The owners of this house in Adwick Le Street, which is North of Doncaster, were fed up with the appearance of the Grout in their Ceramic tiled kitchen floor. They had not been able to keep the grout clean and it was now patchy, discoloured, darker and consequently always looked dirty. I visited the property, to survey the floor and could see the Ceramic tiles and where in good condition, but the grout lines were really letting the kitchen down. I discussed with my client the option of re-colouring the grout, which they agreed was sensible, anything to keep the impossible grout clean. The alternative of scraping out the grout and replacing would be a messy and time-consuming option which we both agreed was not the choice they wanted to go for. I gave them a price to complete the work which they were happy to go ahead with. Before any grout colouring could be done the grout first needed to be prepared, this was done using Tile Doctors Grout Colourant Pre-Treater which is an acid-based cleaner specially made for the job. This product cleans and prepares the grout for the colourant to ensure a better contact with the colourant later. It’s very simple to apply and is simply sprayed onto the grout lines, left to dwell for five minutes and then scrubbed into the grout by hand. Once done the soiled pre-treater is rinsed off with water and removed with a wet vacuum. Once the grout lines are dry, they are ready to be coloured, unfortunately this is a manual process which take a lot of attention to detail and can be quite tedious. The best way of doing it I have found is go get down on your hands and knees with a toothbrush and gently scrub the colourant into each grout line, any colourant that seeps over onto the tiles needs to be quicky wiped away before it dries. The one upside however is observing the highly satisfying transformation of the grout as the result is instant and you can see the improvement as you go along. There are ten grout colours of Tile Doctor Grout Colourant to choose from and in this case the owners had chosen Natural Grey. If you want to save a few points they also sell a Grout Colourant kit that contains both the colourant and the pre-treater. The grout colourant is epoxy based so it remains water and stain proof and will last for years. I’m not sure the pictures I took do the transformation justice, but my client was over the moon with the difference it had made to the floor. The patchy grout was gone and then whole room seemed brighter. For regular cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the floor looking good but is gentle enough to use every day and won’t compromise the colourant. Our client had inherited this Travertine floor when purchasing in a lovely street in Walton-On-Thames, close by was the River Thames which runs all the way into London. The new owners were unhappy with the floor in that it did not look very clean, and they were keen to get this rectified. I arranged a site visit to survey the floor and see what could be done to restore its appearance. The floor itself was in good physical condition, however, it was apparent from the level of dirt ingrained in the stone that it had not been maintained very well by the previous owner. I carried out a small test clean which came out well and they could see straight away what the floor should look really like! They were happy with my renovation quote and we agreed a mutually convenient time where I could work in relation to the COVID guidelines. The Travertine floor was scrubbed using a mixture of Tile Doctor Pro Clean and Remove and Go. These are heavy duty cleaning products designed for use on tile and stone can be combined to form a powerful cleaning/stripping solution which is left to dwell on the floor surface. After a short while the solution was worked into the stone using a rotary machine fitted with a black scrubbing pad. This cleaning recipe works extremely well breaking down dirt, stains, and grease in the stone. Following a machine scrub and a more manual hand scrub of the grout lines, we then pressure rinsed the soil away and then it was extracted using an industrial wet vacuum. In a couple of areas, it was necessary to repeat the process to ensure it was completely clean. Once we were satisfied that the stone was fresh and clean, the floor was left to dry off overnight, so it would be ready for sealing the following day. After drying overnight, the floor was checked with a damp meter to make sure it was dry. Once reassured I started with the application of the fresh sealer to the floor using Tile Doctor Colour Grow Sealer which is a colour enhancing sealer that works from within by soaking into the pores of the stone. Several coats were applied allowing each one to dry before applying the next. This sealer does not provide a glossy finish, just a nice natural sheen. This brought back the contrast and natural colours in the stone, whilst adding protection to stone for many years to come. The client was very happy with the work we carried out, the floor had come up much better than they had expected, and it really made a difference to the lovely kitchen space. The floor looked like new. I recommended the regular use of Tile Doctor Stone Soap for future cleaning which will keep the floor in great condition and ensure the longevity of the newly applied sealant. I was recently contacted by the owner of this Minton Victorian tiled floor in Kidderminster. The