Every design decision for this Caribbean beach residence was guided by the desire to maximize the views of the property’s breathtaking natural surroundings. To connect the spaces and reveal the views from every vantage point, the team reconfigured the layout to create vistas, and installed window film to reduce solar heat gain. These modifications increased efficiencies, reused 90% of the interior envelope and did not impact the exterior structure of the building. In addition to providing incredible views, opening up the plan allows cross ventilation, maximizing the use of ocean breezes to cool the interior. The result is an effortless flow and maximization of space. Throughout the interior, dark materials express the concept of respite in the shade, and emphasize the sweeping views of the Caribbean Sea. Millwork crafted by local artisans from local materials establishes hierarchy – providing a clear understanding of the layout – and filters light to create privacy and drama. Screens help define the spaces and create suspense. Varying screen opacities serve specific functions: nearly opaque screens build suspense, translucent screens provide privacy, and reflective screens – as seen in the kitchen ceiling – create mystery in the core where light and views are challenged. Referencing the seaside location, the baseboards create a sense of being in a deep shallow. The 16” tall baseboards create a pool effect, engaging the walls with Cradle to Cradle certified Mosa tile flooring. The irregular height also conceals power and data cabling. This Bozeman, Montana tiny house residence blends an innovative use of space with high-performance Glo aluminum doors and proper building orientation. Situated specifically, taking advantage of the sun to power the Solar panels located on the southern side of the house. Careful consideration given to the floor plan allows this home to maximize space and keep the small footprint. Full light exterior doors provide multiple access points across this house. The full lite entry doors provide plenty of natural light to this minimalist home. A full lite entry door adorned with a sidelite provide natural light for the cozy entrance. This home uses stairs to connect the living spaces and bedrooms. The living and dining areas have soaring ceiling heights thanks to the inventive use of a loft above the kitchen. The living room space is optimized with a well placed window seat and the dining area bench provides comfortable seating on one side of the table to maximize space. Modern design principles and sustainable building practices create a comfortable home with a small footprint on an urban lot. The one car garage complements this home and provides extra storage for the small footprint home.

I was recently engaged to refresh the Limestone tiled floor at a house in St. John’s Wood, which is a very affluent area and apparently has the 5th most expensive postcode in London so as you can imagine this was a very expensive floor. The client had requested an improvement condition of the Limestone tiles in the living room and a thorough clean, polishing and seal was required. Over time, the floor in this busy living room – which was also used as a play area for young children – had become dirty and certainly worse for wear with all the use it had been getting. So, I set about my work to get this floor back to looking its best. Cleaning and burnishing a Limestone floor My initial task before beginning the cleaning process was to remove any furniture (as well as toys) from the room so I would have a clear area to work in. I then applied a layer of Tile Doctor Pro-Clean cleaner, diluted with water, to the floor. Pro-Clean is also suitable for use on other natural stone floors such as Slate, Granite and Travertine. After leaving the solution to dwell for a period of a few minutes, I began to scrub the floor with a stiff hand brush. Whilst helping to remove a lot of the built up dirt on the surface of the tiles, the product also stripped off the old sealer and polish. Following this, I paid special attention to the dirty grout lines, cleaning them with Tile Doctor Oxy-Pro, a powerful, high-alkaline cleaner. After completing the cleaning, I rinsed the floor with clean water to remove any excess cleaning products. I then began to burnish the floor using Tile Doctor Diamond encrusted burnishing pads. This was done in four steps, as I used four different pads (coarse, medium, fine and very fine) rinsing the floor with water between each pad. I would recommend using this setup of four pads for restoring the appearance of polished stone floors; you starting with a coarse pad and the gradually work your way up to the very fine pad achieving a high polish finish in the process. I finished of the process with a quick rinse and a buffing pad to give the floor a final polish before I commenced the sealing. Sealing a Limestone floor My choice of sealer was Tile Doctor Colour Grow, which is specifically designed to not only provide durable surface protection, but also to intensify the colour of the tiles. The sealer penetrates deep into the pores of the stone, providing water resistance and long-term protection from ingrained dirt and stains. As you can see from the photos, the sealer really helped to accentuate the fantastic natural colours in the Limestone. My client was very pleased with the final result, and was amazed by how quickly I had been able to improve the state of her floor which, with a colourful and shiny finish, has really brightened up the living room.

