Top Tips for Selling a Home in 2016
Want to sell your house in 2016? It’s a great year to sell your home and if you go about it the right way you’ll get what it’s worth and maybe more.
Now I could write this post and do the usual “do this, “do that” type stuff but I wouldn’t be doing you any favors. Because unless you know your numbers and the value of your home, you could wind up leaving money on the table or even losing it.
So here you go.
If you want tips for selling your house in 2016, listen to me - a guy who has bought and sold hundreds of properties as a full-time professional Real Estate Investor. Before you repair anything or call a real estate agent…
...you have to know your numbers.
Tip #1: Know the After Repair Value (ARV) of Your Home
If you’re going to get the right amount of money for your house, you have to know the After Repair Value (ARV). Essentially this means that you should know what your home can sell for after it’s is 100% rehabbed.
If you have a house that you can sell for $120,000, you need to know that. If it will sell for $350,000, you need to know what you need to do to your house to get it there. At the same time, you don’t want to overdo it.
If you have a house that’s currently worth $100,000 as is and it can sell for $115,000 when it’s all fixed up, you may or may not want to put the money into a rehab job. If you put $10,000 in just to make an extra $5,000, it might not be worth the hassle.
So whatever you do, know what it’s worth now (as -is) and know what it’ll sell for afterward. If you want to find out how much your house is worth, there are plenty of agents out there who will give you comps (Comps is a term that is short for “Comparisons” that lets you determine an appraisal value for your home by comparing it to recently sold homes in your area that are similar to yours) or advice for free, so ask them.
So don’t over do it, but don’t be hesitant to put money into your house if it’ll yield a big payoff when you sell it.
TIP #2: Make Your Agent Work For You
After you determine your ARV and enlist a good agent to help you sell your home, It might be worthwhile to hop in their Escalade to drive around town and look at some high end houses in your area to see what kind of upgrades they have. And when you see a common theme, you’ll have a good idea as to what kind of upgrades you might want to do to be able to sell your house.
Granite? Concrete? Tile? Carpet? Wood floors?
It depends.
I don’t know your area or market so you have to do the research, ask your agent questions, and exercise wisdom. Every market is different and you don’t want to put money into an upgrade or rehab if it’s not the type of thing people in your area are looking for.
So talk to a competent agent, and even offer to pay them a bit more in commissions if they can sell your home for a higher price.
This is not a waste of money.
A good agent with a proven track record is worth every penny because they know exactly what needs to be done to sell your home for the most money.
Tip #3: Interior Improvements
So once you have an idea about what your home is worth, have a good agent, and have toured homes in your area to see what kind of upgrades homes in your area typically have, it's time to look at your interior to decide what you should and shouldn’t do to sell your house in 2016.
No matter what you do, you need to be wise about it. Maybe you live in non-traditional or funky house. That’s fine. Just go through 2 or 3 times with a notepad, write down the frustrations you have with it, and do what you need to do to make it functional, warm, beautiful, and inviting.
Interior must-haves:
1. Make sure your kitchen is functional.
2. Always have (or add) a 2nd bathroom: If you don’t have a second bathroom, build one. Sure it could cost you $5-$6k, but it could net you an additional $20k when you sell. No matter what you do, make sure there is a second bathroom. It’s a must.
1. Open floor plans are huge in 2016: If you don’t have one, first- make sure it’s right for your area, and if it is, create one. This might mean building or breaking down a wall, but it’ll pay off in the end.
2. Stage your house: Just do it. Staging your home means that you hire a home stager and/or an interior design consultant (like the lady on Love It or List It) to set up your home in the most inviting way possible and tell you everything you need to do to make it sell. You’ll pay some cash up front but staged homes are shown to sell for 6% to 10% higher according to realtor.org.
Tip #4: Exterior Improvements
Just like the interior, you have to make sure the exterior of your house looks appealing if you want to get the most value of your house in 2016.
Exterior must haves:
1. Add curb appeal: When people pull up to your house, most won’t even want to go inside or look at it unless it looks good from the curb. So make sure it looks gorgeous. Rake the leaves, plant some flowers, mow the lawn - make it inviting.
2. Make sure the picture on the MLS listing matches what your house currently looks like: People don’t want to look at a picture and pull up to your house, only to be disappointed.
3. Hire a professional photographer: This is crucial. It could mean the difference between someone viewing your house, or someone skipping it because the pictures look like a child took them. Hire a pro - it’s worth it. Ask me how I know.
4. Don’t paint your house diarrhea green or brown: This is just common sense. If you’re going to paint, use a neutral color. You don’t want to make your house unsellable because you chose an odd color or made a bad decision elsewhere.
Tip #5: Common Sense, Common Sense, Common Sense
No matter what you do or do not do, don’t make any hasty decisions. Ask your agent questions, look around, be observant, and don't do anything extreme. If you need to fix up your house to see a big profit, do it. If you have a modest budget and improvements won’t raise the value or your house (the ARV) anyways, don’t go crazy.
2016 is a great year to sell your house.
Do it right and do it wisely.
Cheers,
Nate

