Key Features: 1. New Driveway with Automatic Gates: The design features a contemporary driveway equipped with automated gates, providing convenience and improved security for the property. 2. Exercise Gym with Yoga Area: A dedicated space for fitness activities that includes both a traditional exercise gym and a serene yoga area, encouraging an active and healthy lifestyle. 3. Coffee Station with Juice Bar: This inviting area is designed for relaxation and socialization, featuring a coffee station complemented by a juice bar to enhance outdoor entertaining. 4. The forty-five story apartment building, overlooking Washington Square Park and its surrounding neighborhoods, provided a modern shell for this truly contemporary renovation. Originally configured as three penthouse units, the 8,700 sf interior, as well as 2,500 square feet of terrace space, was to become a single residence with sweeping views of the city in all directions. The Client’s mission was to create a city home for collecting and displaying contemporary glass crafts. Their stated desire was to cast an urban home that was, in itself, a gallery. While they enjoy a very vital family life, this home was targeted to their urban activities - entertainment being a central element. The living areas are designed to be open and to flow into each other, with pockets of secondary functions. At large social events, guests feel free to access all areas of the penthouse, including the master bedroom suite. A main gallery was created in order to house unique, travelling art shows. Stemming from their desire to entertain, the penthouse was built around the need for elaborate food preparation. Cooking would be visible from several entertainment areas with a “show” kitchen, provided for their renowned chef. Secondary preparation and cleaning facilities were tucked away. The architects crafted a distinctive residence that is framed around the gallery experience, while also incorporating softer residential moments. These clients, an entrepreneur and a physician with three kids, chose their Tudor home for the neighborhood, though it didn’t match their modern-transitional taste. They asked us to help them transform their into a place to play and entertain with clean lines and lively color, namely her favorites: bold purple and refreshing apple green. Their previous layout had a stifled flow with a large sectional sofa that dominated the room, and an awkward assortment of furniture that they wanted to discard with the exception of a vintage stone dining table from her mother. The living room served as a pass through to both the family and dining rooms. The client wanted the living room to be less like a glorified hallway and become a destination. Our solution was to unify the design of this living space with the related rooms by using repetition of color and by creating usable areas for family game night, entertaining and small get togethers. The generous proportions of the room enabled us to create three functional spaces: a game table with seating for four and adjacent pull up seating for family play; a seating area at the fireplace that accommodates a large group or small conversation; and seating at the front window that provides a view of the street (not seen in the photograph). The space went from awkward to one that is used daily for family activities and socializing. As they were not interested in touching the existing architecture, transformations were made using new light fixtures, paint, distinctive furniture and art. The client had a strict budget but desired the highly styled look of couture design pieces with curves and movement. We accomplished this look by pairing a few distinctive couture items with inspired pieces that are budget balancers. We combined the couture game table with more affordable chairs inspired by a classic klismos style, as one might pair Louboutins with stylish jeans. Right- and left-arm chairs with an interesting castle-like fret base detail flank windows. To help the clients better understand the use of the color scheme, we keyed the floor plan to show how the greens and purples traveled in a balanced manner around the room and throughout the adjacent dining and family rooms. We paired apple green accents with layered hues of lavender, orchid and aubergine. Neutral taupe and ivory tones ground the bold colors. The custom rug in ivory, aubergine, pale taupe, grey-lavender was inspired by a picture the client found, but we dramatically increased the scale of the pattern in proportion to our room size. This curvy movement is echoed in the sophisticated shapes of the furniture throughout the redesigned room—from the curved sofas to the circular cutouts in the cube end table. At the windows the solid sateen panels with contrasting aubergine banding have the hand of silk, and are also cost conscious, creating room in the budget for the stunning custom pillows in Italian embroidered silk. The distinctive color and shapes throughout provide the whimsy the clients' desired with the function they needed, creating an inviting living room that is now a daily destination. This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. Sight & Sound This clean modern south Oakville Ontario remodel proves you don’t need to move to a condo to completely update your surroundings. These Oakville empty nesters with an active social life aren't interested in “fuddy-duddy” decor. On the contrary, they are interested in the latest design trends, as well as the most current audio/visual components. The original stone fireplace was updated with a custom designed mantle and a new gas insert. The updated warm grey colour palette balances the natural stone making it an inviting focal point. The interior design included reconfiguring the room layout. Originally a smaller TV was located in-between the window and the fireplace and the sofa was where the current cabinet is now. Our new layout opens up the room taking full advantage of it’s size. The sumptuous sectional allows for relaxed tete a tete evenings as well as seating for larger groups. The additional leather occasional chair completes the conversation circle too. We naturally selected fabrics that are family friendly to ensure the grandchildren and adults can all be at ease. The flexibility of the 3 piece coffee table is both practical and adds an element of modern artistry. Grounding the room is a carpet graphic grey animal skin custom sized into an area rug. Our clients immediately recognized the potential of the home located