There is a wonderful coffee shop on the corner and we are 1/2 a block from a row of terrific restaurants, Dino & Harry's Steak House, Bin 14 wine bar, The Madison Bar & Grill & the Malibu Diner, just to name a few. The Hoboken Cove and waterfront parks are a mere 2-3 blocks. NYC & local bus on the corner, 3 blocks to the ferry & 15 minutes to the PATH.

When you have guests on a regular basis, it's wonderful to have a welcoming guest suite. This room features a custom bed and a pull out sofa. We re-purposed the client's former Master night stands and dresser for budgetary reasons. They were nice so why not! The guest bath, not shown, gives guest a real hotel-like stay.

A city condo needed an uplift, all finishes started to feel outdated, the kitchen's layout did not work for a dynamic couple who love to entertain and play Bridge with their friends on the regular basis.
We developed a plan how to provide a luxurious experience and necessary changes in the limited space. The condo has some physical limitations as well, such as the load bearing walls could not be changed, the duct work had to stay in place, and the floor finishes had to satisfy strict sound restrictions.

To connect the kitchen a little more with the dining room, we opened the doorway as wide and high as we could.
One special feature of the kitchen is the beverage pantry. It was something the homeowner had seen online and wanted to make practical. Because pull outdoors would have been in the way, we went with slide-in, fold-out doors like what you would see in an entertainment center.
The other unique feature of the kitchen is the center island. The blue was chosen to match the color theme of the connecting living room. The solid wood countertop is a striking centerpiece that steals the show. The cooktop was moved to the island, but because the homeowner did not want a bulky range hood hanging from the ceiling, we had to get creative with a downdraft range vent and a fan mounted on the outside of the house to pull the air out.
Another interesting aspect to the cooktop is that we had originally recommended an induction cooktop instead of regular electric cooktop. The reason being that an induction cooktop cools instantly the moment the pot is removed whereas an electric cooktop stays hot but with no visual cue to warn you. The homeowner initially decided to go with the less expensive electric cooktop. But, before we had even finished construction, one of the family members slid their hand over the cooktop while walking by just after a pan had been removed and got burned. Immediately the homeowner requested we install the induction cooktop instead.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington.
Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio.
Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater.
Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass.
Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck.
Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space.
Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.

Our clients were a couple about to retire, who wanted to stay in their family home where they raised their children. They knew their kitchen was not working to its full potential but were unsure how to make the best changes or where to start. It was important their new kitchen yielded the feeling of a fresh, new environment that offered timeless longevity but didn’t break the bank.
Knowing that the kitchen now needed the space to accommodate two people regularly, we reconfigured it to suit our clients’ lifestyle change. We increased counter space significantly for preparation and presentation, making it intrinsically more functional but also yielding a greater sense of luxury. Storage was increased and planned around our understanding of their cooking and entertaining style, and how they move through the space.
Our clients were comfortable and very much aware of their own sense of style – simplicity was the driving force behind their aesthetic. We removed all unnecessary embellishments and used a classic, neutral palette while introducing texture with rich walnut touches. Knowing their penchant for entertaining, we included integrated lighting to allow easy control of ambiance.
This project was a joy to work on!

Walk into the kitchen in this Poway / Rancho Bernardo, San Diego home and it's impossible to miss this gorgeous 2,000 bottle, custom wine cellar showpiece. Completed in 2018, the cellar is complete with custom walnut stained poplar wine racking, rolling ladder for out of reach bottles, and much, much more.
Against each window into the kitchen are floor to ceiling frames showcasing label out, metal racking to add a bit of modern flair. Two high reveal display rows circle the entire room, showcasing this homeowner's best bottles and designed to be angled perfectly to ensure the corks stay wet for long term storage.
An island in the middle of the room acts as a great spot to open and decant wines, and integrated into each side are custom pieces of cabinetry and room for side displayed large format bottles. Also integrated into the racking is a a small countertop and glass rack. LED lights flow throughout to highlight key features and make the whole cellar really pop.

We recently finished this landscape design and installation project in the Tanglewood neighborhood of Houston, Texas. Our client, a Louisiana native who loves entertaining and wanted to stay connected to her NOLA roots, desired a space that could comfortably accommodate 30+ guests on a regular basis.
We deliberately designed the outdoor kitchen without a cover to preserve the view of the magnificent oak trees. Our aim was to create a kitchen that is both durable and visually appealing. The countertop is made of leathered granite, a material that can withstand the unpredictable Texas weather. All the appliances, including the grill, refrigerator, sink, and double side burner, were locally sourced and are made of stainless steel. Additionally, we utilized Austin limestone, which was quarried right here in Texas.
To infuse a touch of New Orleans charm into the backyard, we incorporated a fountain. The surrounding black star gravel was designed as a versatile space that can be used for additional dining, seating, or even as a meditation area.
To ensure privacy and shade as the plants mature, we strategically planted Eaglestone Holly and Japanese Yew along the fence line. Completing the landscape, we selected Amerishade grass for its excellent shade tolerance.

A city condo needed an uplift, all finishes started to feel outdated, the kitchen's layout did not work for a dynamic couple who love to entertain and play Bridge with their friends on the regular basis.
We developed a plan how to provide a luxurious experience and necessary changes in the limited space. The condo has some physical limitations as well, such as the load bearing walls could not be changed, the duct work had to stay in place, and the floor finishes had to satisfy strict sound restrictions.

These South Shore of Boston homeowners desired a larger kitchen as their existing had limited space to host family events and entertain guests – they turned to Renovisions to help transform their small, outdated kitchen with separate walk-in pantry into a beautiful, open and spacious inspirational room.
Choosing the right cabinetry for the room and how to meet the needs of the client was critical to the overall success of this design. A traditional style was the framework of the home and the flat paneled doors on the white painted cabinetry support this aspect. Going vertical as possible with cabinets is a trend here to stay; keeping with that idea, we recommended the graceful tall pantry cabinet that flanks one side of the kitchen. This not only lends to an eye-appealing furniture-look, but adds significant storage space, allowing the cabinets to store items they may not use on a regular basis. In this case, the clients are amazed with the amount of storage they’ve gained and one that provides easy access to all interior items. Every inch of space was key to create this optimally functional kitchen. Must-haves such as tray dividers above the refrigerator are handy and the double pull-out trash/recycling bins on the right side of the sink were a simple and clean way to gain floor space and conceal unsightly trash.
The focal point of this kitchen is the expansive, soft-grey colored contrasting island with larger, deeper drawers for pots, pans and platters. The client was excited to switch to an induction chef-series range that featured a divided oven that can accommodate two different temperatures.
Fit and finish is important in any renovation and this certainly holds true in this kitchen project to personalize their space. The custom recessed panel columns with wainscot details add an architectural element that ties into the kitchen cabinet design and Carrera-look quartz countertops which provide a stunning classical look that ties nicely with the overall traditional style. These homeowners are excited to show off their open and spacious Renovision!
