THE SETUP
Originally an empty front living room, this space offered a blank canvas for transformation. Alicia’s client — a financial wealth management professional facing a career shift towards more home-based work — was excited to make it her new office. Capitalizing on the space’s abundant natural light, perfect for on-camera meetings, Alicia helped convert the area into a primary workspace.

THE RENEWED SPACE
Design Solutions:
Workspace Configuration: Centered the desk to utilize indirect light, ideal for video calls, while providing a commanding view of the office, the outdoors and the entrance. A floor-installed power outlet under the desk ensures a clean, cord-free setup.
Aesthetic and Palette: Anchored by a striking wallpaper chosen by the client, Alicia developed a soft, neutral color scheme that complements the room’s black window frames and maintains a feminine touch.
Digital Integration: Included a screen dedicated to monitoring daily stock trends, positioned for easy viewing. The energy efficient monitor doubles as artwork when not in use, seamlessly blending functionality with style.
Organizational Features: Implemented dual large bulletin boards for task and project tracking, integrating them aesthetically with custom cabinetry and interesting, yet subdued, fabric backing.
Our client is thrilled with her new home office, which not only meets her professional needs but also adds comfort and style to her daily work routine. The space is highly functional for both solo work and client appointments, providing a perfect blend of business professionalism and personal comfort. It embodies the essence of a #girlboss, combining a professional atmosphere with feminine elegance, making every workday enjoyable and productive.

This family throws some mean parties where large crowds usually sit at the poolside. There’s an entire section of this walk out second level that is dedicated to entertaining which also gives access to the pool in the backyard. This place comes alive at night with built in surround sounds and LED lights. There was just one issue. The kitchen.
The kitchen did not fit in. It was old, outdated, out-styled and nonfunctional. They knew the kitchen had to be address eventually but they just didn’t want to redo the kitchen. They wanted to revamp the kitchen, so they asked us to come in and look at the space to see how we can design this second floor kitchen in their New Rochelle home.
It was a small kitchen, strategically located where it could be the hub that the family wanted it to be. It held its own amongst everything that was in the open space like the big screen TV, fireplace and pool table. That is exactly what we did in the design and here is how we did it.
First, we got rid of the kitchen table and by doing so we created a peninsular. This eventually sets up the space for a couple of really cool pendant lights, some unique counter chairs and a wine cooler that was purchased before but never really had a home. We then turned our attention to the range and hood. This was not the main kitchen, so wall storage wasn’t the main goal here. We wanted to create a more open feel interaction while in the kitchen, hence we designed the free standing chimney hood alone to the left of the window.
We then looked at how we can make it more entertaining. We did that by adding a Wine rack on a buffet style type area. This wall was free and would have remained empty had we not find a way to add some more glitz.
Finally came the counter-top. Every detail was crucial because the view of the kitchen can be seen from when you enter the front door even if it was on the second floor walk out. The use of the space called for a waterfall edge counter-top and more importantly, the stone selection to further accentuate the effect. It was crucial that there was movement in the stone which connects to the 45 degree waterfall edge so it would be very dramatic.
Nothing was overlooked in this space. It had to be done this way if it was going to have a fighting chance to take command of its territory.

Our clients came to us looking for a complete country-style garden design and landscape build.
Their existing garden was an open space dominated by a sloping lawn, a feature summerhouse in the top corner and a shed for storage. There were two raised beds for growing home produce and some small trees in the existing garden.
They wanted design inspiration to create a feature path to the summerhouse. It must be easy to mow the lawns and have considered planting in the beds. They didn’t want anything high maintenance to look after.
Our clients wanted a crisp and clean formal feel to the country-style garden design, and we knew they enjoyed their Yew Topiary balls. Our other consideration for the brief was that they wanted some privacy from neighbours.
Our garden designer took up the challenge and worked with the client to create their garden. Before we started, we surveyed the space in detail as we do before we start any project.
After discussing their needs and desires, we knew they needed to create a feature landscaped pathway to the destination summerhouse with an adjoined gorgeous seating area.
Among this, it was essential to create a level lawn area that was flat and trouble-free and fill the planting areas with perennials and shrubs in the customer’s preferred colours of white, blue and purple.
Brett came along and presented me with a very professional and beautiful design to turn my unloved outdoor space into something to be proud of. I had to wait for the transformation, but once it was underway, it soon became clear that it had been worth it. The lads were hard-working and polite and left me with a lovely new feature.
A flat oval lawn on the mid-level was integral to the design and surrounded by a sweeping curved pathway leading to the summerhouse. The sett cobbled path takes you up and around to the top seating area.

A GARDEN PARADISE
To the back of the oval lawn is a spectacular feature stone retaining topped wall finished with country-style estate-style fencing for safety and effect.
On the highest level by the summerhouse, there is a spacious seating terrace to relax.
Head through the arch of black galvanised steel, where you will find several raised beds for vegetables and fruit crops. This added to their established apple tree collection. Then we planted some espalier fruit tree screens to define the garden’s zones. This abundant growing area is surrounded by wildflower meadow planting to attract wildlife and pollinators.
For privacy, there are trees strategically planted on the boundaries to provide effective green screening.
Descending from the lawn, you will find stepping stones to take you down to the shed. Here you will find a delightfully secluded seating spot.
The area closest to the house has stepped levels of planted banks. They are filled with easy-to-care-for shrubs and perennial planting that will return year after year. The roses and lavender fill the air with a glorious scent as you pass them.

