During an inspection for alteration work, this customer from Cheshunt discovered what appeared to be an original encaustic tiled floor under the hallway carpet. Keen to work out what it was, and have it restored, I was asked to pop round and look. I went over as requested to survey the hallway floor and confirm their suspicions. The carpet had been secured with gripper rods glued onto the floor and that came away easily enough. Underneath, the tiles had been covered with self-levelling cement which had to be carefully scraped away to reveal the tiles. I ran a test to see if the cement leveller could be easily removed and using a combination of a scraper with Tile Doctor Pro-Clean, I was able to confirm the tiled floor was indeed salvageable. The house was Edwardian, and the tiles had been laid in a classic black and white geometric pattern typical of the period so I suspect the floor was indeed original. I worked out a quote to restore the whole floor including the removal of the cement, deep cleaning and then sealing the tiles. Without removing all the cement, it would be difficult to price for replacing broken tiles, but I suspected there may be a few as its quite usual for a floor of this age. Keen to have the floor restored we were given the go-ahead and a date scheduled for the work to start. The first step was to remove all the carpet and gripper rod so we could see the full extent of the self-levelling screed. Once done it was a case of carefully chipping and scraping away to break up the cement until the tiled floor had been fully revealed. Its slow and detailed work but quite rewarding when the tiled floor is finally revealed. The tiles had survived well under the carpet and cement but as suspected a few repairs and replacement would be needed. With all the cement brushed away work moved onto cleaning which started with a strong dilution of Tile Doctor Pro-Clean applied to the floor and left to soak in for fifteen minutes the scrubbed in with a rotary machine fitted with a Black pad. A lot of soiling is generated from this which is rinsed off with water and extracted with a wet vacuum. The floor was then inspected and the process repeated where required. The next step was to treat the tiles to an acid wash using Tile Doctor Grout Clean-up. This is applied as before and has several benefits including dissolving the remaining cement residue and neutralising the pH of the floor after the use of Tile Doctor Pro-Clean which is a strong alkaline. The floor was then inspected and the broken tiles carefully removed so they could be replaced. This is delicate work as lifting a tile can sometimes upset its neighbour and before you know it the size of the work has tripled. Replacement tiles were then cut to fit the existing geometric pattern and secured into place with a rapid set adhesive and grouted in. Once the replacement tile and grout had set, the floor was given a light clean using Tile Doctor Neutral Tile Cleaner and then left to dry out overnight. The next day the tiles were sealed using a single coat of Tile Doctor Colour Grow and the followed up with give coats of Tile Doctor Seal & Go. Colour Grow is an impregnator that soaks into the pores of the tile protecting it from within and improving colour, where as Seal and Go adds a nice subtle sheen to the tiles. Both products are breathable which is an important feature with old floors that don’t have a damp proof membrane. For aftercare I recommended Neutral Tile Cleaner which is a gentle but effective tile cleaning product that won’t damage the sealer. Robert Voyce Hertfordshire TIle Doctor

There are many different borer insects around the world that come in many different sizes and colors. But one thing they all have in common is the danger they pose to trees. These insects tunnel their way deep into trees and feed on the heartwood. Symptoms of infestation differ depending on the type of borer insect, but you can usually tell by the holes left behind in the bark. You may also notice sap or sawdust gathered around the tree or even sudden discoloration of the leaves. If left untreated, borers can kill the tree. Five Star Tree Services has put together a simple guide that will help you identify infestations so they can be treated ASAP. 4 Common Borer Species We are going to go over four of the most common wood boring insects that attack a wide variety of tree species in a range of climates. Many native borer insects will seek out already sick trees or trees under stress as opposed to strong healthy ones. But, even healthy trees are susceptible to infestation, especially from non-native borers. Locust Borer This type or borer attacks black locust trees; other types of locust trees are not in danger. They can be found in any place that black locust trees grow. Symptoms of an LB infestation are mainly localized swollen areas on the trunk or branches. These areas will look like a full knot. Other common signs are broken branches, thinness along the crown, and holes in the bark accompanied by sawdust. If you happen to see any of these signs, give our team of arborists a call as soon as possible. These borers weaken branches so that they break, which poses an additional hazard to your property and family. Emerald Ash Borer This type of borer usually feeds on ash trees but can also be found in rare cases in other types. They are commonly found in over states in the US but can be found in any location where ash trees grow. Symptoms of an EAB infestation are easy to spot. In the early stages, trees will exhibit cracks along the main branches of the canopy. As the stages progress, these cracks will turn into slits and holes that look like a “D” on the bark. The canopy of the tree will also start to think as the tree progresses towards failure. As soon as you notice any of these signs, you should contact an arborist as soon as possible. Treatment is more effective when applied early on in an infestation. Bronze Birch Borer This species usually attacks grey birch, paper birch, and yellow birch trees. Though they mostly attack stressed or sick trees, but again even healthy birch trees can become infested. River birch thankfully is not susceptible to this particular borer. They are found in any place white bark birch trees grow. Common signs of BBB infestations are winding tunnels along the out layer of the tree bark. They look bumpy or wrinkled. In some