I recently visited a property in Levenshulme where the bathroom tiling and grout needed renovation. Although they resembled small square mosaic tiles, they were actually large 45cm x 60cm sheets of glazed ceramic tiles which are easier to install and require less grouting. Over time the tiles had attracted a lot of dirt from showering and now needed a good clean, additionally mould had got a grip on the lower tiling and mastic sealant between the tile and bath. Levenshulme sits halfway between Manchester City centre and Stockport and was recently declared by the Times Newspaper as one of the best places to live in the North West. It’s actually only a few miles drive from my base so well within my service area. Normally I would look to renovate the grout lines with a grout colourant however grout had only been used between the sheets of tiles and what appeared to be grout between the small square mosaic tiles was in fact part of the glaze. I knew the colourant would struggle to achieve a bond with a glazed surface and so my only option would be to give the tiles a good scrub with a strong cleaning product. My solution was to spay the tiles with Tile Doctor Duo Clean which is an effective double action grout cleaner and mould remover. It’s designed for cleaning up bathroom tile and can remove mould and blackspot from grout and silicone. I worked in sections allowing the product to soak in for a good ten minutes before scrubbing it in by hand with a stiff brush. After rinsing the tiles down with water, they were inspected and the procedure re-applied if needed. I found in fact that I had to do this several times before I was happy with the tile, grout and silicone were as clean as the could be. I often find longer dwell times can help the situation. The bathroom looked new by the time I had finished, it was quite the transformation and my client was really happy with the result and left a long testimonial for me which is copied below. This customer from the south side Shepperton has a galley kitchen installed around twelve years ago with a Limestone floor. Since that time the floor had not been professionally cleaned or the stone re-sealed. The old sealer had long since worn down and was no longer providing any protection to the floor allowing soil and grease from cooking to penetrate the stone and darken the grout. It was now looking permanently dirty and the owner decided it was time to have it renovated. Shepperton is a suburban village in the borough of Spelthorne, the Thames river is to the south and much of the east. It is set between the towns of Chertsey and Sunbury-on-Thames. The village has a long history and is even mentioned in a document of 959 AD and in the Domesday Book when it was primary farm land, it’s also my base of operation. To deep clean the stone floor and grout I started with a mixture of Tile Doctor Remove and Go combined 50:50 with Tile Doctor Pro-Clean. This cocktail of sealer remover and cleaning agent was applied to the floor and left to soak in for ten minutes in order to get to work breaking down all the dirt, grease and what was left of the old sealer. The solution was then worked into the Limestone tiles and grout using a rotary machine fitted with a black scrubbing pad. These pads can struggle to reach into the recesses of the grout lines, so afterwards the grout was scrubbed by hand using a stiff brush along with the more difficult to reach corners that the machine had missed. The floor was then rinsed with water and the products and soil vacuumed off the floor. I repeated the process in a couple of areas where the dirt was a little stubborn. The floor was then clean and after drying out overnight it would be ready for a new seal. The following day I returned to apply the sealer first checking the floor was dry using a moisture meter. The readings were good, so I set about applying a colour enhancing impregnator sealer Tile Doctor Colour Grow to the Limestone. Tile Doctor Colour Grow works by seeping into the pores of the stone intensifying natural colour, preventing staining and providing a durable protection. Two coats of sealer were applied to the Limestone tile and grout which was all that was needed to return the floor back to its original condition. The client was very happy with the finished floor and wanted to know how to keep it looking its best going forward. I explained that the best way to keep it looking good is to get maximum longevity from the sealer which will wear down over time but can be prematurely damaged with strong cleaning products. Things like water and nutrients can’t saturate through the soil when it becomes too compact. This results in soil that is without minerals and dry. When this happens, tree roots struggle to push through the soil, resulting in stressed trees. Preventing Soil Compaction If a tree is left in compacted soil, it will eventually die. One way to avoid this if you are having any construction done in your yard is to set up a Tree Protection Zone, or TPZ. Fences are used to create a barrier where heavy equipment and machinery can’t go in. When heavy machinery is used, this creates extremely compact soil and has been known to crush roots. This Multi-Coloured Slate floor looks nice in the Kitchen of this property in Hythe, however due to the riven surface of the tile and the deep grout lines my customer had struggled to keep it clean. Additionally, the Slate has lost all of its lustre over the years since it had been installed and it was now due a deep clean and reseal. The combination of durability and price makes Slate a popular choice for floor covering, it is also available in a number of colours, ranging from plain black to a more diverse array of shades. Like any natural stone floor though it need sealing to keep the dirt out of the pores of the stone however sealers wear off with use Hythe by the way is a lovely medieval coastal market town with its own beach on the edge of Romney Marsh and close to Folkestone. Before starting I removed the kickboards underneath the kitchen units and protected the exposed woodwork with a thin film. To deep clean the Slate floor and remove any remaining sealer I applied Tile Doctor Remove and Go and left it to soak in for ten minutes before scrubbing it in with a light carbide brush. As well as removing the old sealer this process releases the dirt from the pores of the stone and brings it to the surface where it can be extracted. I have probably mentioned this before, but I’ve invested in a powerful van mounted pressure extraction system for removing the dirt, old sealer and emulsified soils released from the stone. The system works by applying water at high pressure on the floor via a spinner tool and then simultaneously extracts the waste under suction back to a grey water tank on the van. From the customers point of view, it makes light work of cleaning the floor