Corten® steel siding was chosen to minimize the building facades’ impact on the visual environment, its minimal maintenance requirements and elimination of long-term environmental impacts typical of other siding choices (paints, VOC emissions, cleaning functions). Corten® provides a range of LEED certifications for MR 4.1/4.2, MR 2.1/2.2, MR 5.2/5.2 credits, is 100% recyclable, is made from recycled content and considerably curtails the life-cycle enthalpy of the project’s exterior materials.

Huge re-model including taking ceiling from a flat ceiling to a complete transformation. Bamboo custom cabinetry was given a grey stain, mixed with walnut strip on the bar and the island given a different stain. Huge amounts of storage from deep pan corner drawers, roll out trash, coffee station, built in refrigerator, wine and alcohol storage, appliance garage, pantry and appliance storage, the amounts go on and on. Floating shelves with a back that just grabs the eye takes this kitchen to another level. The clients are thrilled with this huge difference from their original space.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. The owners of this property had been away from the Bay Area for many years, and looked forward to returning to an elegant mid-century modern house. The one they bought was anything but that. Faced with a “remuddled” kitchen from one decade, a haphazard bedroom / family room addition from another, and an otherwise disjointed and generally run-down mid-century modern house, the owners asked Klopf Architecture and Envision Landscape Studio to re-imagine this house and property as a unified, flowing, sophisticated, warm, modern indoor / outdoor living space for a family of five. Opening up the spaces internally and from inside to out was the first order of business. The formerly disjointed eat-in kitchen with 7 foot high ceilings were opened up to the living room, re-oriented, and replaced with a spacious cook's kitchen complete with a row of skylights bringing light into the space. Adjacent the living room wall was completely opened up with La Cantina folding door system, connecting the interior living space to a new wood deck that acts as a continuation of the wood floor. People can flow from kitchen to the living / dining room and the deck seamlessly, making the main entertainment space feel at once unified and complete, and at the same time open and limitless. Klopf opened up the bedroom with a large sliding panel, and turned what was once a large walk-in closet into an office area, again with a large sliding panel. The master bathroom has high windows all along one wall to bring in light, and a large wet room area for the shower and tub. The dark, solid roof structure over the patio was replaced with an open trellis that allows plenty of light, brightening the new deck area as well as the interior of the house. All the materials of the house were replaced, apart from the framing and the ceiling boards. This allowed Klopf to unify the materials from space to space, running the same wood flooring throughout, using the same paint colors, and generally creating a consistent look from room to room. Located in Lafayette, CA this remodeled single-family house is 3,363 square foot, 4 bedroom, and 3.5 bathroom. Inspiration for a mid-sized transitional gray floor and porcelain tile entryway remodel in San Francisco with gray walls and a white front door

This new Lake Minnetonka custom home was designed for a young growing family that decided to trade uptown Minneapolis condo life for lake living. Located on a narrow 40-foot-wide lot, this 2,850sf modern home provides a strong connection to the lake while also balancing privacy from the neighbors. The main level comprises a three-car tandem garage and public living spaces, the upper level consists of private spaces while the finished basement serves as a flexible space. High performance triple pane European windows were strategically placed to frame views of the lake while interior facing windows were placed to frame tree and sky views. A stone clad fireplace acts as a spatial anchor that helps define the interior spaces as well as encourages the transition from interior to exterior spaces. Future solar panel conduits to the roof were installed as were EV charging stations in the garage and at the dock for future EV boat charging. Site water runoff is managed through an underground retention system. The exterior cement board siding is painted black to recede into the landscape while accents of thermally modified wood, custom steel slats and stone add visual interest at the street and lake facing sides. The interior material palette is purposefully simple and consists of stained white oak flooring, ebony stained white oak cabinetry and millwork, white quartz counters, powder coated steel railings and stone veneer. The final result is a vibrant home for this young family that infuses warmth with a modern aesthetic.

Our homeowners purchased this home for its excellent location and great bones. They were desirous of returning it to the era of it’s time while updating and modernizing it with the elegance it deserved. To add to our challenges, they were living out of the country during our design and renovation, making for great communications utilizing modern technology to ensure we could deliver what they hoped to achieve. We opened some space in the kitchen to create an updated and more functional kitchen for this active family, relocating appliances for efficiency, adding an island and relocating a chimney. We had structural challenges with the sagging hardwood floors, which required us to reframe floor systems, and while we were at it, we antique finished the hardwoods reminiscent of the 1940’s. We added wainscoting in the dining room and entry stair hallway to enhance the old-world look and added some arched openings to match other areas of the home. We also added custom moldings to the fireplace wall to allow it to shine as a focal point in the space, utilizing restored antique light fixtures. The finished result is stunning and truly honors the integrity of the original time period of this home.

