Numerous doors and windows make the home appear as though its inhabitants are a natural part of their surroundings—as is the home. The design team needed to source screens for the doors and windows that would let in the fresh air without blocking the stunning beachfront views. The selected mesh type – Phifer’s 18/14 insect mesh in charcoal color – offers great visibility to the outside, lets in the breeze, and keeps the insects from entering the home. The resulting cross ventilation is used to reduce the need for air conditioning in summer by letting cool air into the home during the breezier morning and evening hours. During cool days or in the spring or fall, air conditioning dependence is now virtually eliminated by using screens throughout the day. Integration with design: The designers selected Legacy door screens and Serene window screens as the best solution for the home`s custom designed Kolbe windows and doors. Professionally installed to match the varying sizes of each opening, the screens retract completely out of sight into their color-matched housings, preserving the look and design of the windows and the doorway. The homeowners chose an exterior mount application so the screens would not interfere with interior shades. "We chose Phantom screens for our new coastal home due to the fine quality of construction of Phantom’s screens and hardware. In addition, it provided us options to mount the screens on the outside so that we could have our window treatments mounted inside the frame to show off the millwork, plus keep the views. The upper level of this gorgeous Trex deck is the central entertaining and dining space and includes a beautiful concrete fire table and a custom cedar bench that floats over the deck. The dining space is defined by the stunning, cantilevered, aluminum pergola above and cable railing along the edge of the deck. Adjacent to the pergola is a covered grill and prep space. Light brown custom cedar screen walls provide privacy along the landscaped terrace and compliment the warm hues of the decking. Clean, modern light fixtures are also present in the deck steps, along the deck perimeter, and throughout the landscape making the space well-defined in the evening as well as the daytime.

-The kitchen was isolated but was key to project’s success, as it is the central axis of the first level -The designers renovated the entire lower level to create a configuration that opened the kitchen to every room on lower level, except for the formal dining room -New double islands tripled the previous counter space and doubled previous storage -Six bar stools offer ample seating for casual family meals and entertaining -With a nod to the children, all upholstery in the Kitchen/ Breakfast Room are indoor/outdoor fabrics -Removing & shortening walls between kitchen/family room/informal dining allows views, a total house connection, plus the architectural changes in these adjoining rooms enhances the kitchen experience -Design aesthetic was to keep everything neutral with pops of color and accents of dark elements -Cream cabinetry contrasts with dark stain accents on the island, hood & ceiling beams -Back splash is over-scaled subway tile; pewter cabinetry hardware -Fantasy Brown granite counters have a "leather-ed" finish -The focal point and center of activity now stems from the kitchen – it’s truly the Heart of this Home. Full sized stacked washer and dryer fit perfectly with left over space for adjustable shelves to hold supplies.
