Work trucks were not allowed in the parking structure, and the city issued only two parking permits for on-street parking. These guidelines required detailed planning and execution in order to complete the project on schedule. The owners “learned that good design and modern aesthetics were compatible with the kind of energy we were seeking and we couldn’t be more pleased.” Beyond Efficiency coached the team in resource-efficient framing, and builder Rob Nicely incorporated practices such as 24” stud spacing and appropriately sized insulated headers to reduce lumber costs, speed construction and maximize insulation. He planned ahead by pre-insulating components such as doubled I-joists to ensure an uninterrupted thermal boundary. To achieve the strict Passive House heating demand requirements, phase-change materials (PCMs) are installed behind drywall in walls and dropped ceilings to absorb the sun’s heat from large south-facing windows and release it for passive heating once temperatures cool down. PCMs provide temperature moderation and peak load shifting benefits that were traditionally available only in heavy, high-thermal mass materials. The house is designed to use about 70% less energy than its code-level counterpart. The homeowners have reported that temperatures remain very stable throughout the home, varying no more than 2 degrees from north to south and top to bottom.

The apartment was purchased in a beautiful pre-war building, so it was important to the client and the design team to keep as many of the original elements as possible.

A minimal insertion into a densely wooded landscape, the Collector’s Pavilion provides the owners with an 8,000 sf private fitness space and vintage automobile gallery. On a gently sloping site in amongst a grove of trees, the pavilion slides into the topography - mimicking and contrasting the surrounding landscape with a folded roof plane that hovers over a board formed concrete base. The clients’ requirement for a nearby room to display a growing car collection as well as provide a remote area for personal fitness carries with it a series of challenges related to privacy and security. The pavilion nestles into the wooded site - finding a home in a small clearing - and merges with the sloping landscape. The building has dual personalities, serving as a private and secure bunker from the exterior, while transforming into a warm and inviting space on the interior. The use of indirect light and the need to obscure direct views from the public right away provides the client with adequate day light for day-to-day use while ensuring that strict privacy is maintained. This shifting personality is also dramatically affected by the seasons - contrasting and merging with the surrounding environment depending on the time of year. The Collector’s Pavilion employs meticulous detailing of its concrete to steel to wood connections, exploring the grounded nature of poured concrete in conjunction with a delicate wood roof system that floats above a grid of steel. The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core. SANTA BARBARA, CA / DUPLEX RESIDENTIAL This urban infill, artist loft duplex was located in an overlooked, but well-located, light-commercial zone. It was also the first new residential construction built in the area for decades, the project is located within a 10-square-block area zoned for light-commercial and affectionately dubbed the “Funk Zone” by resident artists and city planners. Only two blocks walking distance to the beach, and a similar distance to the downtown commercial district, this pedestrian-oriented project ideally suits the lifestyles of the owners. Although the two units share equal footprints, the southerly unit features a double-height, north-facing living space. The northerly unit supplants this volume with additional living space. The siting also allows for secure private courtyard entries, maximization of natural light and view-swept, rooftop living space. The design incorporates a raised plinth required by flood zone restrictions to create a peaceful, intimate environment within the somewhat chaotic surrounding context. The disciplined and restrained approach towards the building’s image was intended to make reference to the much-loved Meridian Studios by George Washington Smith. Two roof-decks with outdoor fireplaces and shade trellises extend outdoor living space, contribute ocean and mountain views and provide both refuge and release. Cost-effective materials were selected in order to adhere to the strict budget and to relate to the industrial surroundings. The house was designed to meet the very rigid Passiv House rating system – 90% more efficient than a typical home in the area. The house itself was intended to nestle neatly into the 45 degree sloped site and to take full advantage of the limited solar access and views. The views range from short, highly wooded views to a long corridor out towards the Uinta Mountain range towards the east. The house was designed and built based off Passiv Haus standards, and the framing and ventilation became critical elements to maintain such minimal energy requirements.