This residential landscape concept explores how a steep backyard could become a connected sequence of outdoor rooms without removing the character of the existing terrain. The proposed layout includes an upper cedar dining pavilion, broad stone circulation steps, a secluded woodland lounge and a planted rain garden conceived to organize surface runoff. Ferns, grasses and multi-stem trees provide privacy, seasonal texture and a natural transition to the surrounding landscape. Built in the pre Civil War era (est. 1830's), this historic barn's addition was built to match with its notably beautiful characteristics and to maintain its integrity. It was custom built with rough sawn eastern Hemlock fibers and cladding. The walls were poured concrete walls with a stucco finish to give it a strong, durable, and rustic feel. Each custom door and window was designed to have a specific purpose for the barn's functionality and client's needs. As a full working barn that includes horses, the cutest donkey, chickens, and ducks, a standing seam roof was installed with solar panels to give daily power to these amazing animals. Coinciding with its history, the barn's floor bricks were repurposed from Second Chance in Baltimore, Maryland.

A small courtyard garden in San Francisco. • Creative use of space in the dense, urban fabric of hilly SF. • For the last several years the clients had carved out a make shift courtyard garden at the top of their driveway. It was one of the few flat spaces in their yard where they could sit in the sun and enjoy a cup of coffee. We turned the top of a steep driveway into a courtyard garden. • The actual courtyard design was planned for the maximum dimensions possible to host a dining table and a seating area. The space is conveniently located outside their kitchen and home offices. However we needed to save driveway space for parking the cars and getting in and out. • The design, fabrication and installation team was comprised of people we knew. I was an acquaintance to the clients having met them through good friends. The landscape contractor, Boaz Mor, http://www.boazmor.com/, is their neighbor and someone I worked with before. The metal fabricator is Murray Sandford of Moz Designs, https://mozdesigns.com/, https://www.instagram.com/moz_designs/ . Both contractors have long histories of working in the Bay Area on a variety of complex designs. • The size of this garden belies the complexity of the design. We did not want to remove any of the concrete driveway which was 12” or more in thickness, except for the area where the large planter was going. The driveway sloped in two directions. In order to get a “level”, properly, draining patio, we had to start it at around 21” tall at the outside and end it flush by the garage doors. • The fence is the artful element in the garden. It is made of power-coated aluminum. The panels match the house color; and posts match the house trim. The effect is quiet, blending into the overall property. The panels are dramatic. Each fence panel is a different size with a unique pattern. • The exterior panels that you see from the street are an abstract riff on the seasons of the Persian walnut tree in their front yard. The cut-outs illustrate spring bloom when the walnut leafs out to autumn when the nuts drop to the ground and the squirrels eats them, leaving a mess of shells everywhere. Even the pesky squirrel appears on one of the panels. • The interior panels, lining the entry into the courtyard, are an abstraction of the entire walnut tree. • Although the panel design is made of perforations, the openings are designed to retain privacy when you are inside the courtyard. • There is a large planter on one side of the courtyard, big enough for a tree to soften a harsh expanse of a neighboring wall. Light through the branches cast playful shadows on the wall behind. • The lighting, mounted on the house is a nod to the client’s love of New Orleans gas lights. • The paving is black stone from India, dark enough to absorb the warmth of the sun on a cool, summer San Francisco day.

A floor-to-ceiling pantry cabinet uses one existing kitchen wall to organize everyday groceries without adding a separate room. The open cabinet shows adjustable wood shelves, while the surrounding kitchen run keeps the footprint relationship clear. AI-assisted planning concept; final cabinet dimensions, door swing, materials and site conditions require project-specific review.

Our client’s wish list included specific areas for a grill, a hot tub, and some needed shade in a very sunny back yard. The original stamped concrete patio was constructed 2-3 feet above grade making it a clear safety hazard. Originally the home had a single door to the back yard. The recently added family room added a door wall. The two entrances now provided back yard access but needed to be tied-in cohesively with a new design. Our comprehensive design included the deck, paver patio, and specified the shade-providing pergola. Project management required removals, deck construction, gas line installation, burial of power lines, pergola and hot tub installation. We delivered an entertainment space designed for family fun, as well as an adult hang out, perfect for an afternoon get-together or an evening retreat.