and more importantly leaves the floor dry and leaves no mess. Having a dry floor at this stage is important as it means I can usually seal the floor on the same day. Its not a good idea to apply a sealer to damp floor as it will affect the way it cures and lead to an undesirable finish. The way to make sure the floor its dry is to use a moisture meter and take readings in several places around the floor. You can use an air mover to improve drying times however older floors can take a very long time to dry and for those I tend to book another day to apply the sealer. With the floor dry I set about applying the first of two coats of Tile Doctor X-Tra Seal which provides both a hardwearing sheen to the slate as well as enhancing its natural colourings. It has strong water repellency characteristics which makes it ideal for use in a kitchen where spillages are quite common. This was quite a small kitchen, so the work was completed in one day. My client was amazed at the transformation and grateful for our advice on continued maintenance which for this floor I recommended the use of Tile Doctor Stone Soap for daily cleaning. I was recently asked to survey an unusual stone floor at a house in in Harrogate comprising of Slate inlaid with Granite. The client advised that it had not been cleaned properly for 20 years and wanted it renovating! It was now definitely overdue a deep clean and professional attention. Fortunately, having worked on these floors for many years I knew I could make a substantial impact and transform its appearance. Fossilized slate is a beautiful stone when cleaned and sealed correctly. The owner confessed they had actually been sealing the floor every two years but without a deep clean first, so they were effectively sealing in the dirt each time. I discussed with them the process I would use to clean and re-seal the floor and we agreed a price to carry to out the work. To remove the layers of old sealer and dirt used a set of Tile Doctor Diamond Burnishing pads. The pads are attached to a rotary floor machine starting with the coarse 400-grit pad which was lubricated with a dilution of Tile Doctor Remove and Go to help strip the floor of dirt and layers of sealer. After rinsing and extracting the soil I worked through the different grades of pads in sequence finishing with the 1500-grit and this time using just water for lubrication. A set of diamond handheld burnishing blocks were then used to clean up the edges and corners where the large 17” pads struggle to reach. This ensures all areas are treated and free of dirt and old sealer. The floor was then rinsed and extracted again to remove the remaining soil. I find a wet vacuum is an invaluable tool for this. The floor was then left to dry out overnight ready for sealing the next day. I returned the next day to seal the floor, first checking with a damp meter that the floor was dry, and the moisture reading was below the acceptable level. These results were fine, so I had a green light to continue and seal the stone. The customer wanted a shine on the floor so rather than apply a satin sealer which I felt wouldn’t adhere to the stone properly I decided to polish the floor further with a the last of the four burnishing pads which is a very fine 3000-grit pad. You don’t need to use a lot of water with this last pad just a small amount sprayed onto the floor using a technique we refer to as a ‘Spray Burnish’. To seal the floor, two coats of Tile Doctor Colour Grow were applied. This is an impregnating matt sealer which intensifies the natural colours of this beautiful stone and provides long lasting durable protection. Even I was impressed with the finished result but more importantly the client was over the moon. To keep the floor looking its best I recommended they use Tile Doctor Stone Soap which is pH neutral. You should always read the label in detail when choosing a floor cleaning product as many are too strong and not recommended for sealed stone surfaces as they will prematurely erode the sealer. The pictures below detail the renovation of a Porcelain Tiled Floor I completed at a property in Ipswich. Installed throughout the Kitchen and into the adjacent WC the porcelain tile and grout were in a very dirty state and the client was desperate to get them clean. The situation wasn’t helped by their two dogs with grubby paws. She had tried all the usual household cleaners she could find, and nothing seemed to work. Unfortunately, household cleaners can make the problem worse due the strong chemicals they contain. I visited the property to survey the floor and was able to reassure the client that although the grout was heavily stained it could be renovated by recolouring it with a Tile Doctor Grout Colourant. I was confident we would soon be able to get the floor looking great again and demonstrated the process I would use on a small part of the floor. The demonstration went well and happy with the result we agreed a date for my return the following week to complete the work which should be completed in a single day. Returning on the agreed date we started by protecting the by applying a clear silicone sealant to the MDF skirting boards and kitchen base units. We left this to dry for an hour before proceeding with the cleaning. The Porcelain tile and grout was cleaned with a strong dilution of Tile Doctor Pro-Clean using 3 parts cleaner to 5 parts water. The solution was applied to the tile and grout and then left to soak in for ten minutes before being worked in using a rotary machine fitted with a Black Scrubbing Pad. Tile Doctor Pro-Clean is a concentrated, multi-purpose high-alkaline cleaner which is designed for deep cleaning tile, stone and grout of dirt and grease and can also remove sealers. Pads can struggle to reach into the recesses of the grout line so once I was finished with the tile, I hand scrubbed the grout with a wire brush. The floor was then rinsed with water and the resultant slurry extracted off the floor with wet vacuum. The floor took about three hours to deep clean which was just the right timing for us to have lunch whilst the floor dried. The grout was much improved by the cleaning process but as suspected there were too many deep-seated stains to be able to guarantee a consistent finish. So as previously agreed with the client we set about colouring the grout using a light grey colourant. This took most of the afternoon as there was a lot of grout. The Porcelain tiles were the non-porous type that won’t take a sealer and the colourant acts as a barrier over the grout protecting it and making it easy to clean so once I was done colouring there was no need to apply a sealer. My client was relieved to have the floor looking clean and presentable again. For aftercare I recommended that moving forward it would be best to use Tile Doctor Neutral Tile Cleaner which is a pH neutral cleaner.