cases, you may also notice “D” shaped holes along the bark or leaves they have lost their color. Another common symptom is thinning along the crown and top of the tree. If found early enough, our professional arborists can apply an insecticide treatment and save the tree. Longhorned Beetles This species attacks a wide assortment of trees but tends to only attack those which are under a high amount of stress. They are found all over the world and are not specific to any one area. Common signs that an LB infestation is present is sawdust under the tree, round holes, and discolored leaves. The pictures below are of a Riven Slate floor at a house in in the Leeds suburb of Horsforth which had been laid ten years prior. It’s probably difficult to appreciate from the images but the sealer on this floor was well worn through in the high traffic areas making it patchy in places. Without the protection of the sealer dirt was now ingrained in the pores of the stone leaving it looking dull. Riven slate is always tricky to clean thoroughly due to the rough surface and that combined with the ingrained dirt was making it very difficult to keep clean. The floor now needed to be stripped of old sealer and then resealed and although I can provide a price for this over the phone my preference is to visit the property and survey the floor. In the case the owner had sent me some photographs via email however they were not too clear and so I felt it would be best if I paid the customer a visit to ensure I could give them an accurate price. The floor was indeed overdue a clean and seal, as suspected dirt was ingrained into the areas where the seal had worn off. The house was home to a very busy family, so the area was subject to the significant traffic. I carried out a test clean on a small area and they were surprised by the results, when you live with a floor for so long you don’t notice the very slow decline in its appearance. They agreed to my quote and we arranged a time to return and carry the deep clean out. When I arrived, I started off by protecting the skirting and surrounding woodwork. Given the rough surface of the floor I first applied Tile Doctor Wax Away which is a very effective coatings remover that is designed for removing wax but works very well in these situations. The product was left to dwell for a round ten minutes so it could get to work breaking down the old sealer and then scrubbed in using a black scrubbing pad fitted to a rotary machine. This process removed most of the dirt and old sealer, but some stubborn patches remained. To treat these, I replaced the black pad with a coarse 200-grit burnishing pad and finally some handheld diamond burnishing blocks for the edges and corners where more intricate work was required, and the circular pads struggle to reach. I gave the floor a rinse, and extracted the soil with a wet vacuum, the floor was then left to dry off overnight. The next day I returned, first the slate floor was checked for moisture using the moisture meter. Once I was happy it was within the correct parameters, I then sealed with four coats of Tile Doctor Seal and Go. This is a modern water-based blend of acrylic polymers that provides both a stain resistant surface seal and a durable low-sheen finish also being water based there’s no smell as it dries. The sealer really brought the stone to back to life and the lovely colours in the natural stones were now evident. The patchy appearance of the floor was gone, and the customer was happy. I discussed with them how they should maintain the floor and advised them to use Tile Doctor Neutral Tile Cleaner. This is pH neutral cleaner that won’t prematurely erode the new sealer like the stronger products you find in Supermarkets which are only for use on Vinyl and Ceramic floors. Our client contacted Tile Doctor as they were having problems cleaning their Slate tiled ensuite bathroom. We visited the property in nearby Stevenage, a London commuter town which is between Letchworth Garden City and Welwyn Garden City. The bathroom had been fitted some time ago, but due to the hard water in the area, there had been a large build up of limescale. The dark slate tiles showed this up even more. My client had tried numerous household products on the tiles, but nothing was shifting the heavy build up. I discussed with them what Tile Doctor could do and completed a small demonstration. They were surprised how easily we were able to improve the tiles. We agreed a price and a timescale and booked the work in for a few weeks’ time. The ensuite shower required intensive cleaning to the shower walls and floor where excessive limescale was present so we got to work cleaning with Tile Doctor Oxy-Gel, this is a strong alkaline based cleaner and degreaser, it is a gel so it works well on vertical surfaces where a long dwell time is required to break down dirt, grime, soap scum, oil based products. We left the product on the surface for approximately 10 minutes, removing all previous sealers and dirt. The residue was rinsed off and followed this up with a second clean using Tile Doctor Grout Clean-Up. Grout Clean-Up is an acidic product designed to remove mineral deposits however you need to be careful with some types of stone as it can etch the surface if used incorrectly. To apply the product was diluted with water in a spray bottle and sprayed on to the wall tiles where it was scrubbed in and then rinsed off. The process was then repeated on the floor rinsing down thoroughly afterwards with water. Once the slate was clean and dry we proceeded to cut out the existing silicone sealant which was equally stained and was beyond cleaning. This is a slow job and care needs to be taken not to scratch the tiles. It is important to ensure all the old silicone is removed so there is a nice clean surface to reapply the new. This also gave the shower area more time to dry out. We tested with the moisture meter to ensure the shower area was fully dry and then applied the sealer. We chose to apply three coats of Tile Doctor Colour Grow, this is an impregnating sealer that works by occupying the pores in the stone, so dirt can’t become ingrained there, its also a colour enhancing sealer that provides durable protection. We applied the coats then lightly buffed off the excess with a soft cloth and allowed the slate to dry. The following day we returned to re-silicone all