tiles had been covered over with carpet which I suspect was due to some the tiles being missing. Now uncovered it was stained with glue and carpet underlay was still stuck to the tiles in places. The owner was keen to have the floor fully restored including replacing damaged and missing tiles. We can replace missing or damaged tiles however the problem with old Victorian floors is finding matching replacements due to the unique patterns that many have. Fortunately, due to the popularity of Victorian tiles there are several suppliers who sell reproductions and occasionally you can find originals on ebay. I went over to survey the floor an could see the tiles were certainly in need of some love and care. As part of the visit I carried out a test clean on a patch of the floor and the results were very satisfactory, so the owner asked me to go ahead. On the day of arrival my first job was to spray the floor with neat Tile Doctor Remove and Go, this is a powerful cleaner/stripper which set to work on removing the glue and carpet underlay, this product will also remove any old sealer. I then left the solution to dwell and worked the chemical in with my buffer and a black pad removing the slurry with a wet and dry vacuum. The tiles were then treated to an acid wash using Tile Doctor Acid Gel to further clean them and counter any potential efflorescence problem which is a problem with floors of this age that were installed without a damp-proof membrane. The product was scrubbed into the tile and grout, rinsed off with water and then extracted with the wet vacuum. Once the floor was clean, I checked the colour of the tiles so I could cut and replace the missing section. I had managed to source some tiles that were a close match and set about cutting all the tiles to size and then fitted them using a flexible rapid set adhesive. The newly laid tiles needed to set, and the floor needed to dry out before we could apply the sealer. The floor was left to dry overnight, on my return in the morning I tested the floor with a damp meter to check the moisture levels and ensure it was dry enough for sealing. I was satisfied it was dry so was able to proceed and seal the floor. Five coats of Tile Doctor Seal and Go Extra were applied which takes a lot of time as you need to wait for the previous coat to dry before applying the next. This product is a semi-gloss breathable sealer which gives a nice sheen to the tiles and fully protects them. It really allowed the colours and detail of the pattern to shine through and being breathable it will cope with any moisture rising though the floor. The client was very happy with the overall finish and was really pleased that the Victorian tiles were now restored to their original appearance. This customer from Stroud was soon to be re-letting her house but the Ceramic tiled floor and especially the grout had been left in a poor and dirty condition by the previous tenant. The ceramic tiled floor was installed throughout the Kitchen and through into the adjacent conservatory. Conscious this would affect future lettings she contacted Tile Doctor to see if we could help. The first job was to protect all the walls and units to ensure they did not get splashed by the products we would be using. I then sprayed Tile Doctor Remove and Go all over the floor and the grout lines, this was left for a short time to dwell and get to work breaking down the dirt. The floor was then scrubbed using a black buffing pad fitted to a buffing machine finishing off by scrubbing the grout lines with a stiff brush. The soil released from the floor was then rinsed off with water and extracted with a wet vacuum. Once I was happy with the result the floors were speed dried with a blow heater. The alternative was to leave the floor overnight, but as time was of the essence speed drying was the best option. Later that day the floor was dry, and I was able to seal the grout lines with Tile Doctor Ultra Seal. I used a pipette to apply the sealer directly to the grout to ensure maximum coverage. The tiles themselves did not require any sealant as ceramic tiles are sealed at the factory when they are produced. Grout being cementitious however does attract dirt and so sealing it will keep it looking fresh for some time to come and make it easier to clean. The client was very pleased with the results and relieved she could re-let the house again. Now the floor was clean and much more attractive it would ensure she could achieve the best rental value. I suggested she left a bottle of Tile Doctor Neutral Tile Cleaner for the new tenants as this would be the best product to keep the floor clean moving forward, you only need a small amount to dilute and it has a pleasant fresh fragrance. At least if the product is on site the tenant is more likely to keep the floor looking good and not resort to everyday household cleaners which eventually break down the grout and its’ seal. I recently went to survey a floor in Harrogate which I immediately recognised as beige Moleanos Limestone which comes from Portugal. If you have been reading my previous posts you will remember I am not a fan of this type of stone as it is very difficult to clean, polish or seal. This particular floor was laid around 5 years prior and was now looking quite dull and was in need of reviving. The client didn’t want to spend much so l suggested l could spray burnish the floor to get her shine back again