in a highly sought-after section of Allentown. The dated kitchen needed significant rethinking but our clients knew it could be turned into something beautiful and inspiring. And, indeed, they were right. Busy professionals with an active social life, our clients wanted an inviting space to host both intimate dinner parties and large social gatherings. With this in mind, we worked to reimagine the flow of traffic from one room to another. Extraneous walls and a desk inconveniently positioned in the middle of the main kitchen thoroughfare needed to be removed and tight workspace aisles and narrow passageways demanded widening to help alleviate the problem. In addition to the kitchen’s flow concerns, the dark and dated space needed brightening. The wall between the kitchen and family room was opened up to unite the two spaces allowing more light into both rooms. Windows were also added at the sink wall so the room could be flooded with bright morning sun, while also offering a beautiful view of the park below. All-white cabinetry was selected to help reflect the additional light. An unfortunate challenge of expanding the windows meant there were fewer wall cabinets to store dishes. We turned to the island where we installed large dish drawers featuring wood pegged interiors. We also relied on wall-to-counter cabinets for additional storage to help keep the room clutter-free as appliances were neatly tucked behind doors. A new, built-in pantry was also added. The finished kitchen unites traditional with today and elegance with comfort to ensure perfection. The Yin-Yang House is a net-zero energy single-family home in a quiet Venice, CA neighborhood. The design objective was to create a space for a large and growing family with several children, which would create a calm, relaxed and organized environment that emphasizes public family space. The home also serves as a place to entertain, and a welcoming space for teenagers as they seek social space with friends. The home is organized around a series of courtyards and other outdoor spaces that integrate with the interior of the house. Facing the street the house appears to be solid. However, behind the steel entry door is a courtyard, which reveals the indoor-outdoor nature of the house behind the solid exterior. From the entry courtyard, the entire space to the rear garden wall can be seen; the first clue of the home’s spatial connection between inside and out. These spaces are designed for entertainment, and the 40 foot sliding glass door to the living room enhances the harmonic relationship of the main room, allowing the owners to host many guests without the feeling of being overburdened. The tensions of the house’s exterior are subtly underscored by a 12-inch steel band that hews close to, but sometimes rises above or falls below the floor line of the second floor – a continuous loop moving inside and out like a pen that is never lifted from the page, but reinforces the intent to spatially weave together the indoors with the outside as a single space. Scale manipulation also plays a formal role in the design of the structure. From the rear, the house appears to be a single-story volume. The large master bedroom window and the outdoor steps are scaled to support this illusion. It is only when the steps are animated with people that one realizes the true scale of the house is two stories. The kitchen is the heart of the house, with an open working area that allows the owner, an accomplished chef, to converse with friends while cooking. Bedrooms are intentionally designed to be very small and simple; allowing for larger public spaces, emphasizing the family over individual domains. The breakfast room looks across an outdoor courtyard to the guest room/kids playroom, establishing a visual connection while defining the separation of uses. The children can play outdoors while under adult supervision from the dining area or the office, or do homework in the office while adults occupy the adjacent outdoor or indoor space. Many of the materials used, including the bamboo interior, composite stone and tile countertops and bathroom finishes are recycled, and reinforce the environmental DNA of the house, which also has a green roof. Blown-in cellulose insulation, radiant heating and a host of other sustainable features aids in the performance of the building’s heating and cooling. The active systems in the home include a 12 KW solar photovoltaic panel system, the largest such residential system available on the market. The solar panels also provide shade from the sun, preventing the house from becoming overheated. The owners have been in the home for over nine months and have yet to receive a power bill.

Project Overview: The Backyard Renovation 3D Rendering project was developed to visually communicate the design intent and vision for a residential outdoor space. The project aimed to provide clear and engaging representations for both the contractor and the homeowner's association, facilitating a shared understanding of the proposed enhancements. Key Features: 1. New Driveway with Automatic Gates: The design features a contemporary driveway equipped with automated gates, providing convenience and improved security for the property. 2. Exercise Gym with Yoga Area: A dedicated space for fitness activities that includes both a traditional exercise gym and a serene yoga area, encouraging an active and healthy lifestyle. 3. Coffee Station with Juice Bar: This inviting area is designed for relaxation and socialization, featuring a coffee station complemented by a juice bar to enhance outdoor entertaining. 4. Secluded Meditation Space: A tranquil retreat is included, featuring a soothing wall fountain, cold plunge, and sauna, all surrounded by lush tropical vegetation to create an oasis for relaxation and mindfulness. 5. Lush Tropical Vegetation: The landscaping incorporates a variety of tropical plants that enhance privacy, beautify the space, and contribute to the overall calming atmosphere of the outdoor environment. Project Goals: The main goals of the project were to: • Visualize the backyard renovation to gain approval from the homeowner’s association. • Facilitate collaboration with the contractor by providing detailed renderings. • Create an aesthetically appealing and functional outdoor living space that meets the lifestyle needs of the homeowners. The 3D renderings successfully encapsulated the vision for the backyard renovation, presenting a harmonious blend of design and functionality.