The view from the dining room. We looked at several options to make this relatively tight space both functional and spacious. The wife, who is a chef and meticulously organized, had this to say about 3 Lights Design's attention to detail, "I'm so impressed how you heard all the little silly things I was saying and got it into a picture!!!" For us, the "silly little things" are everything. That's how the project's name was born. All photos by Thomas Kuoh Photography.

The entire project has taken about 10 years to date. 8 years were spent designing and making decisions and 2 years to actually build it.
Kelly: “Decorating never ends but that’s what makes it fun.”
We agree completely.

This entry way makes a bold statement right when you walk through the doors. The bookshelves are filled with family keepsakes and natural greenery. There are two paint colors with a subtle but noticeable difference that compliment each other and help define the large space. Brad Knipstein was the photographer.

Million Dollar Listing’s celebrity broker Ryan Serhant reached out to Decor Aid to stage a luxurious Brooklyn condo development. The only caveat was that our interior designers had 48 hours to come up with the design, concept, and source all the furniture. Always up for a challenge, we partnered with Mitchell Gold & Bob Williams to create this contemporary gem.
Staying true to their contemporary vision, our interior decorators sourced all pieces through MGBW. Starting in the living room, we placed the Gunner Sofa, a piece that offers clean-lined living. The thin arms and slanted profile emphasize the modern elegance of the home. Through the use of various contemporary patterns and textures we were able to avoid the one-dimensional ambiance, and instead, the apartment’s living room feels detailed and thought out, without making anyone who enters overcrowded with home decor.
The Melrose cocktail table was sourced for its sleek, stainless steel and glass design that contrasts with more substantial pieces in the space, while also complementing the contemporary style. The glass design gives the illusion that this table takes up less space, giving the living room design a light and airy feel all around. The living space transformed into something out of a decor catalog with just the right amount of personality, creating a room that follows through with our starting design, yet functional for everyday use.
After the living room area, we set our eyes on designing the master bedroom. Our interior decorators were immediately drawn to the Celina Floating Rail Bed, it’s opulent nailhead trim, and dramatic design brings fresh sophistication to the bedroom design, while also standing out as a timeless piece that can complement various trends or styles that might be added later on to the bedroom decoration. We sourced the Roland Table Lamp to add texture, with its elaborate ribbed design, that compliments the air of masculinity the Carmen Leather Ottoman add while contrasting with the light, sleeker pieces. This difference in weight left us with a bedroom decoration that lives up to the trending modern standards, yet a space that is timeless and stylish no matter the decor trends.
Once we finished and the project was completed, our senior designers took a step back and took in all of their hard labor. Decor Aid was able to make this newly built blank space and design it into a modern wonder small brooklyn apartment. The MGBW furnishings were all hand-picked to keep an even balance of complementing and contrasting contemporary pieces, which was one of our more critical apartment decorating ideas. The apartment home decor brings to life this modern concept in a way that isn’t overbearing and shows off their style making the space in every sense an accurate reflection of a chic contemporary style.

This aesthetically pleasing master bathroom is the perfect place for our clients to start and end each day. Fully customized shower fixtures and a deep soaking tub will provide the perfect solutions to destress and unwind. Our client's love for plants translates beautifully into this space with a sage green double vanity that brings life and serenity into their master bath retreat. Opting to utilize softer patterned tile throughout the space, makes it more visually expansive while gold accessories, natural wood elements, and strategically placed rugs throughout the room, make it warm and inviting.
Committing to a color scheme in a space can be overwhelming at times when considering the number of options that are available. This master bath is a perfect example of how to incorporate color into a room tastefully, while still having a cohesive design.
Items used in this space include:
Waypoint Living Spaces Cabinetry in Sage Green
Calacatta Italia Manufactured Quartz Vanity Tops

An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled.
As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool.
But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots."
We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away.
The Before: Frustrations with a Botched Remodel
The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper.
This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on.
The Process: Hard Work to Remedy Design and Function
During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept.
We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking.
After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work.
We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall.
All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again.
The After Reveal: Cohesive Design Decisions
We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house.
We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think.
The Transformation: A Period Perfect Refresh
We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?).
All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay.
The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next).
Thank you for joining me in this project transformation. I hope this inspired you to think about being creative with your design projects, determining what works best in keeping with the architecture of your space, and carefully assessing how you can have the best life in your home.

