From freezing temperatures in the winter to blistering hot ones in the summer, the region contains every extreme, and the homes that are built in it must also. Rains and wind, endless sunshine, these are all elements that we considered when designing for this region. In addition to using modern strategies, we referred to ancient design concepts embraced by native people for generations, combining the two to create modern homes in this timeless, desert environment.

Over the course of 25 years, Joe Palimeno, owner of Ledden Palimeno, has taken this Haddonfield residence from a blank slate to what is now the ultimate outdoor living space for this particular homeowner. This project demonstrates how a base Revit model can be transformed into a realistic visualization using Lumion rendering. The design showcases clean modern lines, an elevated deck, and a pool seamlessly integrated into the coastal landscape. The HVAC systems were chosen to work efficiently, but not to be complicated. They were designed to perform to the highest standards, but be simple enough for the owners to understand and manage. The owners spend a lot of time camping and traveling and wanted the home to capture the same feeling of freedom that the outdoors offers. The spaces are practical, easy to keep clean and designed to create a free flowing space that opens up to nature beyond the large triple glazed Passive House windows. Built-in cubbies and shelving help keep everything organized and there is no wasted space in the house - Enough space for yoga, visiting family, relaxing, sculling boats and two home offices. The most frequent comment of visitors is how relaxed they feel. This bathrooms design was developed by our founder Chris Kehoe and the clients, understanding their direction and offering some guidance on material selections and layout. Truly a custom bathroom! The shower concept came from the old "Outhouse" to tap into the old world feel and features modern tile, a wall niche, PVC trim and frame-less glass. The vanity was constructed by the Kehoe Kustom team using reclaimed Hemlock.

Sketchup designs by David Woo Sketchup was used to completely pre-visualize the kitchen concept, verify dimensions and ensure all contractors understood the design. This was particularly useful in discussions with contractors and vendors who could easily understand the design.

As written in Northern Home & Cottage by Elizabeth Edwards Sara and Paul Matthews call their head-turning home, located in a sweet neighborhood just up the hill from downtown Petoskey, “a very human story.” Indeed it is. Sara and her husband, Paul, have a special-needs son as well as an energetic middle-school daughter. This home has an answer for everyone. Located down the street from the school, it is ideally situated for their daughter and a self-contained apartment off the great room accommodates all their son’s needs while giving his caretakers privacy—and the family theirs. The Matthews began the building process by taking their thoughts and needs to Stephanie Baldwin and her team at Edgewater Design Group. Beyond the above considerations, they wanted their new home to be low maintenance and to stand out architecturally, “But not so much that anyone would complain that it didn’t work in our neighborhood,” says Sara. “We were thrilled that Edgewater listened to us and were able to give us a unique-looking house that is meeting all our needs.” Lombardy LLC built this handsome home with Paul working alongside the construction crew throughout the project. The low maintenance exterior is a cutting-edge blend of stacked stone, black corrugated steel, black framed windows and Douglas fir soffits—elements that add up to an organic contemporary look. The use of black steel, including interior beams and the staircase system, lend an industrial vibe that is courtesy of the Matthews’ friend Dan Mello of Trimet Industries in Traverse City. The couple first met Dan, a metal fabricator, a number of years ago, right around the time they found out that their then two-year-old son would never be able to walk. After the couple explained to Dan that they couldn’t find a solution for a child who wasn’t big enough for a wheelchair, he designed a comfortable, rolling chair that was just perfect. They still use it. The couple’s gratitude for the chair resulted in a trusting relationship with Dan, so it was natural for them to welcome his talents into their home-building process. A maple floor finished to bring out all of its color-tones envelops the room in warmth. Alder doors and trim and a Doug fir ceiling reflect that warmth. Clearstory windows and floor-to-ceiling window banks fill the space with light—and with views of the spacious grounds that will become a canvas for Paul, a retired landscaper. The couple’s vibrant art pieces play off against modernist furniture and lighting that is due to an inspired collaboration between Sara and interior designer Kelly Paulsen. “She was absolutely instrumental to the project,” Sara says. “I went through two designers before I finally found Kelly.” The open clean-lined kitchen, butler’s pantry outfitted with a beverage center and Miele coffee machine (that allows guests to wait on themselves when Sara is cooking), and an outdoor room that centers around a wood-burning fireplace, all make for easy, fabulous entertaining. A den just off the great room houses the big-screen television and Sara’s loom— making for relaxing evenings of weaving, game watching and togetherness. The furnishings were selected to keep the home feeling elevated but comfortable, using soft neutrals, warm woods, sculptural shapes, and subtle contrast throughout. In the main living areas, we kept the furniture placement open and intentional so the sightlines, natural light, and indoor-outdoor connection remained the focus. Each space was staged to help buyers understand the scale and function of the home, from the open living and dining areas to the office and additional gathering spaces. The goal was to support the architecture rather than compete with it, while giving the property a finished, inviting feel.

An intimate understanding of the clients led to the immaculate renovation of this Baltimore County project by Penza Bailey Architects. After conducting a feasibility study to assist the clients in selecting the right home, the firm got to work, removing traditional trim and dated finishes to craft a contemporary retreat. In addition to cosmetic upgrades, the home received a four-foot addition to expand the living and dining rooms, now with expansive windows overlooking the new resort style pool, cabana, and complementing pool house perfect for summer gatherings or solo swims. Inside, a four-foot expansion enhances the open-concept floor plan. Contemporary finishes, like the wide plank flooring, outfit the more casual office located in the pool house and complement the main home’s aesthetic.

This returning client requested a complete remodel of her childhood home that she grew up in. The project involved removing walls, creating a new entrance to the home, adding new archways, and addressing all the aspects an Interior Designer assists with: New color palette, flooring, lighting, furniture, and accessories. The goal was to transform the space into an open-concept living area that seamlessly blends functionality with elegance. I began by consulting with the client to understand her vision and preferences, ensuring that every detail would reflect her personal style while still maintaining the character of home. To create a welcoming entrance, we designed a foyer with custom-built storage solutions and a striking feature wall. The addition of graceful archways added a touch of architectural interest, drawing the eye and giving the home a sense of grandeur. This also matched the archway that existed in the original layout of the home. Our team carefully selected a palette of calming neutrals and warm accents, complemented by high-quality materials and finishes with punches of color where needed.
