Introduced to the homeowners through the wife’s parents, we updated and expanded the home to create modern, clean spaces for the family. Highlights include converting the attic into completely new third floor bedrooms and a bathroom; a light and bright gray and white kitchen featuring a large island, white quartzite counters and Viking stove and range; a light and airy master bath with a walk-in shower and soaking tub; and a new exercise room in the basement. In the living spaces, we chose a beautiful neutral palette with light beige and added comfortable furnishings in soft materials. The kitchen is designed to look elegant and functional, and the breakfast nook with beautiful rust-toned chairs adds a pop of fun, breaking the neutrality of the space. In the game room, we added a gorgeous fireplace which creates a stunning focal point, and the elegant furniture provides a classy appeal. On the second floor, we went with elegant, sophisticated decor for the couple's bedroom and a charming, playful vibe in the baby's room. The third floor has a sky lounge and wine bar, where hospitality-grade, stylish furniture provides the perfect ambiance to host a fun party night with friends. In the basement, we designed a stunning wine cellar with glass walls and concealed lights which create a beautiful aura in the space. Stuart Wade, Envision Virtual Tours The design goal was to produce a corporate or family retreat that could best utilize the uniqueness and seclusion as the only private residence, deep-water hammock directly assessable via concrete bridge in the Southeastern United States. Little Hawkins Island was seven years in the making from design and permitting through construction and punch out. The multiple award winning design was inspired by Spanish Colonial architecture with California Mission influences and developed for the corporation or family who entertains. With 5 custom fireplaces, 75+ palm trees, fountain, courtyards, and extensive use of covered outdoor spaces; Little Hawkins Island is truly a Resort Residence that will easily accommodate parties of 250 or more people. The concept of a “village” was used to promote movement among 4 independent buildings for residents and guests alike to enjoy the year round natural beauty and climate of the Golden Isles. The architectural scale and attention to detail throughout the campus is exemplary. From the heavy mud set Spanish barrel tile roof to the monolithic solid concrete portico with its’ custom carved cartouche at the entrance, every opportunity was seized to match the style and grace of the best properties built in a bygone era.

This unique project, in the heart of London Fields' creative sector, involved adjacent live-work units owned individually by a furniture maker and a group of video makers. Although experts in their respective fields, neither had experience with multi-unit development. The project presented several challenges and concerns from our clients, which we addressed with creative solutions, expertise, flexibility and collaboration. The pair of property owners had become accidental developers by virtue of opportunity. We guided them through a complex process by helping them plan effectively, overcoming several obstacles, and ultimately leading them towards a successful outcome. Our client's primary challenge was maximising the development potential. The two properties are part of a terrace of four. The other two owners had already added an extra storey. The new volume established a precedent for a volume the planners wanted to complete. Maximising the development potential would require carefully considering the limitations of the established volume to ensure a design that would captivate the target market of young and creative professionals. To overcome these challenges, we took a comprehensive approach that integrated functional and aesthetic considerations. We first focused on reimagining the interior layout, utilising our expertise to optimise space and create a seamless flow within the units. This involved carefully addressing the planning limitations at the front, resulting in a stepped profile, which had initially posed limits to potential uses.

I have previously worked in every level of this home – project images can be viewed on Riverdale Top to Bottom Renovation – the Third Floor was the final frontier and the transformation is quite spectacular (even if I say so myself!). Before and after pictures can be found on our website. My client’s twin boys were rapidly outgrowing their little nursery on the second floor and so plans were drawn up to renovate the third floor…. All of this work was done with my clients / kids / pets living at home. We erected a scaffolding tower at the side of the home and this was how all the trades got in and out throughout the project – the scaffolding stairs were actually wider and provided easier access than the original staircase. The original footprint comprised of 3 bedrooms (one generous sized guest bedroom at the front of the house that we retained and two smaller oddly shaped rooms with cove ceilings and angles that really prevented them being useful) plus an internal powder room. We pushed the rear internal wall of the powder room back to the exterior wall so that we could build a generous sized bathroom that will see the boys through the years. The walls and floors are neutral and we added a pop of blue with the vanity. One of my favourite elements is the river rock tile inset mat that is great for little feet to walk on – especially when the underfloor heating is on! The twin bedroom is breathtaking – the previous rooms were so small it was really hard to photograph them but if you check out the before and after section below it paints a pretty good picture. A 12’ wide dormer makes this floor feel like a treehouse and the light is amazing. We incorporated some gorgeous lighting in this room – 2 styles of sconces and a custom pendant. I love the second life carpet and the checked roman blind fabric. It’s a space that is large and comfortable enough for the whole family to sit in and enjoy. The third floor hallway was transformed by straightening the walls and levelling the ceiling. The custom light fixture / art installation guarantees you pause at the foot of the stairs. This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.
