Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. Architecture and landscape take center stage, while the full buildable envelope is maximized without compromise. A natural rise of eight feet from front to back—rare in Sarasota—was embraced as an opportunity. Site walls function as both retaining structures and architectural elements, elevating the pool terrace and entry by over four feet to align with the main interior floor level. The result is a fluid connection between indoors and out: kitchen, dining, and living spaces unfold onto the terrace, blurring boundaries and enhancing everyday rituals as well as social gatherings. Architecturally, the home is coastal contemporary: open yet composed, airy yet grounded. Clarity in the massing tells a story of the inhabitants from the first glance, while the interior planning offers spatial generosity and ease. The interiors echo this sensibility with a palette that is soft, natural, and tactile—serene without being neutral. The landscape design provides a lush tropical frame, softening edges and reinforcing privacy through layered plantings rather than enclosure. Ultimately, Sunset Place is not defined by any single gesture, but by the way the home reflects its owners. Their gracious, family-centered nature informed every layer of design—resulting in a space that feels deeply personal, tailored for connection and ease, and perfectly suited for gathering, unwinding, and watching the sun slip behind the trees from the comfort of home.

This past winter, PTS staff volunteered time at Mercy Street School in West Dallas. To create a safe environment in which to learn, our skilled climbers and tree care staff donated time and effort to take care of a lot of pruning and clean up so that their trees can be healthy and the property safe for all the staff and students. The property has many very large established trees that were much in need of proper pruning and care. By cleaning up the property, we hope to not only help preserve their beautiful trees, but also give the kids a safe place to play and learn. When trees are neglected, especially on a property where there is a lot of traffic such as a school, it is important to properly prune and maintain trees so they don’t become a hazard. Falling limbs damage buildings and could harm passersby. We love supporting our Dallas community and schools!

This gorgeous beach condo sits on the banks of the Pacific ocean in Solana Beach, CA. The previous design was dark, heavy and out of scale for the square footage of the space. We removed an outdated bulit in, a column that was not supporting and all the detailed trim work. We replaced it with white kitchen cabinets, continuous vinyl plank flooring and clean lines throughout. The entry was created by pulling the lower portion of the bookcases out past the wall to create a foyer. The shelves are open to both sides so the immediate view of the ocean is not obstructed. New patio sliders now open in the center to continue the view. The shiplap ceiling was updated with a fresh coat of paint and smaller LED can lights. The bookcases are the inspiration color for the entire design. Sea glass green, the color of the ocean, is sprinkled throughout the home. The fireplace is now a sleek contemporary feel with a tile surround. The mantel is made from old barn wood. A very special slab of quartzite was used for the bookcase counter, dining room serving ledge and a shelf in the laundry room. The kitchen is now white and bright with glass tile that reflects the colors of the water. The hood and floating shelves have a weathered finish to reflect drift wood. The laundry room received a face lift starting with new moldings on the door, fresh paint, a rustic cabinet and a stone shelf. The guest bathroom has new white tile with a beachy mosaic design and a fresh coat of paint on the vanity. New hardware, sinks, faucets, mirrors and lights finish off the design. The master bathroom used to be open to the bedroom. We added a wall with a barn door for privacy. The shower has been opened up with a beautiful pebble tile water fall. The pebbles are repeated on the vanity with a natural edge finish. The vanity received a fresh paint job, new hardware, faucets, sinks, mirrors and lights. The guest bedroom has a custom double bunk with reading lamps for the kiddos. This space now reflects the community it is in, and we have brought the beach inside.

Our clients wanted to upgrade their backyard space at their home in a beach front community. They decided to install a pool with a spa and spillway surrounding the pool with luxurious travertine. The pool deck features columns that support gas fed fire bowls, a seat wall with a linear gas fed fire pit to accentuate the space. It was then decided to landscape using a tropical flair with palm trees and illuminate them and the rear of their home with low voltage LED lighting. To say that the homeowners are thrilled with their new outdoor pool space is an understatement.

Nestled perfectly along a mountainside in the North Scottsdale Estancia Community, with views of Pinnacle Peak, and the Valley below, this landscape design honors the surrounding desert and the contemporary architecture of the home. A meandering driveway ascends the hillside to an auto court area where we placed mature cactus and yucca specimens. In the back, terracing was used to create interest and support from the intense hillside. We brought in mass boulders to retain the slope, while adding to the existing terrain. A succulent garden was placed in the terraced hillside using unique and rare species to enhance the surrounding native desert. A vertical fence of well casing rods was installed to preserve the view, while still securing the property. An infinity edge, glass tile pool is the perfect extension of the contemporary home. Built by Empire Homes, this thoughtfully designed residence blends clean architectural lines with welcoming curb appeal, creating a timeless look that feels both contemporary and approachable. Situated in a growing Colorado Springs community, the home features inviting outdoor living spaces, a spacious patio for relaxing and entertaining, and a thoughtfully planned layout that maximizes both function and comfort. This Baton Rouge home, in The Settlement at Willow Grove, has a style inspired by a California Coastal vocabulary. It is a 2-story with 3 bedrooms, 2 full baths and a powder room. The square footage for the conditioned spaces is 4,340 sq ft and the total under roof is 5,343 sq ft. It is designed with the main living spaces having views and access to a comfortable side porch, patio and pool. The exterior style is cleverly woven into the interior design with architectural detailing and choices in finishes, fixtures and furnishings. As you enter the home through a steel and glass door unit, the coffered ceiling foyer opens to a stair and then leads you down a hallway with white oak beams that becomes the main circulation spine to most of the first-floor spaces in the house. One of those unique spaces is the wet bar that is integrated into a space below the stairs in such a way that the steps are expressed in the ceiling design. The kitchen, dining and living room form a great room with each space defined by white oak beams supported by corbelled pilasters. White oak accents are implemented throughout this area in cabinetry and in floating shelves on one entire wall in the living room. The kitchen features a large island and provides serving access to the side porch through counter height sliding window units. Access is also provided to a spacious butler pantry behind the kitchen. Along the main hallway, one can access the garage, a drop off area and the laundry room. Further down around the corner you’ll find the master suite with a beautifully appointed bathroom featuring a footed tub as the focal point with views through a large window to a small, landscaped area. The his and her closet is designed for each’s needs with an island. Upstairs you’ll find a large landing that can also serve as an exercise area and then find 2 more bedrooms, which share a bathroom. One of the bedrooms serves as a study but can also become a bedroom when needed with a murphy bed. This study/bedroom cantilevers off the corner of the house, providing spectacular views through a spray of windows to a community park down the street. A large playroom accessed of the landing is provided for family fun.