Oak wood cabinets went against the grain for this homeowner. Previously, the former kitchen yielded a yawn-worthy amount of neutral sub-par wood grains. Now, the new remodel is enveloped in warm, inviting taupe hues. Going from woodgrain to flat color instantly infuses a clean, fresh palette. The combination of flat color in a warm tone offers the same warmth of wood.
From traditional to a modern minimalist sensibility, the homeowners refaced existing cabinets in Prestige Statesman Beaded Edge style doors are accented with satin nickel hardware. Additionally, the homeowners knew refacing was an excellent choice. Refacing offers a quicker solution to transform sturdy existing cabinetry to a brand-new effect.
As for the countertops, Cambria Quartz in Brittanicca brings a fresh, rich effect with a simple cream swirl to coordinate perfectly with the stone-hued cabinetry. A round over edge brings a minimalistic look to make a designer statement. The Brittanicca pattern in engineered quartz suggests the look of marble yet offers significantly more durability and antimicrobial properties.
Meanwhile, a solution for the underused space over the kitchen radiator was needed, adding that the area now serves as a highly functional pantry. The custom pantry was the "icing on the cake," particularly with glass front doors, to create a focal point. In all, the design choice also works to expand the kitchen visually.

Our latest project in Harlem involves the transformation of the lower two floors of a four-story
brownstone into a vibrant and playful duplex apartment. The design balances functionality with
whimsy, creating a bright, welcoming home full of character and personality.
The main floor is designed as an open-concept living and kitchen area that maximizes both light
and space. The living room is anchored by a striking custom-built floor-to-ceiling unit, which
serves as a multifunctional centerpiece, combining a TV entertainment center, a bar, and display
shelving. This elegant feature also subtly divides the living area from the staircase leading to the
lower level. The kitchen, a focal point of the home, features floor-to-ceiling cabinetry that makes
full use of the high ceilings, blending grey tones with walnut finishes. A playful multicolored
triangular-tiled backsplash adds an element of fun, while large glass sliding doors lead to a newly
constructed deck overlooking the backyard. Above the kitchen sink, a generously sized window
allows natural light to flood in, transforming what was once a dimly lit space into a bright and
inviting area. At the front of the main floor, a small music studio offers flexibility and creativity.
This space can be enclosed with floor-to-ceiling aluminum and glass sliding partitions,
maintaining the open flow of the layout while offering privacy when needed. A bold powder
room further enhances the personality of the space. It features a custom black wall-mounted
concrete sink with an angular design that wraps around the toilet. The sink is set against a fullheight
mirrored wall, which reflects the dynamic black-and-white graffiti wallpaper, making the
compact space both striking and memorable.
The lower level is dedicated to the private quarters, designed with comfort and luxury in mind.
The primary bedroom suite is a true sanctuary, boasting a spacious ensuite bath with a luxurious
open wet-room concept. At its heart is a freestanding white soaking tub, complemented by dark
blue hexagonal tiles that cover the floor and extend up the wall behind the double vanities,
creating a dramatic and cohesive effect. The toilet is tucked away in a separate room painted in a
matching deep blue, adding to the suite’s serene and cohesive ambiance. This level also includes
a second bedroom and a guest bath, each reflecting the playful design theme of the home. The
guest bathroom is particularly delightful, with sunny white and yellow hexagonal tiles on the
walls and a matching yellow tile floor, creating a cheerful and uplifting space.
Every detail of this Harlem duplex reflects the client’s vision for a home that feels modern yet
full of personality. From the playful material choices to the thoughtful use of light and space, the
design celebrates the character of the historic brownstone while embracing contemporary living.

Pool Farm by David Seiter of Future Green Studio
High above Midtown Manhattan, this transformed rooftop pool is now a farm-to-table restaurant, the Press Lounge, offering guests a dazzling view of the New York City skyline. From the 19th floor of Ink Hotel, a beautifully designed edible garden is meticulously cared for to create seasonal food and drink options from ingredients grown onsite. Utilizing themes of material reuse and urban infill, this custom design and fabricated system of wood terraced planters transforms an underutilized rooftop pool into a dynamic private dining experience. The project is inspired by the structure of a sushi mat- with flexibility in one direction and rigidity in the other, the mat rolls fluidly from deck to bench to planter to wall. In an effort to make the project sustainable and cost effective, ipe wood decking was salvaged from a recent renovation and repurposed. The planting palette was selected in consultation with the restaurant’s chef, professional forager and a rooftop farmer in order to orchestrate the edible garden with unique seasonal food and drink menus. An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled.
As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool.
But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots."
We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away.
The Before: Frustrations with a Botched Remodel
The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper.
This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on.
The Process: Hard Work to Remedy Design and Function
During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept.
We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking.
After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work.
We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall.
All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again.
The After Reveal: Cohesive Design Decisions
We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house.
We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think.
The Transformation: A Period Perfect Refresh
We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?).
All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay.
The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next).

Once a traditional home built in the 1940’s, the new design transformed this space into a modern masterpiece with flush detailing, custom woodwork, and consistent reveals making seamless transitions between like and unlike materials. The home takes advantage of the space by incorporating two roof decks, penthouse views of the Golden Gate Bridge, and natural light throughout, including a 20’+ window that spans from the main floor to the second floor. The envelope was also transformed to make a statement with an arrangement of blocklike volumes centered around a patinated bronze-clad front door. Exposed concrete and Accoya siding flank the exterior which creates an intriguing chiaroscuro effect – accenting light and darkness. To accomplish the new layout and size, the existing structure was hydraulically shored for hard rock excavation adding a new basement below. The space is filled with custom cabinetry and doors that carry a beautifully crafted ceruse finish. The stone door portals compliment the natural color palette as a rich textured material. The remodel includes a water feature with stone-clad walls, an elevator, PV solar panels, an integrated lighting system, and a 1,200-bottle wine room.
