Adding a penthouse perch to this 1899 row house with a harbor view demanded unusual tactics. To circumvent municipal limitations on floor area, a section of floor was removed from one level and “transferred” to the roof as a new studio space. To comply with local height limitations, an innovative structure of solid wood studs was deployed to reduce floor and ceiling thicknesses to the bare minimum. In this kitchen we installed Waypoint Livingspaces cabinets on the perimeter is 702F doorstyle in Painted Hazelnut Glaze and on the island is 650F doorstyle in Cherry Java accented with Amerock Revitilize pulls and Chandler knobs in oil rubbed bronze. On the countertops is Giallo Ornamental 3cm Granite with a 4” backsplash below the microwave area. On the wall behind the range is 2 x 8 Brickwork tile in Terrace color. Kichler Avery 3 pendant lights were installed over the island. A Blanco single bowl sink in Biscotti color with a Moen Waterhill single handle faucet with the side spray was installed. Three 18” time weathered Faux wood beams in walnut color were installed on the ceiling to accent the kitchen.

Our client reached out to Finesse, Inc. looking for a pet sanctuary for their two cats. A design was created to allow the fur-babies to enter and exit without the assistance of their humans. A cat door was placed an the exterior wall and a 30" x 80" door was added so that family can enjoy the beautiful outdoors together. A pet friendly turf, designed especially with paw consideration, was selected and installed. The enclosure was built as a "stand alone" structure and can be easily dismantled and transferred in the event of a move in the future. Rob Kramig, Los Angeles

This small half bath was completely gutted to accommodate a resident who needed wheelchair access. The tub and shower panel were removed to create space to roll into and transfer onto a seated corner chair supported by grab bars.

Kitchen - transitional kitchen idea in Phoenix with quartz countertops

A 200 SF addition to an existing master bedroom, this master bath and closet has created a much needed spa-like retreat to an already beautiful home. The ceramic tile floor resembles a lighter hardwood to match the rest of the home, but offers the resiliency of tile for the wet conditions of the bathroom. A double floating vanity offers plenty of storage, and four skylights and a large window offer enough natural light that artificial lighting is rarely used during the day. The shower ceramic tile resembles marble, but allows for an easier hard surface to clean and maintain. The brass fixtures allow for a warm contrast to the cool grays, and are a great alternative to the typical stainless steel or brushed aluminum look. The brass also compliments the tile floor, as does the light grey vanity color and the brass color accents in the shower tile and vanity backsplash. A small passage just before the entrance to the bathroom allows for storage space in the form of two built-in white cabinets on either side. A sliding pocket door with privacy glass provides privacy while transferring natural light from one space to the next. The overall feel is inviting and peaceful, with a natural charm brought about by the materials and colors chosen to complete this spa-like retreat.

This gorgeous contemporary glass front custom wine cellar in Corona Del Mar, Newport Beach, California is an eye catcher. The sleek, glass ultra modern wine room was a unique and exciting project for our team here at Vintage Cellars. The stone bar extends into the wine cellar itself, but due to mechanical, cooling, and condensation concerns, our expert custom wine cellar team knew that extra measures needed to be taken to ensure the end quality remained top notch. The bar itself was divided into two sections, one cut section outside to make up the main seating area and the other inside the glass wine room. The stone bar, which is porous, takes up a good portion of the front facing glass panel. Had the bar simply extended into the wine cellar and been sealed off at the joints, the stone would have eventually transferred in enough heat and moisture to cause condensation. Proper wine cellar design and planning enabled this wine cellar to not only look fantastic, but function perfectly as well. One interesting unique feature in this Corona Del Mar, Newport Beach, Orange County, California glass and metal wine cellar is an extension of floor to ceiling frames mounted to the backside of the stone bar. This feature was made to seamlessly show consistency in floor to ceiling vintageview frames throughout.
