Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. The Bel-Air House sits above Hollywood, along scenic Mulholland Drive, the storied thoroughfare that acts as a winding referee between the compact density of the San Fernando Valley, and the more ex-urban conditions of Los Angeles. In contrast to the client’s weekend beach house, here the client envisioned a home that could share equally in the energy of the city, and the rustic qualities of canyon living. The resulting home is both minimal and refined—its abstract forms read against the wilder aspects of its nominally natural setting.
As a patron of music, and the arts, the client’s creative interests suggested the overall design approach: A simple yet sophisticated backdrop for the presentation of recitals, and the display and appreciation of beautiful artifacts. The house avows a museum-like attitude—the rich but restrained material palette draws from the colors and textures of the Santa Monica Mountains, and opposes natural with refined, polished with honed, quietly confirming a reverential aspect to this “temple on the hill”.
The focus of the house is a dark and silent pool. Intended as a space of emptiness, the pool is an enigmatic statement—at once a source of origin for the house, as well as its apparent conclusion. The spatial aspects unfold from this moment, with the various rooms revolving around this essential void. The pool and its open rotunda echo the reservoir in the canyon below the house, while the ocean beyond ultimately underscores the house’s strong commitment to water.
Simple stone walls, taut rooflines, and disciplined and minimal detailing allow the home to act as an armature for the client’s personal expression of taste and creativity. In complement to the client’s Mussel Shoals House, which suggests a relationship with the vast, and ever-widening horizon, the architectural resolution of the Bel-Air House emerges from the sheltered and enveloping emotion of the canyon.

A complete metamorphosis was needed to bring out the buried treasure hidden beneath this yard, and a family of five rattlesnakes had to find a new home!
Here’s the short list of the awkward elements that had to be remedied:
First, the neighbors’ living room window peered perpetually (like, all the time) and directly into the yard with no privacy whatsoever. None.
Second, the vast deep end swallowed up the patio and provided no place for furniture, or walking. Only tripping and treading water was allowed.
Third, the sunken lawn must have been an arena of some sort! Intentionally excavated from natural grade a full -42″ from the patio, for no good reason.
Fourth, the not-worth-a-visit ramada was the focal point for the entire yard. See it up close! It’s gone.
Fifth, the spa was shoved against the farthest wall and provided no invitation. It was so bad, it never had a photo taken! See the statue peeing between the two short columns? It’s over there. Peeing in the corner as all little boys are want to do.
Sixth, the bbq and fire place were non-functional and equally uninviting, and here’s a better view of just how crowded the furniture is. Don’t fall in!
Last, we will not mention the boulder pile droppings distributed around the yard. Oops! Sorry.
The first order of business was to spend several weeks tearing out everything but the pool shell. Then another few weeks were spent wheelbarrowing in a few hundred yards of top soil (there was no access) to fill the matador pit flush to a more relatable -18″. The large gaping trough was then discretely hidden with large removable stones, so it was out of sight but still serviceable.
Second, the neighbor was screened instantly with a row of mature Texas Ebony trees in a raised planter, that also housed a sculptural ironwood tree as the focal point of the property, soon to be reflected in the pool’s richer Midnight Blue pebble tec finish.
A hundred or so yards of shotcrete filled not only the reclaimed deep end, but also created a sun shelf and spa ledge, now the focal jewel in the foreground as a 360 overflow vanishing edge spa clad in Pewter glass tile from Oceanside Glass, and viewed from all the interior living spaces.
The BBQ was tucked around the corner out of sight but still easy access. The fireplace for two gave way to a large inviting built in banco, with a splashes of colorful fabrics to draw one out. The fire pit serves about 10 people easily, for hours at a time.
Last but not least, the foreground of the pool became a sweeping entry shelf extending the full length of the pool, bedecked with fiberoptic starlights and six glowing bubblers set low, to just barely break the surface of the water, giving a lovely and tranquil sound while sleeping away with all retractable doors wide open.
Simple. Serene. Self-evident. That is the remedy.

Sia Moore's design objective for Pivora, was to create a Mediterranean, luxurious and a boho-chic modern restaurant design. The restaurant is a two-storey space, composed of ground floor with the main hall and a mezzanine with dishwashing unit, electrical room and staff room. For the ground floor, the space was divided into two zones - the main dining room and the bar with three elliptical seafood showcase, refrigerators, wine racks and wall-mounted divided into two parts with the main hall on the ground floor and the banquet hall on the first floor. The restaurant space was originally built as one-storey area. However, during the design stage, building a mezzanine was proposed to client to provide a dining area with high ceiling and spacious feeling. Electrical and mechanical rooms, staff room and dishwashing unit was then located to the mezzanine floor, which was covered by glass film with an attempt to conceal the space from the gazes of guest dining area.
Capturing the Mediterranean Spirit
The restaurant is filled with rough unprocessed surfaces - complex brickwork, terrazzo flooring, exposed ceiling design. Many of the decoration details implies the seafood and organic life. Connotations that are vastly related to marine theme appear in the paintings or large elliptical seafood showcase and in the large kitchen window where the fresh food is cooked in front of the dining tables, and in the emerald green bar tiles, that is inspired by the colors of the fascinating underwater habitat.
Reflecting the vibrant and energetic spirit of the Mediterranean culture, Pivora presents a warm seafood restaurant experience. From its custom design wooden furniture and bar decorations to the brickworks on the wall of main dining room and its boho-chic lighting solutions completed by indoor plants hanging over the ceiling are aiming to set the mood for a comfortable dining experience; an experience in which the joy rises with sharing. Not to forget, Pivora offers a wide selection of local shrimps, sea bass and a large assortment of white wines from all around the world.
