The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment.
The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home.
Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition.
The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions.
The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns.

Located in the heart of downtown Miami, stands a modern condominium in an urban environment with lush vegetation of bamboo and tropical garden.
This condominium interior boasts concrete flooring with a geometric pattern and large concrete panels adorn the walls which complements the large desk made solely of concrete as the concierge desk.
Bursts of orange hues warm the space with custom-made art. Furnishing in orange as well, completes a fantastically modern space with a warm ambience.

Corner shower - mid-sized rustic 3/4 metal tile ceramic tile and brown floor corner shower idea in Minneapolis with flat-panel cabinets, medium tone wood cabinets, a two-piece toilet, orange walls, a console sink and white countertops

Harmony is the theme of this prairie-style home in the Utah tundra. It serves as a serene getaway for the residents to escape their noisy urban lifestyle and reconnect with this region’s unique natural tranquility. The clients desired a home that aesthetically and structurally complimented the rugged, natural surroundings of their 80-acre ranch in the red rock expanses of southern Utah.
The concept of harmony is further demonstrated by the structure itself that mirrors the horizontality of the great shelves of the Colorado Plateau in the background. Even the steel beams that fortify the structure were left unfinished to allow them to oxidize with age to blend with the layered geographic strata. These beams carry a cantilevered flat roof and reach far beyond it to further accentuate the characteristic planes of this terraced landscape.
Residents feel one with their surroundings in this high desert retreat. The design prioritizes connection between interior and exterior, nature and home. A single concrete slab extends out from interior to outdoor spaces connecting inhabitants to the local environment. The open layout of the living spaces and connected terraces further emphasizes the seamless continuity of nature and shelter in this home. South-facing floor-to-ceiling windows envelope the home with what feels like an ephemeral membrane, easily transformed by sliding panels of glass, maximizing infiltration of the desert light and ensuring that the stunning scenery is always in sight.

Located in the British Properties of West Vancouver the garden of this unique property was designed to reflect the traditional character of the home and community while integrating a range of amenities for the modern-day family. The property is backed into a forested parkland with access to the mountain trails and nature while exposed on the south with sunny views of the city and water. The feeling as you approach the home is tranquil and natural, the sound of water rushing down the waterfall in the courtyard is fresh and soothing. Lush displays of woodland plants and specimen trees blend the urban and native environments. In the rear garden, an expansive Brazilian hardwood deck floats above the lower patio and pool deck. The swimming pool sits parallel to the house, creating a spectacular mirror to the sky and surrounding foliage. Lawn areas soften the edges of the patio and hot tub to enjoy this vibrant outdoor space. The versatile garden is organic but organized and creates opportunities for play and relaxation, with intimate outdoor rooms that flow together but function independently as well.

White on White Kitchen 6008.2
Small Kitchens in traditional older homes present an opportunity for the designer and cabinet maker. Function, space and ease in accommodating a guest or two represent a few of the necessary considerations. Careful planning while creating custom features will ensure a useful kitchen in harmony with contemporary living. Establishing upper cabinets at the ceiling height extends storage while glass doors at the bar area continues to push open the kitchen. By placing the bar surface at the same height as the counter we’ve established an unbroken line to further increase the sense of space. Designing valence and header panels over the window in the same style as the kitchen's doors provides continuity to this custom kitchen and to the history of the home.
The home was built in the 1920's in an urban Virginia environment. As was so often the case in the appointments of the home the kitchen was given little space and short attention to design. Opening the kitchen to a hall space with careful attention to simple but functional design enabled a successful arrangement serving the modern lifestyle.

The apartment is located in the center of Yerevan, providing a beautiful panoramic view of the whole city. The concept of the project was to create an urban loft for a young family based on both customers demand and the functionality of the premises. The apartment is designed with strict architectural approach providing functional arrangement of all areas. Pastel colors have been extensively used in the interior design. The priority in the selection of the materials used in the project was given to non-harmful and natural elements thus creating an environment where the residents can be in psychological harmony at any time of the day. A great attention was paid to the function of furniture and lighting. Modern furniture pieces have been used for the whole house, some of which are world-renowned models. The selection of material and color, the use of simple geometric shapes, the correct combination of large and small volumes gives an additional space to the apartment. Linking one area to another with ceiling-to-floor doors creates unique architectural experience for the residents. Simple, yet functional solutions, the combination of natural and artificial light create pleasant atmosphere through-out the day. Each room serves its purpose, enabling homeowners to enjoy their daily routine. This apartment is an example of contemporary interior design, which provides comfort and simplicity, is uncluttered, fresh and subtly sophisticated. Photography: Ani Avagyan and Sona Manukyan
