This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.
