We unlocked its beauty and functionality through an open floor plan and expansive windows and decks, capturing breathtaking mountain views. A gourmet kitchen connects through an open floor plan to the sunny dining room and airy great room. The new master bedroom sits at the top with a commanding panorama. AV Architects + Builders Location: Falls Church, VA, USA Our clients were a newly-wed couple looking to start a new life together. With a love for the outdoors and theirs dogs and cats, we wanted to create a design that wouldn’t make them sacrifice any of their hobbies or interests. We designed a floor plan to allow for comfortability relaxation, any day of the year. We added a mudroom complete with a dog bath at the entrance of the home to help take care of their pets and track all the mess from outside. We added multiple access points to outdoor covered porches and decks so they can always enjoy the outdoors, not matter the time of year. The second floor comes complete with the master suite, two bedrooms for the kids with a shared bath, and a guest room for when they have family over. The lower level offers all the entertainment whether it’s a large family room for movie nights or an exercise room. Additionally, the home has 4 garages for cars – 3 are attached to the home and one is detached and serves as a workshop for him. The look and feel of the home is informal, casual and earthy as the clients wanted to feel relaxed at home. The materials used are stone, wood, iron and glass and the home has ample natural light. This project required a unique design to fit within the building envelope of this property while maximizing living space on and under this unusually high deck. This curved deck answered the challenge while creating a one of a kind space, connecting the second story indoor area to relaxed seating convenient to the kitchen and the lower living area to a completely protected space under the deck. The rounded design and detailed trim work add character to every perspective. Illuminated for evening entertainment the party continues after dark. A grand staircase descends to the paver patio area below. The landing at the base of the staircase adds scale while smoothing flow whether heading to the swings or to the patio. At the far end of the patio a fire feature flanked by two arched benches provides for a reflective moment or relaxed conversation amid the warm ambiance of the fire. Substructure is ACQ pine with all Zmax hardware on 12” & 16” X 42’’ deep footings. Average live load exceeds 80# per sq ft. Framing lumber is blacked out for better aesthetics.

Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. The 2,800 square foot Rockaway Beach Residence is a significant remodel and addition to a small beach cottage built in the 1920’s. The owner’s desire for the building was to maintain a visual connection to the water and Seattle beyond and expand upon the nature of the shingled cottages found along the water’s edge in Puget Sound in the early part of the 20th century. The two bedroom house includes daytime living spaces on the ground level including a sunroom where one can view both Mt. Baker and Mt. Rainier on a clear day. The second floor includes bedrooms with views, a gallery space over the dining room below, owner’s office and grandchildren’s loft. Fine attention to craft was taken in preparing the unusual roof shapes and gracious trim assemblies. Designed by BC&J Architecture.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Converting the attic into a cozy owner's retreat allowed room for this efficient second floor laundry room that opens onto a sunny deck above the front entry.

This 1912 traditional style house sits on the edge of Cheesman Park with four levels that needed updating to better suit the young family’s needs. A custom wine room was constructed on the lower level to accommodate an area for entertaining guests. The main level was divided into a smaller family room area with a double door opening into the formal living room. The kitchen and butler’s pantry were combined and remodeled for better function. The second level master bathroom was relocated and created out of an adjacent bedroom, incorporating an existing fireplace and Juliet balcony that looks out to the park. A new staircase was constructed on the third level as a continuation of the grand staircase in the center of the house. A gathering and play space opens off the stairs and connects to the third-floor deck. A Jill & Jill bathroom remodel was constructed between the girls’ rooms.

An original overhead soffit, tile countertops, fluorescent lights and oak cabinets were all removed to create a modern, spa-inspired master bathroom. Color inspiration came from the nearby ocean and was juxtaposed with a custom, expresso-stained vanity, white quartz countertops and new plumbing fixtures. After just completing a project for a client's second home, the house accidentally caught fire and most of the exisiting structure and furnishings was burned. This unfortunate episode allowed us an opportunity to create the dream home that our clients always wanted. After the fire, we were able to remodel an entirely new space including a wood celing with beams, venetian plaster walls, and wide plank white oak flooring. The installation although eclectic, reflects a mediterranean atmosphere filled with light and texture.

This one story home was transformed into a mid-century modern masterpiece with the addition of a second floor. Its expansive wrap around deck showcases the view of White Rock Lake and the Dallas Skyline and giving this growing family the space it needed to stay in their beloved home. We renovated the downstairs with modifications to the kitchen, pantry, and laundry space, we added a home office and upstairs, a large loft space is flanked by a powder room, playroom, 2 bedrooms and a jack and jill bath. Not everyone has the backyard that suits a hardscape patio. Those situations sometimes call for a different approach....especially in this case! We built a second-level deck and pergola for this family outside of Greenfield. Cedar all around! They also wanted to retain their beautiful views. So we used a cable railing system that is safe and effective at preventing falls, but also perfect for maximizing those views. I think it turned out well, don't you? Sun-Dried tomatoes anyone?

The mudroom runs alongside of the rear patio, linking the kitchen to the original coach house that was on the property. The coach house was converted into a garage and a home theater. The mudroom features ample, easily accessible storage to organize clutter before it has the chance to reach into the rest of the house. Likewise a stacked washer and dryer (which complement those in the main laundry room on the second floor) capture muddy uniforms and the like. Closed cabinets hold additional coat storage, brooms, and cleaning supplies. A frosted glass panel door can close off views to the mudroom from the kitchen.