What Makes an Ocean Wave, Wave?
The quintessential New England ocean-front cottage poised for perfection, how could you possibly improve? What was already an amazing property on the shore in Ipswich, MA, gave way to a ‘face lift’. The ocean facing roofline with steep pitch created a blank canvas, our favorite! Constructing an eyebrow shaped dormer transformed the second floor by ‘opening the home’s eyes’, adding a master bedroom suite and reading nook…to die for. Ocean views and natural light were maximized by the strong use of glass and transparent finishes. The dramatic roofline resembles an ocean wave, befitting of the home’s coastal cottage location and style.

This basement needed a serious transition, with light pouring in from all angles, it didn't make any sense to do anything but finish it off. Plus, we had a family of teenage girls that needed a place to hangout, and that is exactly what they got. We had a blast transforming this basement into a sleepover destination, sewing work space, and lounge area for our teen clients.

This is the story about a kitchen that was showing it’s age with white countertops and dark oak cabinets on a dark oak floor. It all worked once, but now the kitchen felt dark, cramped and dysfunctional. The owners were looking for a total kitchen transformation.
After a disastrous beginning with a contractor taking their money and vanishing into thin air, the owners were left with a completely gutted kitchen that consisted of only the walls. They hired Rick Jacobson to rescue them and restart the project.
The new kitchen design began with the idea of using Cobalt Blue as a primary color. The blue seen on many glassware pieces is Cobalt Blue, and it was decided to use it in the tile for the kitchen, as well as the pendant lights. Another goal was to make the kitchen brighter with an easier traffic flow, as well as completely updated cabinetry. And there were traffic patterns to improve, a refrigerator to move, and exhaust vents to reroute.
Rick Jacobson listened to the owners and worked to create the kitchen that the owners imagined. He began by thinking through the traffic flow patterns. He noted that the doorway from the dining room needed to be widened. He added rounded doorway headers to match the home’s existing décor.
He carefully thought through where the kitchen island should be, including how opening the oven doors would be in relation to people sitting at the kitchen island at a family gathering. Kitchen cabinet touches include off edge flat panel doors, soft close wooden drawers, and a spice cabinet with two slide-out racks. The new longer center island features a drawer microwave that opens and closes automatically with the push of a button. The center island also features two recycling bins and seating for four. Rick even thought of adding decorative elements to the existing half wall to make it look in line with the kitchen island. The kitchen’s black granite countertops offer an unusually appealing view: There are lots of interesting reflections throughout the kitchen.
Another of Rick’s touches is that all of the lights, including recessed ceiling lights, three cobalt blue pendant lights and below cabinet lights are on dimmers which work to balance daytime and nighttime lighting.
The under mounted stainless steel single sink is complemented with a gooseneck faucet. The stainless steel gas range is thin enough to allow for a wide drawer below for utensils, and the stainless steel vent hood is vented through the ceiling to outdoors, allowing additional storage space in the top cabinets. Double ovens with white doors are the perfect match to the cabinets, with a location that makes baking and roasting easier with the two large vertical storage for baking sheets and supplies nearby.
The result: A functional, open, bright and Cobalt blue kitchen.