and remove the splash marks. We do this a lot for owners of polished stone floors as part of an annual maintenance package, it is a low cost option that uses a very fine 3,000 grit burnishing pad to renovate the stone and bring up the shine. However, I pointed out to her that this process wouldn’t clean her grout which was making her floor look scruffy. I priced up the different options and after weighing up the quotes I’m pleased to say she decided to go for a full clean and seal. The full process involves the use of different grades of diamond encrusted burnishing pads from low to very fine grits to renovate the Limestone and also a chemical clean of the grout followed by a fresh seal. I returned on the scheduled date and after preparing the floor I started cleaning the Limestone by running over the tiles with a 400-grit coarse burnishing pad lubricated with water. The soil was rinsed off with more water and extracted with a wet vacuum. This process was repeated with the 800 and 1500-grit pads which starts to build-up the polish on the stone. I then turned my attention to the grout with a strong dilution of Tile Doctor Pro-Clean which was left to soak into the grout for ten minutes before scrubbing it by hand with a stiff brush. After a final rinse and extraction with the wet vacuum the tile and grout were looking much cleaner and was left to dry off overnight. On Day 2 I stated with the application of the 3,000-grit pad which is the last step in the polishing processed and builds up a lovely satin finish on the stone floor. This is done using only a little water and is basically the spray burnish technique I referred to earlier. This process has the added advantage of leaving the floor dry. With the stone tiles looking lovely and the grout clean the last step was to seal it all in and protect it from dirt and future staining with the application of a sealer. For this I used two coats of Tile Doctor Ultra Seal. My client was very pleased she had spent the extra money to achieve the floor she had always wanted, apparently it had never looked this good even when new. Our clients came to us looking for a complete country-style garden design and landscape build. Their existing garden was an open space dominated by a sloping lawn, a feature summerhouse in the top corner and a shed for storage. There were two raised beds for growing home produce and some small trees in the existing garden. They wanted design inspiration to create a feature path to the summerhouse. It must be easy to mow the lawns and have considered planting in the beds. They didn’t want anything high maintenance to look after. Our clients wanted a crisp and clean formal feel to the country-style garden design, and we knew they enjoyed their Yew Topiary balls. Our other consideration for the brief was that they wanted some privacy from neighbours. Our garden designer took up the challenge and worked with the client to create their garden. Before we started, we surveyed the space in detail as we do before we start any project. After discussing their needs and desires, we knew they needed to create a feature landscaped pathway to the destination summerhouse with an adjoined gorgeous seating area. Among this, it was essential to create a level lawn area that was flat and trouble-free and fill the planting areas with perennials and shrubs in the customer’s preferred colours of white, blue and purple. Brett came along and presented me with a very professional and beautiful design to turn my unloved outdoor space into something to be proud of. I had to wait for the transformation, but once it was underway, it soon became clear that it had been worth it. The lads were hard-working and polite and left me with a lovely new feature. A flat oval lawn on the mid-level was integral to the design and surrounded by a sweeping curved pathway leading to the summerhouse. The sett cobbled path takes you up and around to the top seating area. landscape country style garden design A GARDEN PARADISE To the back of the oval lawn is a spectacular feature stone retaining topped wall finished with country-style estate-style fencing for safety and effect. On the highest level by the summerhouse, there is a spacious seating terrace to relax. Head through the arch of black galvanised steel, where you will find several raised beds for vegetables and fruit crops. This added to their established apple tree collection. Then we planted some espalier fruit tree screens to define the garden’s zones. This abundant growing area is surrounded by wildflower meadow planting to attract wildlife and pollinators. For privacy, there are trees strategically planted on the boundaries to provide effective green screening. Descending from the lawn, you will find stepping stones to take you down to the shed. Here you will find a delightfully secluded seating spot. The area closest to the house has stepped levels of planted banks. They are filled with easy-to-care-for shrubs and perennial planting that will return year after year. The roses and lavender fill the air with a glorious scent as you pass them. We are proud to have been involved in this thrilling country-style garden project from start to finish.

Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business. As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years. To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing. The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater. The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property. The pictures above are of a 12 metre squared Chinese slate floor in the kitchen of a property in Harrogate which had been laid ten years prior. You can see from the photographs that the grout had darkened and the slate itself had lost a lot of its character and colour. Sealers typically last between three to five years so by now there was little protection left and so dirt had become trapped in the pores of the stone and grout making it difficult to keep clean. It was now overdue a deep clean and the application of a fresh seal. I went over to survey the floor and provide a quote for stripping off what was left of the original sealer, cleaning the floor, and then resealing. I had been recommended by a previous customer so happy with my track record and the price I quoted, they asked me to do the work. They had received a quote from another firm which as it turned out was a lot more expensive than mine. Given there was little sealer left to remove I decided to start by scrubbing the floor with a strong concentration of Tile Doctor Pro-Clean which was left to soak into the slate for ten minutes. Then I worked the solution in with a rotary machine fitted with a black scrubbing pad. Pro-Clean is a very versatile product that will strip the sealer off a floor when used in a strong dilution with water, it will also remove deep seated dirt too. Due to the riven nature of the tiles however I found the black pad was struggling to reach into the crevices of the tile so to achieve the desired result I resorted to scrubbing the floor on my hands and knees with a scrubbing brush. Its important that the floor is as clean as it possibly can be before sealing otherwise you simply lock the dirt in and it will never look clean. The floor was left to dry off overnight and I returned the next day to apply the new sealer. First, I checked to ensure that the floor was fully dry using a damp meter. The sealer would not cure properly if the floor damp and this can detract from the finished appearance. I was happy with the readings, so I started to apply the first coat of Tile Doctor Seal and Go which I felt was the best product sealing Slate. The stone needed four coats; each one being left to dry before applying the next. Seal and Go is a stain resistant sealer which results in a low sheen silky appearance, it is good on surfaces such as the Chinese Slate which tend to be more porous and being water based it does not leave a smell as it dries. The client was very happy with the result and mentioned to me that it had never looked that good even when new. For aftercare cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the floor in the best condition. This is a pH neutral cleaner which can be used daily and won’t compromise the newly laid sealer like many of the stronger products you find in supermarkets. These pictures are of a beautiful Sandstone floor in Ilkley, the tiles were sourced from Lapicida of Harrogate and installed around twelve years prior. If you take a look at their website now you will see they are selling a similar London White Sandstone for nearly £100 per m2. This floor was 35 square metres so clearly this was a significant investment for the owner at the time. After twelve years of use however the sealer had worn off the floor and dirt had become ingrained in the pores of the stone making it very difficult to keep clean. A good sealer takes a long time to wear off so the change to the appearance of the stone happens so slowly you don’t notice it. The floor was now looking permanently dirty, and the owner of the property had decided it was time to get it renovated. Before quoting I paid a visit to the property to survey the floor and conduct an initial test clean which came out well. The test cleaning did not go as quickly as I had hoped it might however, due to traces of old satin sealer on some of the stone. It’s important to remove all the old sealer before applying new or you can end up with a patchy appearance. The remnants of old sealer proved challenging to remove as a result I had to try several products and methods before working out the right approach. In the end I resulted to using a product called Tile Doctor Wax Away. I had considered applying diamond burnishing pads which would have been a quicker option, but the flagstones had a riven finish, and the dirt was deeply pitted. With a successful cleaning plan worked out I provided the client with a which was accepted, and a date agreed for my return. The cleaning plan I had worked out was to apply a strong dilution of Tile Doctor Wax Away, leave it to soak into the stone for thirty minutes and then scrub it in with a rotary buffer fitted with a black scrubbing pad. The old sealer proved to be tough to remove and in total I used five litres of Tile Doctor Wax Away in the process, as I said it was a big floor! On day three, I sealed the floor using three coats of Tile Doctor Seal and Go which gave the Sandstone a lovely satin finish that the client liked. This product is also water based so it doesn’t leave a smell as it dries. Once done the floor was completely transformed, and my client very pleased with the floor which looked so much lighter and cleaner. For aftercare cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner for maintenance, it is pH neutral so will ensure the newly applied seal is protected.