This home’s kitchen isn’t large and needed to somehow hold a mudroom area as the detached garage enters into the space. I carefully planned out all storage needs and we were able to add a wide, double door cabinet closet by the back door. The upper area holds coats and clutter. The lower doors have hooks and boot trays for backpacks and shoes. Paneling the Subzero fridge helps with softening the weight of the large appliance, as does the panel on the dishwasher. Little details like the skirt on the toe area and the beautiful hood and island posts make this smaller work space truly special!

Love the variation in this tile from Sonoma tileworks! This client wanted a warm kitchen without any gray. The countertops have a warm veining pattern to go with the brown wood tones and we added some rustic/industrial details to make it feel like the client's mountain cabin.

A new English Tudor Style residence, outfitted with all the amenities required for a growing family, includes this third-floor space that was developed into an exciting children’s play space. Tucked above the children’s bedroom wing and up a back stair, this space is a counterpoint to the formal areas of the house and provides the kids a place all their own. Large dormer windows allow for a light-filled space. Maple for the floor and end wall provides a warm and durable surface needed to accommodate such activities as basketball, indoor hockey, and the occasional bicycle. A sound-deadening floor system minimizes noise transmission to the spaces below.

We chose cabinetry made from reclaimed barnwood from Country Roads Associates (in Holmes, NY) as well as a copper farmhouse sink to get the farmhouse feel. Adding the brick wall and reclaimed 2" thick barnwood beam shelving further enhanced the rustic nature of the design. The Caspian blue glass tile by Akdo Tile, stainless steel appliances (Viking, Bosch, Liebherrr, Thermador) and thin Dekton (by Cosentino) counter tops lend the contemporary touch. In our world of kitchen design, it’s lovely to see all the varieties of styles come to life. From traditional to modern, and everything in between, we love to design a broad spectrum. Here, we present a two-tone modern kitchen that has used materials in a fresh and eye-catching way. With a mix of finishes, it blends perfectly together to create a space that flows and is the pulsating heart of the home. With the main cooking island and gorgeous prep wall, the cook has plenty of space to work. The second island is perfect for seating – the three materials interacting seamlessly, we have the main white material covering the cabinets, a short grey table for the kids, and a taller walnut top for adults to sit and stand while sipping some wine! I mean, who wouldn’t want to spend time in this kitchen?! Cabinetry With a tuxedo trend look, we used Cabico Elmwood New Haven door style, walnut vertical grain in a natural matte finish. The white cabinets over the sink are the Ventura MDF door in a White Diamond Gloss finish. Countertops The white counters on the perimeter and on both islands are from Caesarstone in a Frosty Carrina finish, and the added bar on the second countertop is a custom walnut top (made by the homeowner!) with a shorter seated table made from Caesarstone’s Raw Concrete. Backsplash The stone is from Marble Systems from the Mod Glam Collection, Blocks – Glacier honed, in Snow White polished finish, and added Brass. Fixtures A Blanco Precis Silgranit Cascade Super Single Bowl Kitchen Sink in White works perfect with the counters. A Waterstone transitional pulldown faucet in New Bronze is complemented by matching water dispenser, soap dispenser, and air switch. The cabinet hardware is from Emtek – their Trinity pulls in brass. Appliances The cooktop, oven, steam oven and dishwasher are all from Miele. The dishwashers are paneled with cabinetry material (left/right of the sink) and integrate seamlessly Refrigerator and Freezer columns are from SubZero and we kept the stainless look to break up the walnut some. The microwave is a counter sitting Panasonic with a custom wood trim (made by Cabico) and the vent hood is from Zephyr.

While this kitchen appears traditional in styling, it has many of the modern amenities you would find in any state of the art kitchen including a smart home automation system by Greathomes Technolities which controls the lights, audio system and window shades in the room. The voice activated faucet allows for touchless operation, while clean up is a breeze with the cabinetry’s built in vacuum by Hafele. Cambria is a state of the art solid surface that offers the look and feel of a natural stone with the high tech performance of quartz pairing extremely well with this “well disguised” theme in our kitchen.