Lake Burton is a 2,775 acre man-made lake with 62 miles of shoreline located in the northeastern corner of Georgia in Rabun County. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply.
The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia.
Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s.
The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch.
The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. As a Flagstaff custom home architect, our approach to every project is to balance innovative solutions with bold design aesthetics. The Micro Mini, a compact and modern accessory dwelling unit (ADU) nestled in the heart of Flagstaff, is the perfect example of how thoughtful design can solve space constraints while offering a stylish, functional, and delightful living environment.
Our client came to us with a unique challenge: to create an additional living space on their property that was efficient, visually striking, and flexible in its function. They wanted to maximize a small footprint while incorporating pops of vibrant, monochrome color throughout the ADU to give it personality and make it feel like an extension of their larger home. The solution we provided, as your trusted Flagstaff custom home architect, was Micro Mini—a design that offers both efficiency and fun while making a big impact in a small space.
The first challenge we tackled was how to make the most of the limited square footage. Our approach, rooted in the principles of modern architecture, was to keep the floor plan as open and flexible as possible. By eliminating unnecessary walls and creating multifunctional spaces, we were able to design an interior that feels spacious and airy, despite the small footprint.
The living area, kitchen, and bedroom all flow seamlessly into each other, using strategic cabinetry, sliding doors, and built-in storage to keep the space uncluttered. The use of glass for windows and doors amplifies the sense of space, bringing in abundant natural light and connecting the interior to the outdoor landscape—a key consideration in any Flagstaff custom home architect project.
One of the most striking elements of the Micro Mini is its creative use of color. The client wanted each space to feel distinct, while still maintaining a cohesive design language. To achieve this, we incorporated monochrome color schemes in various sections of the ADU, starting with the kitchen.
The kitchen is a bold statement in shades of blue, with blue-stained cabinets, blue backsplash tile, and even blue fixtures. This color immersion gives the kitchen a distinctive identity while still blending harmoniously with the rest of the space. In other areas of the ADU, we played with pops of other fun colors—each carefully chosen to complement the modern aesthetic of the home while adding a personalized touch.
As your Flagstaff custom home architect, we believe that color is an integral part of design, and Micro Mini is a testament to how thoughtful color application can elevate a space. The bold monochrome interiors are a fun, creative twist that make this ADU stand out while ensuring it remains functional and inviting.
Beyond the bold use of color, the interior of Micro Mini is designed with simplicity and function in mind. We utilized clean lines, minimal ornamentation, and carefully selected materials to keep the overall look sleek and modern. Light wood floors contrast with the bold color accents and add warmth to the otherwise minimalistic design.
Attention to detail is paramount in all of our projects, and as a Flagstaff custom home architect, we take pride in the craftsmanship and quality materials used throughout the Micro Mini. From the custom-built cabinetry to the thoughtfully designed storage solutions, every inch of the ADU was considered for both aesthetics and practicality.
A key problem we solved for the client was how to make the ADU feel spacious and functional despite its small footprint. As your trusted Flagstaff custom home architect, we used a range of design solutions to achieve this.
First, we incorporated high ceilings to enhance the sense of volume and space, creating an airy feel throughout the ADU. The placement of windows and the strategic use of sliding glass doors allow light to flood in, further opening up the interior and blurring the lines between inside and out. These elements not only make the ADU feel larger but also create a strong connection to the surrounding landscape.
Another key element was the use of built-in furniture and storage solutions to keep the space clutter-free. From hidden storage under the bed to custom cabinetry in the kitchen, every corner of the Micro Mini was designed with functionality in mind. This approach ensured that the ADU met the client’s needs for both comfort and practicality, while still adhering to the modern design aesthetic they desired.
Being based in Northern Arizona, we are acutely aware of how important it is for our designs to harmonize with the surrounding landscape. As a Flagstaff custom home architect, we carefully consider the site’s natural beauty and how our projects can integrate with it.
With Micro Mini, we focused on making sure that the ADU feels like a natural extension of the client’s existing property. The large windows and sliding glass doors bring in views of the surrounding landscape, while the outdoor deck extends the living space, creating a seamless indoor-outdoor experience. Whether you’re standing in the living room or on the deck, you are always connected to the beautiful Flagstaff setting.
In line with our commitment to responsible design, sustainability was a key consideration for Micro Mini. As your Flagstaff custom home architect, we prioritize energy-efficient building methods and materials. The ADU was designed to be energy-efficient, with high-performance windows and insulation that keep it cool in the summer and warm in the winter.
Additionally, the color choices and materials used in the interior were chosen not just for their aesthetic appeal, but also for their durability and sustainability. Low-VOC paints and finishes were used throughout the ADU to ensure good indoor air quality, while the energy-efficient lighting and appliances help minimize the ADU’s overall environmental impact.
At HEY! designs, we believe in a collaborative approach to architecture that puts the client’s needs and vision at the forefront. Whether designing a large custom home or a compact ADU like Micro Mini, we bring the same level of dedication, creativity, and attention to detail to every project.
Our work is rooted in modern design principles but always infused with personality and a sense of fun. Micro Mini exemplifies this approach—a bold, colorful, and efficient ADU that meets the client’s needs while also reflecting their unique style.
If you’re considering a custom home or ADU in Flagstaff, HEY! designs is here to help bring your vision to life. As a Flagstaff custom home architect, we specialize in creating spaces that are not only beautiful and functional but also responsive to the unique qualities of the site and the needs of the client.
Micro Mini is a testament to how small spaces can still be big on style and function. By incorporating bold color schemes, maximizing space efficiency, and maintaining a strong connection to the outdoors, this ADU achieves everything the client wanted—a modern, fun, and functional space.
As your Flagstaff custom home architect, we would be thrilled to help you create a unique and personalized space that meets your needs, no matter the size or scope of your project. Contact us today to learn more about how we can bring your vision to life.

Located on the flat of Beacon Hill, this iconic building is rich in history and in detail. Constructed in 1828 as one of the first buildings in a series of row houses, it was in need of a major renovation to improve functionality and to restore as well as re-introduce charm.Originally designed by noted architect Asher Benjamin, the renovation was respectful of his early work. “What would Asher have done?” was a common refrain during design decision making, given today’s technology and tools.
