Long-time clients called us (Landmark Remodeling and PID) back to tackle their kitchen and subsequently the remainder of the main floor. We had worked away over the last 5 years doing smaller projects, knowing one day they would pull the trigger on their kitchen space. After two small boys and working from home through the pandemic, they decided it was time to tear down the wall separating the kitchen and formal dining room and make one large kitchen for their busy, growing family. The project site is a three story apartment building with a full basement, which had recently been subject to an apartment fire. Four separate residential units were contained in the structure, including one two bedroom unit and three single bedroom units. A laundry room/basement and a pair of lofts were also housed within the building. The result of the blaze and the subsequent water damage from attempts to extinguish it left the interior of the building primarily gutted. All interior finishes, fixtures, stairways, mechanical and electrical systems were destroyed beyond repair. The exterior of the building was charred in some places, and destroyed completely in others. The project location, the City of San Rafael, determined that due to the extent of the damage to the structure, the resulting project would be considered a “new building”. Our first task was to review the current building code and apply the current regulations to the existing structure (originally built in the early 1900’s) and bring it up to current code. We performed occupant load calculations, a code summary, square footage calculations and egress code analysis for each floor/use. This information was then compiled in order to determine how the project could legally be designed within the current code, all while minimizing modifications to the existing structure. Once all data had been analyzed, the new floor plans were organized and laid out in a manner which retained the heritage of the original building while remaining true to current code. The site was revised to allow for code compliant parking areas while retaining the family friendly outdoor spaces inherent in the original design. The foundation was reinforced, and the building structure as a whole was strengthened to cope with modern seismic loads. Spray foam insulation, low E glazing, skylights, ceiling fans, high efficiency HVAC, etc…were all added to make the building more efficient and environmentally friendly. The use of Class “A” materials, fire separations (both vertical and horizontal) and a commercial sprinkler system were employed in order to avoid any future fires. Built in 1949, this Edina home had a strong horizontal presence on the site, but through subsequent renovations the overall massing was lacking clarity and refinement and the entry was diminutive and uninviting. The roof and siding materials were aging, and important interior spaces were cramped and closed in. The house needed better light, better connection internally and out, and exterior updates to clarify and enhance the strengths of the home. The primary design evolved out of a celebration of the existing horizontality of the home and a recognition that a bigger home was not needed. By layering materiality and color, a new identity was created. A new cedar entry canopy slips out from under the previous roof line, extending further towards the street. This added warmth at the entry is echoed along the facade, creating a graceful rhythm and texture. The previous additions were re-clad with a darker material palette in order to anchor and unify the ends of the home. As the grade slopes down towards the back yard, horizontal bands are exposed, revealing the layering top to bottom. Combined, these few shifts in color and materiality allowed for a complete transformation of the home. The interior is reflective of the material and color palette used outside. The main living spaces are opened up and connected while strengthening the original symmetry of the more formal linear alignment of rooms. A whole new kitchen relocates the center of the home and makes more fluid the daily life of this young family. The house is fully transformed inside and out, all without adding more square feet. The Chatsworth Residence was a complete renovation of a 1950's suburban Dallas ranch home. From the offset of this project, the owner intended for this to be a real estate investment property, and subsequently contracted David to develop a design design that would appeal to a broad rental market and to lead the renovation project. The scope of the renovation to this residence included a semi-gut down to the studs, new roof, new HVAC system, new kitchen, new laundry area, and a full rehabilitation of the property. Maintaining a tight budget for the project, David worked with the owner to maintain a high level of craftsmanship and quality of work throughout the project.
