This project is the third collaboration between the client and DEANE. They wanted their kitchen renovation to feel updated, fresh and modern, while also customized to their tastes. Frameless white cabinetry with modern, narrow-framed doors and satin nickel hardware contrasts cleanly against the opposing rift-oak wood cabinetry. The counters are a combination of polished white glass with Caesarstone countertops in Airy Concrete quartz providing durable, functional workspaces. The single-slab, White Calacatta Sapien Stone porcelain backsplash provides a dramatic backdrop for the floating shelves with integrated lighting. The owners selected a dual-fuel, 6 burner Wolf 48" range with griddle, and decided to panel the SubZero refrigerator and freezer columns that flank the message center/charging station. The custom, boxed hood adds bold lines, while the full Waterstone faucet suite is a memorable feature. It was important to create areas for entertaining, so the pantry features functional, dark navy lower cabinetry for storage with a counter for secondary appliances. The dining area was elevated by the custom furniture piece with sliding doors and wood-framed glass shelves, allowing the display of decorative pieces, as well as buffet serving. This project was done over several phases during the last 12 years. The front patio and pool remodel was first. Plantings were the second phase, the Hottub and fire pit were added for the third stage and the BBQ and arbor were the last phase in 2018. This yard was made for entertainment with several unique destinations, and places to hang out.

This colonial home in Penn Valley, PA, needed a complete interior renovation. Working closely with the owners, we renovated all three floors plus the basement. This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

Built on a unique shaped lot our Wheeler Home hosts a large courtyard and a primary suite on the main level. At 2,400 sq ft, 3 bedrooms, and 2.5 baths the floor plan includes; open concept living, dining, and kitchen, a small office off the front of the home, a detached two car garage, and lots of indoor-outdoor space for a small city lot. This plan also includes a third floor bonus room that could be finished at a later date. We worked within the Developer and Neighborhood Specifications. The plans are now a part of the Wheeler District Portfolio in Downtown OKC.

Latitude was contracted to help renovate this Quintessential New England Colonial estate. Latitude expanded this full gut renovation/addition to meet the needs of a family of five. From the fully developed basement to the third floor guest rooms; not a room was left untouched. Numerous floor plan changes were made to improve flow and create a more open plan.

Alloy Homes Incorporated noted that this 3-storey home is part of a three-unit freehold townhouse development on a very tight triangular site in a dense, urban neighbourhood. They explained that this project was used to create a new gateway into the neighbourhood, and to act as a buffer between existing homes and nearby incompatible uses and added that the, “front façade defines a new, welcoming residential street edge.” The build features large, full height windows on the front façade offer leafy views down Gladstone Road. The ground level contains a separate live/work space off the front foyer and an attached garage facing the alley. The third floor contains three bedrooms that take advantage of unexpected valley, skyline and mountain views. The interior detailing is bright, modern and efficient. Skylights and large windows wash the home with natural light. Nestled in the heart of Dallas, our clients enjoy a 4-acre estate where they have developed the property for a "park" and "garden" like feel with lots of privacy and sound barrier from the neighbors and busy street along the front. They travel a lot for work and want to be able to come home and enjoy their own backyard oasis that is properly maintained and cared for. They also have 4 grandchildren who live on part of the property and roam around everywhere, so having lots of manicured lawn space to drive their toys around on, explore, etc. is important too. We service the property one day per week, since they retain a full-time porter. However, he is stretched thin as doesn't tend to much of the landscaping as needed as he's typically working on other side projects for the client. In order to complete our maintenance work within 5 hours on our service day, we work diligently with the client and the client’ assistant to constantly communicate issues we see and/or need to have resolved. Thankfully our client is very quick to respond and allows us an abundance of freedom to make necessary improvements when deemed necessary. Additionally, last minute work functions and/or parties are often hosted at their house. We often times have to respond quickly with an extra service visit, service date change, seasonal color change, bed mulching, etc. to help get it ready for their company.
