Detail-oriented cable management. This basement telephone jack is mounted to a wall with an open backside (into the workshop area). The extra cable that is normally left in the wall to future-proof connections is neatly coiled and placed in a manner to minimize unsightliness.

An over-the-air (OTA) HDTV antenna. A HD television antenna was mounted (and grounded) in the second-floor attic to eliminate the unsightliness of exterior mounting. Free HDTV signals are received with crystal clarity. Also visible in the upper right of the photo is new phone, network, and video cable run as part of the structuring wiring project, connecting the structured wiring panel to a set of second floor wall jacks, carefully tacked to a roof truss to keep it off of the lower joists and eliminate the trip hazard.

A telecom rack handles gigabit network patching to the home (the customer opted to make their own patch cables instead of using provided cables and the cable management module). Network witching is provided via a 16-port Cisco gigabit Ethernet switch. Telephone and Television patching are handled inside the white structured media panel at right. The cables seen exiting the panel travel to individual wall jacks throughout the home.

The structured wiring panel. All telephone lines (white Category 5e), network lines (blue Category 5e), and Television lines (RG6/Quad-Shield Coaxial cable) from the home terminate here. Telephone service on selective lines is patched in via a telephone distribution board (flat, silver cables). Network connections are handled on the adjacent patch panel. Incoming television signal (orange coaxial cable) is amplified and distributed to the home. The television amplifier supports an active return channel, allowing for cable modems or On-Demand programming and communucation from cable television set-top boxes. If the customer elects to subscribe to cable, satellite, or other provided-content TV, they can change the feed from HD antenna to Cable Television service at the interior grounding block located near this panel.

This extensive Tiburon interior and exterior remodel required numerous major structural retrofits to the framing and foundations to bring the home from the original 1970s structural codes to present standards. It also included infrastructure upgrades to all utilities: electrical, data, HVAC and plumbing. A new elevator was installed, along with remodeled bathrooms and kitchen.
This exterior remodel saw all new landscaping as well as a system to collect rainwater for irrigation. The new outdoor kitchen by the re-finished pool made the backyard a self-contained destination spot for the enjoyment of the spectacular bridges-and-city views.
The original waterproofing infrastructure had also failed and so required significant repair and restructuring, including over 1000 square feet of decking, new stucco for the entire home, and extreme waterproofing details for the windows and deck railing attachments to manage the near-horizontal rains experienced on the hilltops in the area. BSI also installed a fully engineered gravity drainage system to manage the spring water coming up into the center of the home with a completely automated pump back-up system to ensure a warm, dry home for the client.

The project site is a three story apartment building with a full basement, which had recently been subject to an apartment fire. Four separate residential units were contained in the structure, including one two bedroom unit and three single bedroom units. A laundry room/basement and a pair of lofts were also housed within the building. The result of the blaze and the subsequent water damage from attempts to extinguish it left the interior of the building primarily gutted. All interior finishes, fixtures, stairways, mechanical and electrical systems were destroyed beyond repair. The exterior of the building was charred in some places, and destroyed completely in others.
The project location, the City of San Rafael, determined that due to the extent of the damage to the structure, the resulting project would be considered a “new building”. Our first task was to review the current building code and apply the current regulations to the existing structure (originally built in the early 1900’s) and bring it up to current code. We performed occupant load calculations, a code summary, square footage calculations and egress code analysis for each floor/use. This information was then compiled in order to determine how the project could legally be designed within the current code, all while minimizing modifications to the existing structure.
Once all data had been analyzed, the new floor plans were organized and laid out in a manner which retained the heritage of the original building while remaining true to current code. The site was revised to allow for code compliant parking areas while retaining the family friendly outdoor spaces inherent in the original design. The foundation was reinforced, and the building structure as a whole was strengthened to cope with modern seismic loads. Spray foam insulation, low E glazing, skylights, ceiling fans, high efficiency HVAC, etc…were all added to make the building more efficient and environmentally friendly. The use of Class “A” materials, fire separations (both vertical and horizontal) and a commercial sprinkler system were employed in order to avoid any future fires. Reconstruction of the project was recently completed in the summer of 2014.
