For this project we were hired by a young couple to convert a dated duplex apartment into a modern loft-like space for their growing family. The apartment occupied the first and second floor of a building that originally was a series of row houses. The row houses had been combined to create a large apartment complex. the individual units lacked flow and were composed of many small rooms. The main stair connecting the two levels of the apartment was directly inside the entry. Because the stair could not be relocated we decided to make it a focal point. We removed the original stair and replaced it with a sculptural open oak stair with a glass guardrail. Beneath the stair we created an oak cabinet that acts as a landing spot for belongings upon entering the apartment. This foyer space created by this stair entity is separated from the kitchen/dining area by a floating wall. This was done to keep the space visually open when you enter the apartment and to create better flow. The wall shared with the stair acts as the rear wall of the kitchen which is completed by an island. The space segues into a dining area. One of the selling points of the apartment was an under utilized private patio space. The space was previously accessed by sliding glass doors in multiple rooms. By opening up the entire space, the kitchen dining area now has a strong connection to the outdoors and the renovated patio feels like part of the apartment’s floor area. The rest of the first floor is a large primary suite. The suite was designed with ample walk in closets, a small room for a baby’s crib and a large primary bath. AV Architects + Builders Location: Falls Church, VA, USA Our clients were a newly-wed couple looking to start a new life together. With a love for the outdoors and theirs dogs and cats, we wanted to create a design that wouldn’t make them sacrifice any of their hobbies or interests. We designed a floor plan to allow for comfortability relaxation, any day of the year. We added a mudroom complete with a dog bath at the entrance of the home to help take care of their pets and track all the mess from outside. We added multiple access points to outdoor covered porches and decks so they can always enjoy the outdoors, not matter the time of year. The second floor comes complete with the master suite, two bedrooms for the kids with a shared bath, and a guest room for when they have family over. The lower level offers all the entertainment whether it’s a large family room for movie nights or an exercise room. Additionally, the home has 4 garages for cars – 3 are attached to the home and one is detached and serves as a workshop for him. The look and feel of the home is informal, casual and earthy as the clients wanted to feel relaxed at home. The materials used are stone, wood, iron and glass and the home has ample natural light. Our client recently purchased a newly-constructed home in order to downsize and have a low- maintenance home and yard. The existing side yard/back yard was undeveloped by the builder, leaving the homeowner with the huge challenge of creating a great outdoor entertaining space for family and friends, while creating privacy and overcoming the over 8-foot steep drop from the existing back porch down to the alley. The grade was the largest challenge because the space was so narrow with such a large fall from existing porch to the property line. The second largest challenge is that this residence is located in a semi-private community where HOA approval of plans and materials is difficult, as all the residences here share a similar look and feel with a very clean and contemporary aesthetic. We had to precisely shoot grades to know what kinds of retaining walls would need to be constructed along with how much backfill soil and dirt movement would need to be done. After that the design had to carefully consider the space with maximum functionality for outdoor entertainment with newly constructed walls to ensure it would last for many years to come. All of this was done with multiple meetings with the homeowners who are a retired engineer and active architect themselves. Once a design was settled upon, then submission to the HOA board of approval had to be completed and signed off on with all questions and concerns answered for the community by-laws. The two biggest difficulties within the construction phase were that the neighbor next to the back yard had a large retaining wall not properly backfilled up to the property line. That neighbor wouldn’t allow us proper access and control to help alleviate the issues, so we had to skillfully work around this to ensure what we constructed would last, despite their property not being properly addressed. We also had to go through multiple shipments from the manufacturer due to large variances in the material’s appearance on the steps and another shipment that was broken during shipping. These two things delayed the project we were working to complete before the spring so the homeowner could have the maximum use of the space this year. Topping off this challenging construction was a beautiful palette of native grasses, rosemary, groundcover, granite walkways, and synthetic grass to ensure year-round, practically effortless beauty.

