and vintage audio equipment. The simple concept of the interior is to sharply contrast the exterior. The brutalist base building has cold and unadorned facades of brick, concrete, and glass- so inversely the interior is designed with warm woods, quirky furniture, rich textures, and colorful artwork. The couple’s art collection (which ranges from 17th century intaglio prints, Hudson River School oil paintings, Japanese wood block prints, to modernist silkscreens) is a primary focus throughout the interior, with special attention to flexibility as the collection grows. Drawing from experience in museum and gallery design, most of the art walls are kept white- while only the doors throughout the space are vibrantly painted to give a curated pop of color.

This boys bedroom in a Manhattan townhouse was designed with an active boy in mind. We incorporated the interests and lifestyle of the boy so he would have ample space to play as well as a comfortable desk for reading and school work. The chandelier from Artemide provides a fun touch along with the original graffiti art above the bed. Since neutral colors were used, the bedding can be switched out for a change and the overall scheme will endure as the child grows. Alex Kotlik Photography

Interior Designer: MOTIV Interiors LLC Photographer: Sam Angel Photography Design Challenge: This 8 year-old boy and girl were outgrowing their existing setup and needed to update their rooms with a plan that would carry them forward into middle school and beyond. In addition to gaining storage and study areas, could these twins show off their big personalities? Absolutely, we said! MOTIV Interiors tackled the rooms of these youngsters living in Nashville's 12th South Neighborhood and created an environment where the dynamic duo can learn, create, and grow together for years to come. Design Solution: In her room, we wanted to create a fun-filled space that supports softball, sleepovers, science, and anything else a girl might want to get into. The star of the show is a beautiful hand-printed wallpaper by Brooklyn designer Aimee Wilder, whose FSC-certified papers contain no VOC’s (Volatile Organic Compounds). That means that in addition to packing a powerful visual punch, they meet our standard for excellent indoor air quality. We also love this wallpaper because it is composed of so many different neutral colors - this room can organically evolve over time without necessarily replacing the paper (which was installed with a no-VOC adhesive). We refreshed the remaining walls with a scrubbable no-VOC paint from Sherwin Williams (7008 Alabaster) and gave the carpets in both of the twins’ rooms a good cleaning and simple stretch as opposed to replacing them. In order to provide more functional light in her room, we incorporated a corner floor lamp for reading, a telescoping desk lamp for studying, and an eye-catching LED flower pendant on a dimmer switch sourced from Lightology. Custom window treatments in a linen/cotton blend emphasize the height of the room and bring in a little “bling” with antiqued gold hardware. Before we even thought about aesthetics, however, MOTIV Interiors got to work right away on increasing functionality. We added a spacious storage unit with plenty of baskets for all of our young client’s animal friends, and we made sure to include ample shelf space for books and hobbies as she finds new passions to explore down the road. We always prefer eco-friendly furnishings that are manufactured responsibly, made with sustainably harvested wood (FSC Certified), and use no glue or non-toxic glues and paints. The bedding in this project is 100% cotton and contains no synthetic fibers. When purchasing bedding, check for the GOTS Certification (Global Organic Textile Standard). The introduction of a desk and drawer unit created a calming space to study and reflect, or write a letter to a friend. Gold accents add a bit of warmth to the workspace, where she can display her memories, goals, and game plans for a bright future. We hope you enjoyed this project as much as we did! A gorgeous infinity spa to relax and unwind after school/work - featuring pool water spilling pots and a sheer descent waterfall. The pool entry-way features a sun shelf and bubblers, with chairs if you want to only get your feet wet and read a book. Travertine tiles are all along the pool, along with the big-screen enclosure with concrete pillars; the lanai makes the yard very spacious and has a great view out onto the golf course.

THEME Inspired by the Magic Tree House series of children’s books, this indoor tree house provides entertainment, fun and a place for children to read about or imagine adventures through time. A blue sky, green meadows, and distant matching beech trees recreate the magic of Jack and Annie’s Frog Creek, and help bring the characters from the series to life. FOCUS A floor armoire, ceiling swing and climbing rope give the structure a true tree house look and feel. A drop-down drawing and writing table, wheeled work table and recessed ceiling lights ensure the room can be used for more than play. The tree house has electric interior lighting, a window to the outdoors and a playful sliding shutter over a window to the room. The armoire forms a raised, nine-foot-wide play area, while a TV within one of the wall’s floor-to-ceiling cabinets — with a delightful sliding ladder — transforms the room into a family theater perfect for watching movies and holding Wii competitions. STORAGE The bottom of the drawing table is a magnetic chalk board that doubles as a display for children’s art works. The tree’s small niches are for parents’ shoes; the larger compartment stores children’s shoes and school bags. Books, games, toys, DVDs, Wii and other computer accessories are stored in the wall cabinets. The armoire contains two spacious drawers and four nifty hinged storage bins. A rack of handy “vegetable buckets” above the armoire stores crayons, scissors and other useful items. GROWTH The room easily adapts from playroom, to party room, to study room and even to bedroom, as the tree house easily accommodates a twin-size mattress. SAFETY The rungs and rails of the ladder, as well as the grab bars beside the tree house door are wrapped with easy-grip rope for safe climbing. The drawing table has spring-loaded hinges to help prevent it from dropping dangerously from the wall, and the table door has double sets of locks up top to ensure safety. The interior of each storage compartment is carpeted like the tree house floor to provide extra padding.
