Penza Bailey Architects was contacted to update the main house to suit the next generation of owners, and also expand and renovate the guest apartment. The renovations included a new mudroom and playroom to accommodate the couple and their three very active boys, creating workstations for the boys’ various activities, and renovating several bathrooms. The awkwardly tall vaulted ceilings in the existing great room and dining room were scaled down with lowered tray ceilings, and a new fireplace focal point wall was incorporated in the great room. In addition to the renovations to the focal point of the home, the Owner’s pride and joy includes the new billiard room, transformed from an underutilized living room. The main feature is a full wall of custom cabinetry that hides an electronically secure liquor display that rises out of the cabinet at the push of an iPhone button. In an unexpected request, a new grilling area was designed to accommodate the owner’s gas grill, charcoal grill and smoker for more cooking and entertaining options. 1. New Driveway with Automatic Gates: The design features a contemporary driveway equipped with automated gates, providing convenience and improved security for the property.
2. Exercise Gym with Yoga Area: A dedicated space for fitness activities that includes both a traditional exercise gym and a serene yoga area, encouraging an active and healthy lifestyle.
3. Coffee Station with Juice Bar: This inviting area is designed for relaxation and socialization, featuring a coffee station complemented by a juice bar to enhance outdoor entertaining.
4. Secluded Meditation Space: A tranquil retreat is included, featuring a soothing wall fountain, cold plunge, and sauna, all surrounded by lush tropical vegetation to create an oasis for relaxation and mindfulness.
5. Lush Tropical Vegetation: The landscaping incorporates a variety of tropical plants that enhance privacy, beautify the space, and contribute to the overall calming atmosphere of the outdoor environment.
Project Goals: The main goals of the project were to:

The 3D renderings successfully encapsulated the vision for the backyard renovation, presenting a harmonious blend of design and functionality. This elegant kitchen renovation represents the best trends in efficiency, sustainability and functionality. A redesign of the space puts new appliances in a more functional working triangle. The large island, with space for barstools, is friendly to social interaction. Overall, neutral colors and styles, along with custom woodworking, make the space timeless. It’s also sustainable and forward-thinking: No particle board was used in these cabinets, so there are no VOC (volatile organic compound) emissions. Wood materials were sourced in North America and made locally in Melbourne, Florida.
Energy-saving technology includes dimmable LED light panels, which make the translucent, recycled-glass backsplashes glow under wall cabinets. LED under-cabinet lights are controlled separately, and there is motion-sensor-activated LED toe-kick lighting around the cabinets' base. A pop-up electrical outlet serves the desk. The desk has a security box that opens only with the owner’s fingerprint.
There’s ample storage, and materials are easy to clean and maintain. From the family dining area, where children can do their homework, to the kitchen’s universal, accessible design, this space is comfortable and practical for all ages - a place to grow and live well.

DESCRIPTION: The Uptown Lofts on Fifth are two new multi-unit apartment buildings constructed on opposite sides of Fifth Avenue in Uptown, a neighborhood of Pittsburgh that suffers from steady population decline due to a lack of adequate housing. The developer for the project, ACTION-Housing, Inc., serves a mission to empower people to build secure and self-sufficient lives through decent, affordable housing, and has worked to demonstrate the importance of energy efficiency through various projects. This project was designed to allow for a comparison of the operational performance of the two buildings – one designed to meet Passive House standards and the other designed to meet the requirements of the current energy code.
JURY COMMENTS: This is the project the jury discussed the most. Perhaps not best in any one category, this project achieved so much in so many categories. Architecture is about richness, layers of meanings, and social responsibility. This project surpassed others by doing so much in terms of being solidly designed in the context of its neighborhood, with aggressive sustainable goals, and all on a very tight budget. It is serving as a demonstration to the greater sustainable community with two test buildings from which to compare the ROI on a project designed to meet passive house standards versus a building meeting the current energy codes. Most importantly, this building brings a high level of dignity to an all too often overlooked user in a neglected part of town.

By strategically shifting the fence back by 18 inches, we unlocked an additional 60 sq ft of valuable space, creatively maximizing this 1100 sq ft lot. With innovation in mind, we integrated 400 sq ft of artistic decorative concrete and 700 sqft of environmentally conscious sustainable turf, transforming the area into an inviting sanctuary. Our custom-designed flagstone water feature takes center stage, anchoring a cozy social hub complete with seating arrangements. Moreover, a full fence reconstruction ensures enhanced privacy and security.