Mr. Mescher – Home Owner Shares Story “I wanted to take this opportunity to tell you that I am extremely pleased with the work that Columbia Roofing did in replacing the roof on our Kent Island home. The house has a complicated roof structure with multiple gables and a quarter round conical roof which spans between two vertical walls in the back. We choose a 50 year Owens Corning shingle and to assure a good job, we only obtained quotes from roofing companies that received outstanding reviews. We were pleased when the Columbia production crew roofed the house without issue and brought the full visual effect of slate using the 4 tab asphalt shingle with its distinctive keyway. When it came to the conical roof, we were faced with the possibility of having to install a metal roof in lieu of maintaining the slate like appearance that was so prominent on the other roof sections of the house. Our preference was to maintain the appearance of slate on the conical section similar to that seen on the old slate roof cathedrals. While this is easy to say, I can now appreciate how difficult it is to do. To honor our wishes, Ben Alsop came to the house and worked through the complicated layout necessary to use the same 4 tab shingles on the conical section. To do the job properly, every single 4 tab shingle had to be cut into individual tabs. Each tab was then taken up on the roof where the keyway was aligned to vertical through a system of straight lines drawn from the point of the conical roof to the starter shingle at the roof’s edge. Each tab had to be cut again (often multiple times) after the tab alignment was complete. To assure the accuracy necessary to maintain the visual effect, Ben took it upon himself to personally perform the roofing of the conical section. Ben is a manager for Columbia Roofing who no longer performs the physical roofing work after coming up through the ranks of the roofing trade. His personal dedication to getting this job done for us in a way that is simply stellar could not go without acknowledgement. Ben is not only a craftsman, he is an artisan whose skill set can clearly be seen in the pictures that I have attached. I want to thank Columbia Roofing for a job well done and particularly I want to thank Ben for taking the time and putting in the effort to truly make this a stellar installation.”

Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. The Glo A5h, hidden sash, ensures that operational windows share the same profile thickness as fixed units. This was done to keep the space visually open when you enter the apartment and to create better flow. The wall shared with the stair acts as the rear wall of the kitchen which is completed by an island. The space segues into a dining area. One of the selling points of the apartment was an under utilized private patio space. The space was previously accessed by sliding glass doors in multiple rooms. By opening up the entire space, the kitchen dining area now has a strong connection to the outdoors and the renovated patio feels like part of the apartment’s floor area. The rest of the first floor is a large primary suite. The suite was designed with ample walk in closets, a small room for a baby’s crib and a large primary bath. The primary bath features a custom stone sink and shower bench. The second floor of the apartment features two bedrooms, a bathroom and a spacious living room with double height ceilings. By using a limited palette of materials and customized builtins we were able to create multiple uses in the existing living room while keeping a cohesive overall look. Walnut cabinetry paired with “Calcutta green" porcelain and black accents were used for the fireplace feature, large media/book shelf, and the wet bar.

Wide sweeping windows up to 13’ and full-lite doors were installed throughout the home preserving the unobstructed views from the home. Additionally, four 12’ wide Lift and Slide doors were installed in the living room and dining room. Increased natural light, fewer framing members, and the ability to open the door wide for indoor/outdoor living are just a few of the benefits of such large sliding doors. The rear of the home takes full advantage of the expansive marine landscape with full height windows and doors. Glo A5h and A5s Series were selected with concealed hinges. The Glo A5h, hidden sash, ensures that operational windows share the same profile thickness as fixed units. A uniform and cohesive look adds simplicity to the overall aesthetic, supporting the minimalist design. The A5s is Glo’s slimmest profile, allowing for more glass, less frame, and wider sight lines. The concealed hinge creates a clean interior look while also providing a more energy efficient air-tight window. The increased performance is also seen in the triple pane glazing used in both series. The windows and doors alike provide a larger continuous thermal break, multiple air seals, high performance spacers, low-e glass, and argon filled glazing, with U-values as low as 0.20. Energy efficiency and effortless minimalism creates a breathtaking Scandinavian-style remodel.