the edges and joints. We recommended to the customer to use a mild solution of Tile Doctor Stone Soap as a maintenance cleaner for the slate. The client was very happy with the result and could see that cleaning with the appropriate product would ensure the ensuite bathroom continued to look good. This beautiful Victorian tiled hallway was in desperate need of some TLC. The house had recently changed hands and the new owners of the house were having the entire property renovated. The last part of the renovation plan was to have the Victorian hallway tiles restoring back to their former glory. Floors are always best left until last, especially hallways as last as workmen don’t usually take a lot of care in my experience. The house was built in the early 1900’s and was situated close to Doncaster town centre a couple of streets away in fact from the famous Doncaster Racecourse which dates to the late 1500’s. There were a few areas of damage to the floor that would need dealing with first. This is not surprising given the age of the floor which must have seen a lot of comings and goings over the years. Our first task therefore was to repair the damage using replica tiles sourced to be as close a match to the originals as possible. We usually find any slight differences disappear once the floor has been deep cleaned and sealed. Once removing the damaged tile and cleaning the base we use a fast setting adhesive to fix the replacement tiles in place so we can get on with the cleaning as soon as possible. Once the replacement tiles had set, we unloaded our slow speed rotary floor machine and large wet vacuum which would be used during the cleaning. To start the cleaning the floor was sprayed with Tile Doctor Remove & Go and this was left to dwell on the tiles for twenty minutes. This gives time for the product to break down old floor coatings and grime, this was followed by scrubbing the tiles with a 200-grit diamond pad fitted to the floor machine and assisted with the addition of more water to help lubricate the process. This process generates a lot of slurry as the dirt and old sealers etc are released from the tiles and this is extracted from the surface of the floor using the wet vacuum. The next step was to give the floor an acid wash using Tile Doctor Acid Gel which is applied to the tiles and left to dwell for fifteen minutes and scrubbed in again with the floor buffer and 200-grit diamond pad. Once done the floor was rinsed with water and then dried using the wet vacuum to extract as much moisture as possible. This last process is designed to counter any alkaline salts that may be present in the floor which may cause efflorescence to appear later. It also removes old mineral deposits and generally get the tiles looking much brighter. Once complete the floor was left to dry off naturally overnight. I came back the next day to seal the tiles first checking the floor was dry using a moisture meter. Satisfied that the floor was ready for sealing I started to seal the tiles using multiple coats of Tile Doctor Seal and Go Extra which is a fully breathable sealer which is important for old floors like this. Seal and Go Extra also leaves a lovely satin finish which works well on Victorian tiles and brings the floor alive. This was the last step in this properties renovation, and I think you will agree that the floor responded really well to the restoration process and the colours in the tiles are now very vibrant. The pictures below detail the renovation of Ceramic Tiled Shower Cubicleat a property in Bolton Upon Dearne South Yorkshire. I was called in as the homeowners dreaded using the shower due to the state of the tiles, grout and cubicle in general. As you can see from the photograph the grout was filthy, the silicone was mouldy, and the shower frame was caked in mouldy dirt. Over the years there had been a build-up of hard water and staining from products which leave a residue. They had used everyday cleaning products, but these had not been able to touch the problem as it had been left for too long. I discussed with the clients how Tile Doctor could help, and how we would be able to deep clean the shower area and replace the mouldy silicone. I was confident we could get the renovate the cubicle and get it looking like new again. They were happy to accept my price and we arranged a time to complete the job. It would certainly be far cheaper than ripping out the shower cubicle and replacing with new. Bolton Upon Dearne is a small village in the very middle of South Yorkshire, it is almost the same distance away from the centres of Barnsley, Rotherham and Doncaster. It has a rich history of coal mining but like many pit villages it has suffered since the pit closures of the 80’s and 90’s. To start the shower was treated with Tile Doctor Oxy Gel, being a gel this product sticks well to the vertical surfaces giving it time to break down grease and grime, you’ll see from the picture just how much dirt was released. This was followed with a strong dilution of Tile Doctor Duo Clean which is great for restoring lighter coloured grout back to its original state as well as removing mould. After scrubbing the soiled water was easily drained away using the shower hose. The transformation was amazing, the area already looked so much more inviting! Next the old silicone that had gone mouldy was removed with a sharp knife, this is a slow work as you have avoid damaging the tile or the shower tray. Additionally, a clean and dry surface is required for the new silicone to adhere well. The tiles were Ceramic which are given a glazed surface during manufacture, so they don’t need a specialist sealant like natural stone. However, the surface of grout is cementous and attracts dirt easily so the whole shower wall was sealed using a can of Tile Doctor Wall and Grout Sealer. This gives a layer which will protect the tiles and grout and will ensure the tiles are easier to keep clean. For everyday cleaning I recommended they use Tile Doctor Aqua-Pro which is an effective, yet pH neutral tile and grout cleaner designed for everyday use in Bathrooms and Kitchens. The formula eliminates soap scum build-up and hard water deposits and its neutral formula won’t prematurely degrade the sealer. Used regularly this will prevent the build-up they had previously experienced and will keep the tiles looking good for some time to come.
