We designed and delivered a perfectly hidden kitchen laundry and, can you believe, it adds tremendous style to this new open space Moorestown, New Jersey kitchen?! Besides figuring out what to do with the washer and dryer, the client asked for a large table island, fun green accenting, and wood details.
To truly understand the challenge we had with this project, please look at the befores first — a small space condo kitchen that had a stacked washer & dryer fully exposed. Solutions: knock out a wall to open things up to the dining room, and somehow enclose the washer and dryer. Besides now having a tremendously functional open space kitchen with an electic mix of modern and transitional that is ‘perfectly Theresa’, the laundry space now adds style. It’s amazing how the caning on the doors became a statement element!

The house was structurally sound, due in large part to the old-growth (and denser) yellow pine that was used in its framing. They loved the quiet neighborhood, its sense of community and amenities, and their home. It suited their life-style and needs; and they had decided that they would remain in the home. It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership.
Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality.
The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months.
The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Its original architecture had been altered over the years in ways that presented ongoing maintenance and durability issues, as well as disrupting the elegance of the original design.
Kent has worked for over 30 years in the Environmental Sciences field, and is considered to be a national expert in understanding the sources of, and human exposure to pollutants in indoor environments. He had always been very conscious and cautious about the effects on indoor air quality that the construction, furnishings, and products used in home had on him and his family.
Project Goals
Increase the performance of their home by improving energy efficiency by at least 40% and lowering their natural gas and electric utility costs.

Increase the comfort of their home that was being compromised by an inadequate HVAC design, inadequate insulation, inefficient and compromised wood windows, and copious air intrusions and drafts.
Improve the healthiness of the homes indoor air quality that was being compromised by an open wood-burning fireplace, and prior water intrusion that had allowed colonies of mold to thrive.
Create a new Kitchen, Family Room, Home Office, Mudroom, and Laundry Room that featured some of the latest designs and trends and harmonized with the rest of the homes charm.
Increase the usefulness and aesthetics of the screened porch by creating a warm and inviting semi-conditioned 3-Season Room that extended the times during the year that it was comfortable.

Full Custom Remodel
The project consisted of simple new floors and stairs and a few lights. It just happens that the client wanted the walls removed and the stairs relocated.
The project included new controlled lighting design and automation. Structural steel fabrication to remove all supporting walls and posts on the first floor. Custom doors and hidden hinges detailed out with 1/4 reveals around the doors meeting the floors. We removed door trim and baseboards. Precision sheetrock details and custom wide plank oak floors make this spectacular home feel warm and cozy.

This meant working with local architect Robert Fowler to detail out the structural framing, design, and details to create a beautiful loft gallery space.
Prior to installation, we reached out to the experts @carlislewideplankfloors. They truly understand what it takes to handcraft a floor that was worthy of the ultimate in urban living!
Samples of their engineered wood flooring were mailed and we had a choice of several colors. We tested them day and night in sun and in shadows. Once we had an idea of how this hardwood floors installation would look we ordered a few larger pieces. Solid hardwood flooring samples were also tested for thresholds and transitions.
The client was so happy with the product they increased the square footage and added more rooms to our scope of work.
One tip that was very important for a high-end job using this type of flooring is to lay out the boards ahead of time so you can look for color and wood grain to match. Engineered hardwood floors are a natural product and you will get some variation. Take your time and do the job correctly the first time.
We love this type of wood product and look forward to using them again on other projects.

LEED Certification Level: Platinum.
The homeowners put a premium on indoor air quality and low energy consumption and recognized that quality design would allow more investment in a smaller project. A modest plan size was developed (1,700 square foot net, 1,960 square foot gross), with slab-on-grade first floor. The upper level slopes up to the south to capture sky views and solar gains; the stair allows that light and energy to flow to the main level. The front-screened porch is a reinvention of the traditional front porch — a place to socialize, enjoy the outdoors and enjoy fire on cool evenings.
Great care was taken in specifying non-toxic materials: no-added formaldehyde cabinet construction with water-borne finishes, zero VOC, nontoxic floor finish and paints, Greenguard certified drywall and subfloor adhesives, caulks, and sealants, salvaged wood (not previously finished), etc. Third-party air quality testing showed total VOC of only 48 parts per billion prior to move in, and formaldehyde of 46ppb. The CARB residential formaldehyde guideline is below 27ppb for residential chronic exposure. Since we had no specified added-formaldehyde construction materials, our count is likely due to furniture and other off-gassing, and will drop as the house is ventilated. Mold readings were below outdoor air.
An energy monitoring system was installed so the owners and design team can track energy use compared to modeled predictions. Measured results also contribute to a clearer understanding of energy use for future energy models across the industry, which is one of PHIUS’ objectives. Although early in occupancy, the owners appear to be running this all-electric house at about 500kWh per month, below the modeled prediction. The owners plan to install a PV array within the next year.

When a repeat client contacted us about stucco remediation on their home, we were happy to help! Pictured below is a Slate tiled kitchen floor that had been installed in the kitchen of a property in Harrogate around fifteen years prior. I discovered that the tiles had never been cleaned and resealed since installation and this explained why they were now looking dull and un-interesting. They had lost all character and it wasn’t until I started cleaning them that I realised the must be of the multicoloured Brazilian Slate variety.
As well as looking dull and unattractive, there was also some water damage to some tiles caused by a leak, this had resulted in some shaling and efflorescence staining. This had occurred some time ago and the floor had now dried out fully, so I was not expecting any further efflorescence issues going forward.
Brazil, I understand is the world’s 2nd biggest producer of Slate, it is also exceptionally durable and reasonably priced so its not surprising you see a lot of it over in the UK. Like any natural stone however it is porous and without a sealer to protect it and bring out those natural colours it soon ends up like the example on this pad.
I cleaned the floor with a strong dilution of Tile Doctor Pro-Clean using my usual method of spraying the cleaning solution onto the Slate and grout and then leaving it for a ten minutes to soak in and get to work breaking down the dirt and old sealers. Although I doubted there was much sealer left on the floor after all this time you need to be sure to remove all of it to get the best result. The floor was then scrubbed with a rotary floor buffer fitted with a black scrubbing pad, then after rinsing with water and extracting the soil I inspected the floor.
I detected there was still some sort of sealer present in some of less used parts of the floor, it was proving stubborn to remove so I suspect it may have been an old fashioned wax based product that was used. Not a problem though we Tile Doctors have a solution to every problem, so I spot treated the stubborn areas with Tile Doctor Wax Away to see if I was right. After scrubbing that in followed by another rinse and extraction with the wet vacuum I was pleased to see I was right and was happy all the old seal had now been removed. I gave the floor another rinse at the end of the day and dried it as much as possible with the wet vacuum, then left it to dry off fully overnight.
I came back the next day and checked the floor was dry with a damp meter. The readings were good, so I was able to crack on and seal the tiles using several coats of Tile Doctor Seal and Go. Each coat was applied leaving time to dry between each layer. This gave the floor a uniform appearance which disguised the damaged tiles. It will also help to stop more cracking and reduce the appearance of the efflorescence. The sealer really brought out the natural colours in the Brazilian Slate and the floor looked transformed.
I’m sure you will agree it was a vast improvement, certainly my client was very happy and couldn’t believe the difference I had managed to achieve. Before leaving I recommended, they should invest in some Tile Doctor Neutral Tile Cleaner which would ensure the newly applied seal was prematurely eroded away which is a problem with many of the stronger products you find in supermarkets.
