Inspiration for a mid-sized timeless two-story exterior home remodel in Salt Lake City

We created an open plan Kitchen / Laundry / Dining / Living Area by removing the wall between Kitchen and Dining as well as removing the chimney separating the Dining and the Living Areas. Where the chimney was removed we spliced in timber flooring to match existing. The entire floor was sanded and sealed. The long wall became a feature wall by introducing a dark blue colour that ties the 3 spaces together.

Working with the original features of a home is important. It is showing respect and appreciation to its history. The lead lights in the entrance door are a wonderful feature that had to be preserved. The hallway used to be dark and just using light grey paint this space feels completely transformed.

The client was inspired by Gustav Klimt's 'The Kiss'. The painting focuses on romantic intimacy depicting a couple locked in an intimate embrace against a gold background. Paintings such as The Kiss are visual manifestations of fin-de-siecle spirit because they capture a decadence conveyed by opulent and sensuous images. Inspired by the opulence the client chose a wallpaper with strong gold geometrics. All the other walls including the wardrobe are kept dark blue to make the gold stand out.

Sleek lines, neutral colours and timber accents scream modern sophistication. No matter how small your kitchen, a light, bright and stylish kitchen eliminates the cramped feeling that comes with it. Galley kitchens make full use of vertical spaces by using wall cabinets and shelving units to create more storage solutions. The trick to making a small kitchen feel bigger? Playing with light! This kitchen incorporates all sorts of ambient and mood lighting to create a comfortable and relaxing space to cook meals, entertain guests and enjoy dinner. We kept the existing pass through to the dining area and accentuated this by extending the benchtop trough and having a breakfast bar. This really embraces the idea of open plan living., without having a single large space.

The wall between Kitchen and dining Spaces has been removed. There is a beam in place that separates the coffered Dining and Living Room kitchen from the flat GIB Lined ceiling in the lean-to Kitchen and Laundry areas. The existing batten wall in the kitchen was retained and painted in the dark blue to make it a feature. The existing timber shelf above the existing masonry chimney opening was also kept. A LED light strip was added to its underside to provide additional focus to this original feature. To create indoor / outdoor flow large double-glazed Timber French Doors were added. The space feels light and bright and welcoming.

An open plan layout allows for seamless social interaction and connectivity between different areas of the home. By integrating the dining area with the living room and kitchen, it creates a unified space where family members and guests can gather, converse, and share meals together. This promotes a sense of togetherness and facilitates easy communication. Open plan living often aims to make the most of available space by eliminating unnecessary walls and barriers. By incorporating the dining area into the communal space, it optimizes the use of square footage. The absence of partitions creates a visually open and spacious environment, making the entire area feel larger and more expansive.

Removing a wall in a small two-bedroom unit has resulted in a significant transformation. By opening up the space, a seamless connection has been established between the kitchen, dining area, and living room, creating a multi-functional and versatile area. The removal of the wall has eliminated the physical barriers that previously separated these spaces, fostering a sense of openness and facilitating better communication and interaction among family members. The kitchen extension resulting from the removal of the wall has provided several practical benefits. Firstly, it has allowed for the expansion of the bench space, providing more room for meal preparation, cooking, and other kitchen activities. Additionally, the kitchen extension has led to an improvement in storage capacity. This means that kitchen utensils, appliances, and ingredients can be neatly organized and easily accessible, reducing clutter and enhancing efficiency in the kitchen.

Renovating a home to sell can be a smart investment, however it is important to ensure that the finishes will appeal to most people. We went with a contrasting light and dark theme and added texture by introducing grooved panels to the feature walls. The exterior was refreshed by choosing colours that work well with the surroundings. The staircase became a feature on entry and really draws anyone inside. Kitchen and Bathrooms were kept neutral but were opened up to ensure that they feel light and bright and spacious. The carpet is soft and warms up the upstairs lounge and bedrooms as well as the large rumpus or second lounge space on the ground floor.

The kitchen and Dining areas are a popular gathering spot in most homes. A lot of entertaining is done in this room as family and friends gather in an area close to where meals and appetizers are being prepared. It also is a place where the family may meet at the end of the day to talk about the day’s events. There is no doubt about the fact that these spaces are where memories are made and shared on a regular basis. The colour of the earth beneath your feet, a cup of coffee in the morning, a dollop of honey on toast and a bar of caramel chocolate. The tiles bring warmth and contentment to the space. MIDDLE EARTH TILES’ GOLDEN MANUKA Tile was laid with 33% offset. The tile was chosen as not only for the wonderful tone in colour, but because Middle Earth tiles are a “Cradle to Grave” product. The raw material are extracted close to the manufacturing site, they will last for many years, even centuries and the designs are timeless. Middle Earth tiles can be returned to the environment with no ill effects at the end of their life cycle. TILE SPACE TAILORART BROWN 600X600 CSA019 TO KITCHENETTE FLOOR & BATHROOM FLOOR was chosen to reflect a textured fabric, like a blanket used on the beach.

The bathroom was one of the biggest transformations of this renovation. There used to be a nib wall and boxing around the existing toilet. This was completely removed. The layout also changed. Vanity and toilet swapped locations. The toilet is now located by the window, allowing for a larger vanity with Mirror Cabinet. The client opted for feature tiles to the floor and to feature the shower and vanity walls by using gloss black subway tiles in a herringbone setting. We retained the existing batten walls to again give homage to the existing features of the building.

The master bed upstairs had raking ceilings and no storage, so we added a beam and sliding doors and custom storage. We carpeted and painted throughout, ready for the clients’ furniture and artwork.
